The house occupies an elevated and secluded position within the grounds of the main house, La Carpinetta, and enjoys its own separate access and complete privacy. The house is available from the beginning of March to the end of October. Sheltered behind by centuries old oaks, the views from the house are breathtaking, looking up to the Valley of the Calanchi, with woods, streams and open pastures in the foreground, giving way to the white cliffs of the Calanchi in the distance. Facing directly west, the sunsets have to be seen to be believed. The house has recently been converted from a traditional stone building to an extremely high standard, using best quality materials. The accommodation provides a very light and spacious open plan living area and kitchen / dining area with large picture window, with traditional wooden beamed ceilings throughout, two comfortable and airy double bedrooms, and a lovely new bathroom with all modern amenities. The comfortable living, dining, and the two bedrooms are furnished with an attractive mix of good quality and comfortable modern and antique furniture, and many original works of art. The two bedrooms and living room are equipped with efficient and silent ceiling fans. The extensive and completely private terrace runs the entire length of the house, well equipped with tables, chairs, sun loungers, sun umbrella and an additional shaded area, providing ample opportunities for intimate al fresco dining and sunbathing while enjoying the spectacular views. There is also a table tennis set on the gravelled area next to the terrace, a barbecue and, from March 2024, an open air wood fired hot tub, overlooking the valley, where to enjoy a glass of wine while immersed in your own hot water spa! The Hot Tub is available from October till May. A flight of steps takes you to the delightful pool, with sun loungers and large umbrellas, where you’ll find a vine covered pergola with table and chairs. The pool (10mx5mx1.50) is open from the beginning of June to the end of September and is shared occasionally with the owners when they are in residence. The access to the pool is by ladder. DOGS ARE NOT ALLOWED IN THE POOL OR IN THE HOT TUB! The property is reached by its own access track, approximately 1.6 Km from the main road, which winds through forests of oak, hornbeam and hazel. The area is one of outstanding natural beauty and is protected. Well-behaved dogs are welcome to stay, but please note that the area is home to sheep, wild boar, and deer, as well as our dog Monty. They are not allowed on sofas or beds and they are NOT allowed in the pool. They are requested to be kept in the garden of the cottage, which is fenced. There is an extra cleaning charge of £20. The world famous hilltop village of Civita di Bagnoregio, a Unesco Heritage site, is only a few kilometres away at the head of the valley. There are wonderful walks directly from the house all around the valley and to the hill top village of Civitella d'Agliano where there are shops, an ATR next to the post office, restaurants and a petrol station. La Casa del Pastore is a haven of peace, tranquillity and total privacy, completely immersed in nature and abounding in the most amazing wildlife and yet it's only a short distance by car to local villages where shops, banks and restaurants can be found. From here it's easy to explore the many beautiful medieval villages and historical towns of Alto Lazio and Umbria and Tuscany, like Orvieto, Todi, Viterbo, Siena, just to name a few. In a word la Casa del Pastore is the perfect location for those - like us - who love to be where nature and culture can be enjoyed at the same time. As far as activities available in the area, fantastic bathing and watersports are found at the beautiful and unspoilt Lago di Bolsena, half an hour away. La Casa del Pastore provides one or two couples with an unparalleled opportunity to enjoy this little known area of Italy, with its many local attractions and rich cultural heritage, in complete privacy and a high degree of comfort. AN ADDITIONAL 2 BED ACCOMMODATION IN THE MEDIEVAL TOWER BY THE POOL is available at £400 per week+ £70 initial and final cleaning and bedlinen rental. The house was a real gem - fantastic all around. Truly off-off the beaten track, peaceful, with all the amenities you may need. It was very clean, super comfortable and really enjoyable. The pool is very nice and the house is well equipped - one of the best we have stayed at. The house is located quite remotely, which on the one hand means that it is very peaceful and beautiful but also that it is quite a drive to get anywhere. The only small drawback was the incorrect display on FeWo, in which the house is described as air-conditioned. Jul 30, 2025 Liked: Cleanliness, check-in, communication, location, listing accuracy We had an excellent two week stay in this beautiful house, which is accessed down a 1.5km track, and is located in the grounds of the main property but remains secluded. The view from the terrace overlooking the valley is fabulous to wake up to or to watch the sunset behind the hills in the evening and we regularly saw wild boars grazing in the field below in the early evening. On the other side of the property you can see the nearby village of Civitella d’Agliano, which is a 2 km walk and is well worth a visit. The property has been converted to a high standard, is well equipped and very comfortable. The pool area was also excellent and well maintained. We felt entirely at home during our stay and Manuella and Martin could not have been more helpful with advice on restaurants and places to visit whilst not at all intruding. The area itself lies on the beautiful border of Lazio and Umbria with lots of hilltop towns and other places to visit. Orvieto is a 30 minute drive and we also had days out in Perugia and Spoletto as well as trips to closer locations like Lake Bolsena and the UNESCO listed Civita di Bagnoregio. The area itself is very rural and lacks the crowds we have encountered when staying further north into Umbria or Tuscany but a car is essential.We would thoroughly recommend La Casa Pastore at Carpinetta for those wanting a quiet escape. ##### Jez A. Sep 25, 2022 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Our peaceful and perfect week Umbria Tranquil, serene escape in the Umbrian countryside with a perfect balance of amenities, location, captivating views and amazing hosts. We thoroughly enjoyed our week long stay at La Casa Pastore at Carpinetta. We found the property to be secluded/private and authentic/rustic while still maintaining all the amenities of a modern home (tastefully and thoughtfully decorated with all new appliances and furniture throughout). We loved that we could hike down to the valley and up into the village next door in the early mornings for coffee and cornetti, take a dip in the pool back at the house and then head out for adventures and day trips in Umbria and Tuscany. This is a real amazing place to stay for my holiday! I wanted a secluded place, private swimming pool and a beautiful view. That's what I got and even more! I was overwhelmed by the stunning views and very comfortable house with all the amenities one needs. Even a robot vacuum cleaner, which makes live on holiday even more relaxing ;-) Sitting at the porch at the first two evenings I unwinded totally. Here you really can see all the stars at night like little light pins in a dark blue sky. The owners are very good hosts and can provided me with all the information I needed about the area and places i visited. The house stays cool during the warm and hot days and has ceiling fans to get the fresh air in at night. That was very comfortable during sleeping. I could sit for hours outside, just looking at the rock formations in the distance. A dip in the pool is even more fantastic and lying in the sun next to it, This was a well spend holiday in a fantastic house, with very nice, friendly hosts place in the amazing countryside of beautiful Lazio. Ensuite la maison : une bergerie entièrement réaménagée, à la fois chaleureuse et confortable. Puis la région, avec des merveilles artistiques à foison, presque sans touristes. Il luogo è molto più bello di come si immagini: paesaggi che sembrano usciti da un quadro del Rinascimento, casa deliziosa, comoda e arredata con gusto. La piscina, immersa nel verde è tenuta in maniera impeccabile. E nei dintorni tante località affascinanti e interessanti da visitare. Le cadre est reposant et le paysage environnant grandiose. Très bien aménagée et équipée, décorée avec goût, on s’y est sentis comme chez nous. D’ailleurs, Manuela la propriétaire des lieux que nous avons rencontrée a le souci qu’on s’y sente bien et a été adorable…! L’espace piscine est propre et bien entretenu.Il est lui aussi très agréable et bien aménagé. Le seul point négatif est la distance/et le temps à parcourir pour faire des courses mais la tranquillité a un prix ! Nous avons passé 15 jours à 4 courant aout dans la villa. Cette ancienne bergerie, très bien restaurée, surplombe un magnifique vallon où nous avons aperçu des biches, une famille de sangliers, des moutons... L'endroit, isolé, est très calme et le panorama superbe. La maison est agréable, joliment décorée, fonctionnelle et toujours fraiche car orientée à l'ouest et à l'ombre de grands arbres. La piscine, aux dimensions appréciables, est située plus haut, en face de la maison des propriétaires qui étaient absents durant notre séjour et nous avaient invités à cueillir les fruits et légumes de leur jardin. Manuela s'est montrée très à l'écoute lors de nos échanges et nous a adressé des guides utiles pour découvrir cette très belle région d'Italie. Un bilan très positif donc ! ##### Christine T. The house has all the comfort you need and is beautifully located. In the surrounding villages you find very good restaurants. Manuela takes care of all your wishes and small problems. Jul 17, 2022 Liked: Cleanliness, check-in, communication, location, listing accuracy #### Great place, great host, highly recommended The property is really well thought out, spacious, comfortable and well equipped with high quality items (e.g. excellent kitchen knives and pots and pans, large fridge freezer and so on). Manuela was easy to contact and very friendly and helpful. The property is a great place to relax in beautiful countryside and there are plenty of things to see and do, too. My top tips would be: use the excellent guide Manuela and Martin have put together for you, hire/bring a vehicle with a bit of ground clearance for bumpy roads, the local wine is ridiculously cheap and delicious so drink plenty of it, if you are fit and have a decent pair of shoes you can walk (down and up really steep slopes) to Civitella d'Agliano where a cold beer will never have tasted so refreshing (!) and yes you can do a day trip to Rome from Casa del Pastore (we drove to Junio metro station, paid €1.50 to park all day in the station car park and took the metro straight to the Colosseum - easy!). After years without a holiday, and having previously had some excellent holidays in other parts of Italy, this had high hopes to live up to - which it did 😁 Many thanks to Manuela and Martin and I encourage you to click book and not miss out! ##### Andrew L.
