The Space:  
Escape to the peaceful setting of our hilltop home, perfectly positioned to offer both privacy and comfort. You will enjoy a comfortable 4 bedroom home with everything you need. Our kitchen is fully stocked, there is a large TV with Netflix and Amazon ready for use, and we have a relaxing hot tub. The patio is equipped with comfortable seating for enjoying the beautiful mountain views or star gazing at night. Just minutes away from the casino and all its restaurants, this is a perfect home away from home to enjoy your mountain adventures! We provide starter coffee and tea for your stay.  
  
Pet Rules:  
\*Pets must not be left unattended in the home at any time  
\*Pets are charged a $20 per pet per night fee, plus a refundable $150 pet deposit after booking.  
\* Any damage from your pet will be at the cost of the guest and will be charged from the pet deposit.  
\*Guest must pick up all pet waste and must not leave pet to roam the house unsupervised. A $50 fee will be charged if pet waste is not picked up. Pets are not allowed on the furniture and an additional cleaning fee may apply if there is excessive dog hair, stains or damage to furniture.  
\*Pet deposit will be returned within 2 weeks of departure as long as rules are followed and damages are not found  
\*Pets must be kept on a leash in all public areas (i.e. the driveway) at all times  
\*Pet deposit with be forfeit if any pet rules are not followed  
  
Guest Access:  
\*This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property (including infants and children) at any time, must be on your reservation. Maximum guest occupancy is 12. Some rooms may be locked up based on your booking size.  
\* Early checkin and Late check out must be a arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time  
\*We do not alter our cancellation policy for instances of snow, rain, smoke from fires and closures to the national park.  
  
The Neighborhood:  
Experience the charm of our beautiful mountain neighborhood, a haven of stunning vistas and tranquil small-town vibes! Located near the historic gold mining town of Coarsegold, you'll be immersed in local history and can peruse unique gifts and souvenirs at the Coarsegold Village. Enjoy the peace and quiet of the surrounding area, offering a truly relaxing escape.  
  
Getting Around:  
In general you will want to have a car. There is a brand new trolley in Oakhurst that will take you all around the town for free. You can also look up the YARTS bus which has major stops from the Fresno Airport up to Yosemite National Park.  
  
Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations.  
  
Other Things to Note:  
Charcoal for the grill is not provided. While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed.  
  
The thermostat is set to allow you to set it to a minimum and maximum temperature. Should you need to exceed these temperature limits there are additional fees.  
  
Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June.  
  
Pack-n-play must be requested in advance.  
  
PLEASE NOTE: Hot Tub is available for use 24/7 but please know that the hot tub servicer will stop by at some point, during daytime hours, to service the hot tub. We do also have other service providers (Gardner, pest control etc) that may be outside on he property during daytime hours, from time to time.

Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fees to ship an item start at $50 and goes up depending on shipping cost.  
  
Interaction with Guests:  
We are local hosts and reside about 30 minutes away and are responsive if there are any issues. The home has keyless entry so we won’t need to meet you, but we are quick to respond on the Airbnb app if you need anything!

#### Beautiful location, well stocked and clean home

The home is in a very nice secluded aera, with great views of the valley. The home was clean and well stocked with the basic essentials. Owners were very good about communication. My only hang up was in regards to the wording of the listing. The home is marketed as a 4 bedroom home and dependent on group size, some rooms may be locked. It didnt say that every other room aside from the master would be locked it didnt effect my stay, but if 2 people are staying here who are not partnered, you will be disappointed by this., as you will be forced to wither bunk in the same bed or decide who gets the couch. The cleaning fee was also a bit extensive. 175 for two nights when at most a load of laundry and uploading the dishwasher were all that needed to be per gets the couch.

#### Wonderful house

This house was perfect for me and my family. We went for a weekend trip celebrating my nephew's birthday and the host was very accommodating, friendly and helpful. The house itself was spacious, beautiful and in an area where it was quiet and peaceful. This trip was very much needed for my family and we just had a wonderful time.

We had a wedding in the area. This house was rented for our dear friends. It was a great place for them. A very nice and clean home for them to stay in. Great communication with the owners. We would rent with them again.

#### Missing some fine print

The house was fine but I would not rent it again. Owners listing is not clear that the price per night is only for 2 guests not the amount of guest it can sleep. Be aware that if ANYONE else comes to the property, even if they do not join you in the stay and just stop by to visit for a few hours you will be charged the extra guest fee for each day of your stay. Yes you read that correctly. You book 10 days, you pay the extra guest fee for 10 days. I understand needing to charge more for each person staying but not for someone just stopping by to say hello while you are in town. Sorry but this just wasn’t for me.
