We have equipped our luxurious home to our high standards and to anticipate your needs during a relaxing stay. This is a non-smoking & no-weapon property: no smoking anywhere inside or outside. 7 occupants recommended, Max 10 humans: kids, babies & infants all count. Small fee for more than 7 occupants. Pets are $125 per pet with some restrictions. You want to feel completely comfortable while on vacation, even if it's just a short getaway. So we have made sure our home feels cozy, comfy, clean & perfectly well suited to full relaxation & high style. No one but those guests on the reservation are allowed on or in the property. No additional guests, friends, or relatives can stop by or come onto the property or come into the house. This is due to insurance rules and city regulations. We hope you will enjoy our little slice of paradise whether you are boating, fishing, worshipping the sun, playing on the beach, or headed to our charming wineries and restaurants! Situated on a street smack-dab in the center of town, we are about 1.5 short, small-town blocks to the beach & boardwalk. & if it weren't for our lovely tree-lined street you'd even be able to see the beach from our windows. & not just the beach, but we are also just a short block from Monroe Bay. You can see the bay water shimmering from the upper windows on the east side of the house & you can walk to the nearby restaurants to enjoy fresh seafood, lively drinks, and a beautiful sunset! You are also within walking distance of many local restaurants and bars. From the either of the home's 2 lrg frt balconies, you will enjoy the charming beach cottages along our historic street & listening to the small-town church bells ringing while the outdoor ceiling fans whir overhead & the nearby tree leaves rustle in the wind. The lower porch is spacious & gracious, while the upper balcony is delightful and private. After awakening each morning, head downstairs for a cup of coffee and sit on the front porch, waving & nodding to the folks passing by in their golf carts on their way to a hometown restaurant, bar, park, or beachside setting. This is a golf cart community & you can rent a golf cart from several vendors on the town's main strip, Colonial Avenue. Renting & using a golf cart to get around is absolutely one of the fun parts of vacationing in Colonial Beach. In the evenings, relax on the upper balcony w/a drink & enjoy the sunset, the wind off the nearby water, the stars in the sky, & the exquisite little jewel-box homes lining the street. On the main level of the home, you'll find comfort & fun & plenty of space to stretch out. You'll appreciate the tankless water heater, the real red oak flooring, the soft close wht kitchen cabinetry, the lrg dbl-door stainless-steel refrigerator, all the quirky art finds, our tiny kitchen library, the open-concept living/dining/kitchen area & the private paver stone patio just outside the kitchen where you can sit outside to enjoy a meal. The home's main level also features a large back bedroom w 2 dbl-beds, a full bathroom, lots of living room & dining room seating, a breakfast bar for the early risers & plenty of space for the whole gang to gather. The dining room table is set for 6, but there are 2 add'l dining chairs in the living room & seating for 2 more at the kitchen bar. The living room seats 5-7, but there are 7 add'l chairs in the dining room that turn and move easily into the living room for add'l seating + there are 2 barstools at the kitchen-bar that turn & add seating to the living area. This is the beauty of open-concept! The 32" Roku TV is located in the living room. Use it to play a music channel, watch free Roku television, watch free HBO or + your password to watch a Netflix movie. There is no cable television but there are live Roku weather and news channels. For your comfort, upstairs you'll find the lrg luxurious primary bedroom w private balcony & a luxury bathroom. Like the royalty you are, roll out of the Primary Bedroom's firm Queen bed & enjoy coffee on your private lanai, an outdoor room with a view & no bugs (the balcony is screened). The bed is softened w a luxurious all-wool Cuddle Ewe topper, which helps keep you warm in winter & cool in summer. The bedroom features nightstands & lamps on each side of the bed, a seating area for 2, a private balcony & a luxury ensuite bathroom. There's a lrg Queen bedroom on the opposite end of the upstairs hall from the primary bedrm. With a bathroom just outside it's door, it feels in some respects like a 2nd primary bedroom. This bedroom features a slightly softer, but still firm mattress & it has a seating area with a single Ethan Allen slipper chair. There are lights on each side of the bed & a ceiling fan. Best of all, this beautiful back bedroom features a wonderful view toward the bay. Both of these 2 upstairs bedrooms feature queen beds, quality American hardwood furniture, quality linens, closet storage w/hangers, full length wall mirrors, wall to wall carpeting, a ceiling fan & ample electric outlets. The upstairs middle bedroom is a cozy retreat w/a cushy double bed, nice linens, lighting on ea side of the dbl bed, small shelf nightstands & a lovely pond & bay view from the window. This middle upstairs bedroom has a closet and several wall hooks and a full length wall mirror in the hallway across from the door. In addition to the 3 upstairs bedrooms, there is a lrg downstairs bedroom that features 2 dbl beds. The games & puzzles are stored in this downstairs bedroom closet along w tennis rackets if you want to play at the nearby community tennis courts. This is a fun, double, 2 full-beds bedroom w/a full bathroom just outside the door. This is the only bedroom on the main level of the house & no indoor stairs need be climbed to reach this lower bedroom. We fully stock our home for those who prefer to dine-in. We have fun dishes, glassware, silverware & cookware (and sometimes bags of condiments) that you are free to use. We have a Keurig coffee bar, complete w/a few coffee pods & tea bags & sugar/creamer/sugar substitute. Cooks will appreciate that we stock cooking spray & a few spices available to use. We have ceramic dishes, plastic dishes, quality acrylic and other glassware, many ceramic coffee mugs, pottery & glassware & a few mixing, chip & cereal bowls. If you have the need for particular cooking or eating utensils, we'd advise you to bring those w/you. Hand washing & dish washing liquid is at each sink for you, detergent is available for you to use in the frt-loading washer & a full-size dryer. You’ll find our WIFI password in the kitchen when you arrive & a 32-inch television in the living room. The bedrooms do not have televisions, but we do have a strong & fast 5G wifi signal for you to use free of charge. We'd love to welcome you to our custom-built home, The Beach House on Boundary. It's a newer home, built only a few years ago in the luxury beach-house style, featuring 2 full balconies, all-gravel parking for up to 4 vehicles (depending on size-no work trucks, trailers, RVs, or company vehicles), a fenced yard w/grass & an outdoor-eating paver-patio. We encourage you to carpool when possible or have a parking plan if you bring more than a 4 standard size vehicles. We have a no-contact system for welcoming guests using a coded front lock. That makes it simple for you & your friends to enter & exit the house w/o needing to keep track of a key. Int deadbolts & plenty of ext lighting will make you feel safe. Your particular key code will be sent to you via text or VRBO message on the day you are to arrive, a few minutes before check-in. Feel free to text for the code. Check-in & check-out times are based on cleaning protocols & are difficult to move. If you need an earlier check-in time, let us know & we will do our best, but make no promises. No partying please. No loud music & no outdoor convo after 10 pm or before 8 am. No weapons in our home. We don't expect you to clean the house when you are closing up, but we do expect you to clean as you go & stay in our house as a guest: wipe up stains and spills immediately, use trash can liners, take your trash out to the outdoor trashcan, etc. Please put your dishes in the dishwasher & start it before you leave. You do not need to do the laundry. You do not have to strip the bed & can just leave towels & washcloths in a pile in the tub/shower. There are a few items marked "Not For Guests" in the home & we'd appreciate you letting those alone during the course of your stay. A vacuum cleaner & broom is available for the guests but no iron or ironing board at the house. Basic utensils & basic dishes for serving-eating-cooking are available, but if you need something specific please bring it. We have some cleaning & cooking supplies, napkins, toilet paper, & paper towels available for you, but you may need more if you have a longer stay planned. We have the fastest & largest WIFI plan offered, but a large # of people using a lot of apps & platforms may slow the speed a bit. We have one 32" Roku television w/no cable tv service, but WIFI is available in every room. Bring your Amazon, Netflix, etc. passwords, but Roku TV & HBO is available free. We have ext cameras for your safety that automatically record video & audio & send it to the cloud. We have our email & cell # all over the house in spots so you can call or text in an emergency. Government-issued photo identification may be required to verify age restrictions. Renting guest must be 25 years old. Majority of those in the house must be over 25 years. A real beach house near Washington Wonderful cozy beach house with a beach (non crowded) at 2 minutes of walk! The host is attentive and is quick on your questions during the stay. The house is exactly as described and in a fantastic location. It is near plenty of restaurants and shops, and we were able to walk everywhere, including the beach. The road is a bit busier than others, but the enclosed backyard gave us a safe outdoor space. The accommodations were ideal for our family of 5 and 2 small dogs. Each room was spacious, well-appointed, and comfortable. Even the smaller bedroom didn't feel cramped. The only drawback is that the bedrooms upstairs do not have drawers, so you have to hang everything in the closets or use your luggage. My favorite part was the screened-in porch off the master bedroom. It is a nice place to people-watch, read, or just enjoy the salty air. There are plenty of linens, kitchen supplies, and other items to make your stay more pleasant. Diana, our host, was communicative and provided so much information upfront that we didn't need to reach out to her during our stay. I would definitely stay at the Beach House again if we are ever in Colonial Beach. Thank you for an amazing week! ##### Kristen S. Listing was just as advertised and perfect location to walk to beach or walk to restaurants and bars at night and catch the sunset. Peaceful neighborhood to have morning coffee and listen to churchbells and just steps to activities when you are ready for the day. Well stocked property and very responsive and friendly host. Everything you would need was there! The only thing we had to pack was our personal clothes, beach towels and food! The town and area where the house is located was very quiet, short walk to the beach and bay. The house was perfect for our family of 5 adults and 3 children. It was a very convenient short walk to the beach. Also, the home was within a short walking distance to a Mexican restaurant and brew pub. Very comfortable and clean. We would have found this place to be quite a gem if it weren’t for the jellyfish. I was unaware that they would even be a problem but every one of the kids got stung. The littlest ones were beside themselves over it. I know it’s not necessarily something that you would “sell” a vacation stay with, but if I had known I would have researched what time of year the jellyfish come through and planned accordingly. But the house was great. Probably not quite equipped for cooking for a crowd but otherwise, really nice! Master bedroom needs a new mattress. Just by the way. 😉 ##### Jenny R. We enjoyed relaxing on the porches and my pooch loved the fenced yard. Unfortunately the neighborhood was not for middle age people. We enjoyed renting golf carts and touring the quaint little town but the food choices and entertainment locally were very limited. As we picked this home for the beach locality it was kind of a let down with mucky brown water and a lot of jelly fish. On the other hand the beach was not overcrowded. We did drive out to Washington to the Arlington which is a must see for everyone! Thanks Diane for your hospitality and quick responses, it was a pleasure renting your home. ##### Vanessa P. My daughter (age 21) and myself stayed at this home for the past few days. We had such a lovely time! The house is beautiful and Diana has thought of everything to make you feel welcome. The house has a wonderful layout and a comforting vibe. Out of all the vacations we have taken, we were the saddest to leave this place lol and we are already making our next plans to come back! I loved the little goodies Diana has for sale around the house that makes it convenient and also goes to a wonderful cause. I loved the balcony off of the upstairs bedroom to have coffee and read. The bay is close and we enjoyed Los Hermanos Cantina, which is just a short walk away. The beach was super close as well! Six of us girlfriends met from 3 states! We had plenty of room, well stocked, fab kitchen, 3 bathrooms (dreamy), screened in second floor front porch, the Monroe bay just a block right out the door, and the beach at the Potomac 2blocks the other way!!!! Lots to do; restaurants, ice cream, bars, breakfast, fun little stores! Golf cart town, too! Seems like everyone has one! Rent one and see the town! A church for everyone…extra special is St Elizabeth of Hungary Catholic Church (almost) on the beach, has a daily Mass! Colonial Beach is a pretty special place! It was cold outside, but the home was cozy and warm. We played cards, baked a cake and talked late into the night about the future. We had plenty of space for our family’s together time as well as separation for privacy. The home could not have been cleaner! The 2nd floor screened porch is an added bonus!!!
