Guest Access
Guests have access to the entire home except: Kitchen pantry (owner storage), Garage, Outdoor shed

Occupancy & Gatherings: This home is designed for peaceful group stays, family vacations, and retreats. To respect our neighbors and comply with local requirements, only registered guests are permitted on the property unless approved in advance. The property may not exceed 14 total people onsite at any time, including visitors. Events, parties, receptions, and large gatherings are not permitted. Parking is limited to 8 vehicles maximum, and lawn parking is not permitted.

The headcount provided on reservation must be accurate as additional fees apply to groups larger than 9 guests. Failure to provide an accurate headcount may result in cancellation of the reservation.

To help ensure a peaceful experience for guests and neighbors, the property is equipped with exterior security cameras.

Booking Requirements: To protect the property and ensure a smooth experience for all guests, we require:
* Government-issued photo ID
* Selfie photo
* Signed rental agreement within 24 hours of booking

Pet Policy: Up to 2 well-behaved dogs are welcome with prior approval. Pet fees will apply.

Pet Rules & Requirements:
* House-trained and flea-treated. No dangerous breeds.
* No pets on furniture or beds
* Pets may not be left unattended unless crated
* Guests must clean up all pet waste
* Cats are not permitted.

Additional cleaning or damage charges may apply for excessive hair, odors, stains, or damage. Unauthorized pets or policy violations may result in additional fees or cancellation of the reservation.

Hot Tub Information: The hot tub is available year-round. If the hot tub becomes unavailable during your stay, we provide a $50 per day refund for impacted days. For safety and cleanliness:
* No food or drinks in the hot tub
* Please close the cover when not in use

Kitchen & Supplies
The kitchen is fully stocked with cookware, dishes, and essentials for preparing meals at home. The kitchen has a k-pod coffee maker, drip coffee maker, toaster, toaster oven, blender, and slow cooker. Starter supplies include:
* Salt & pepper
* Cooking spray
* Limited coffee pods

We recommend bringing your own sports equipment if possible. While we typically provide pickleball paddles/balls, basketballs, and disc golf discs, items occasionally go missing between stays.
