Welcome to Sunshine Over the City BNB! You will be close to everything Columbia has to offer when you stay at this centrally-located BRAND NEW 3bed/1 bath renovated home complete with a full kitchen with granite and stainless steel appliances! All you need is sleep in our comfortable \~king bed \~queen bed \~triple bunk (room perfect for kids!) There's a fire pit and plenty of yard space for entertaining! It's extremely convenient to Williams Brice stadium, 5 local parks, and downtown Columbia! The Traylor Team: Homes & Hospitality is a full service real estate and short term rental team serving Columbia, SC! We love helping our guests have incredible stays in our properties and hope you can experience the difference by staying in one of our unique properties here in our beloved city! You have the entire 3bed/1 bath home to yourself! KING BEDROOM: You'll be very comfortable in our King bedroom with Sleigh bed, TV with ROKU, dresser, and brand new furnishings and room darkening curtains and sound machine for blissful sleep! Triple BUNK BEDROOM: We designed this room for kids or friends that want their own beds. There's a night light, toys, sound machine, and bean bag chair. Our kitchen table doubles as a game table with wooden chess pieces and game board! It's stocked with your kitchen basics if you'd like to cook at home, but you're close to everything downtown if you'd like to dine out! OUTSIDE: There's a spacious backyard with patio string lights, fire pit, charcoal grill (BYOCHarcoal/fluid) and bright blue Adirondack chairs to sit back, relax, and enjoy the warm South Carolina sun! WALK to FIVE nearby Parks! Valencia, Rosewood, Owen's Field, Tyler, or Bates parks! All great for kids or exercise! Please inquire about PETS. We may accept up to 2 potty trained dogs with a pet fee. There is a smartlock. You will be provided a unique code to your stay prior to check-in. Enter your code and the door unlocks. To lock, press the lock button. We have exterior surveillance on the front and back doors to ensure your safety. We live closeby, but will not be onsite. We are responsive hosts that can be there within 15 minutes if there is an issue. Rosewood is an eclectic mix of older established bungalows with craftsman style homes! It's home to college students to established home owners and is convenient to everything downtown Columbia has to offer! There are several parks all close by the home and some unique local restraurants in the area! There is parking on the street in front of the home. Traylor Team Homes & Hospitality requires a copy to be provided of your photo ID and that you provide first and last names of everyone staying on the property, as well as, ages of each guest for security purposes. There are two exterior security cameras that actively monitor and record the front/back yard for security purposes, safety, and parking. By booking this property, you agree you will not hold the owner or property management company liable for any accidents, bodily injury, or death that may occur during your stay. In addition to federal/state/local laws, and any laws enforced by your booking app, please be mindful and respectful of the following house rules: \- NO Smoking in or on the property! This is a strictly no-smoking property. If you smoke we will charge you an additional cleaning fee plus a $100 charge for ozone remediation. \- No parties, large gatherings, or loud noises. Quiet hours are 10pm-8am \- No unapproved guests, unless otherwise agreed upon/given permission by host. Only the guests quoted on the stay are permitted onto the property. If you have any unapproved guests, we will charge a fee of $100/unapproved guest, and require the extra guests to vacate the premises immediately. Please approve any extra visitors with us prior to bringing them onto the property even stopping by for a few minutes as we have Code Enforcement rules to adhere by in regards to guest count. \-Guests must provide first and last names of all guests and visitors on the reservation, as well as, ages of all guests. \-No bookings under the age of 25\. Anyone under the age of 25 must be accompanied by an adult over the age of 25 at all times while staying on the property. \-Pet friendly with a $75 pet fee for up to 2 dogs, and $100 for 3\. If you bring an unapproved pet/animal, we will charge a $100 fee for additional cleaning, and will require your pet/animal to be removed immediately. Pet fee goes towards extra deep cleaning required to free the home of any allergens for other guests. \- If early check-in or late check-out are needed, please contact us no later than 7pm the day before check-in or check-out. We will try to accommodate we cannot guarantee anything. Unless otherwise agreed upon, you cannot check-in earlier than the noted check-in time and day, or check-out later than the noted check-out time and day. If you attempt to check-in earlier or stay past your check-out time without our permission, there will be an additional fee of $50/hr to pay our cleaners as they are prompt and need to be paid for their waiting time. It was exactly as described in the listing. We had everything we needed and some things we didn't anticipate needing. We came with 3 children under the age of 10 and the triple bunk bed was a perfect option for them! The beds were comfortable and the owners thought of everything! Check-in and out was simple and all directions were clearly communicated! We chose this spot because of it's proximity to the zoo and the price was perfect! It was just as described on VRBO. The beds and couch were very comfortable and the bonus, with children, are the bunk beds! I drove from MO to SC to surprise my grandson with tickets to Trans-Siberian Orchestra. The show started @ 3:00 but I got into town around 1:30\. Check-in is 4:00pm. Venessa worked with me, getting into the property by 2:00pm. She was very quick to respond to my questions about the lock. I was able to change (clothes from driving) and had time to get to the venue. The location to school and shopping for dorm supplies were crucial. The ac was not working on Friday night and the owners were at a wedding. They however arranged for a repair visit from the wedding. We went out to dinner and the place was fixed. I can not say enough good things about our hosts. The home was impeccable but their personal touch made this stay memorable. Did I mention they were at a wedding! I want to keep this gem for myself but must share all the goodness with others. ##### JENNIFER A. For the price to rent, it's about just right for what you would expect for that category. Communication with the property manager was great. The house was perfect for what we needed. It was me and my 3 daughters. Even though the girls are 17-30 the bunk bed are was great for 2 of them! Vanessa was amazing at communication! We also squeezed in a college visit for my daughter. This was the perfect place for us to stay. We felt comfortable with the house and the neighborhood. It was close to both the Graduation and the University. Check in and Check out was a breeze! The hosts were perfect and had some great recommendations of restaurants as well as sights and things to-do. It was a welcome and appreciated touch to our stay. We have had nothing but a positive experience! Will not hesitate to stay here again should we find ourselves in Columbia again. ##### Melinda H.
