This property features 4 bedrooms designed for comfort and versatility, 3 of them are located in the upper floors and one on the ground floor. One bedroom includes a Queen-sized bed, another offering a King-sized bed, while the remaining two rooms each have King-single beds. With 3 full bathrooms, it accommodates guests with ease. Additionally, a single sized sofa bed is available for extra guests, providing flexible sleeping arrangements to suit your needs. Please note the use of the sofa bed and linen is an additional cost.  
  
Canterbury Linen Service who services local 5 Star Hotels provide our sheets and towels. You can sink into the luxury of a professionally laundered bed knowing it's a 5-star hotel clean.  
  
It offers a fully equipped kitchen, complete with all the amenities needed to prepare meals during your stay. Enjoy meals at the large dining table, perfect for gatherings. The spacious living area includes a relaxing couch, a 50-inch smart TV for entertainment, and fast, reliable WiFi. Additionally, there is an allocated parking space for your convenience, ensuring a comfortable and hassle-free stay.  
  
This property is ideally situated near Avebury Park and the Avon River, offering a tranquil retreat with easy access to scenic outdoor spaces. Early check-ins/late checkouts are possible for an additional fee of $10 per hour, with a maximum of 2 hours. This extra cost covers express cleaning and is subject to availability.  
  
We're local and ready to assist with any issues during your stay, ensuring it is as comfortable and enjoyable as possible. Upon check-out, feel free to leave the property at your convenience.

Please note we can facilitate early check-ins/late check outs. there is an extra cost of $10 per hour with maximum of 2 hours. extra cost is to cover express cleaning. Subject to availability.  
We have strict rules in place to ensure a peaceful stay for all guests and neighbours. Please refrain from making loud noise outside between the hours of 10pm and 7am. If you are unable to comply with this rule, we kindly ask that you do not book with us.  
  
Additionally parties or gatherings are not allowed, any unauthorised gatherings will result in immediate cancellation with no refund.  
  
Check out time is 10am and late checkouts must be requested 24hours in advance.  
  
Smoking is prohibited inside the property and any damages or extra cleaning caused by smoking or pets will result in a $200 fee.  
  
We expect the house to be left in a reasonable condition and any additional cleaning required will be charged at $60 per hour.  
Any damages, spills or stains must be reported and may result in a charge for replacement or cleaning.
