Experience comfy living in this central Christchurch 1-bed, 1-bath home with Sofa bed. Ideal for city exploration, dine out or cook in the well-equipped kitchen. Upstairs, a cozy Queen bed and bathroom await you. Enjoy serene Avon River strolls and a quick walk to the famous Margaret Mahy playground. Pet-friendly, with unlimited high-speed Wi-Fi internet. The property is 5 years old and faces North for ample afternoon sunshine in the home and Courtyard.  
  
Explore this inviting space with an open kitchen, living, and dining area that seamlessly flows into a private, sunny northwest facing courtyard, safe for your pets. A washer/dryer combo in the kitchen adds convenience. Downstairs, a pull-out sofa bed accommodates extra guests (additional fee may apply). There is also a topper (under the queen bed) should you need extra comfort on the sofa bed.   
  
Upstairs, a spacious Queen bedroom awaits with tower fan to create an ambience temperature, accompanied by a well-appointed full bathroom featuring a toilet, vanity, heated towel rail, and shower.

This property comes with street only parking. There is free, untimed parking outside on Madras Street and Kilmore Street. A local convenience store is located a 5 minute walk from the development for any late night needs.

Please note we can facilitate early check-ins/late check outs. there is an extra cost of $10 per hour with maximum of 2 hours. extra cost is to cover express cleaning. Subject to availability.

The advantages of being close to the central city, just 1.5 km away (approximately a 15-minute walk), provide easy access to an array of cafes, restaurants, galleries, shops, bars, and cultural activities. Whether you're seeking entertainment, dining experiences, or shopping delights, this townhouse's proximity to the vibrant city centre ensures you'll have a memorable and enjoyable stay.  
  
The Christchurch bus exchange is conveniently located just a 15-minute walk away, providing easy access to all parts of Christchurch through various bus routes. For a smooth experience using the bus system during your visit, we recommend downloading the Moov it app ahead of time.  
  
While staying at the development, you'll find free on-street parking available. However, please be aware that it may get filled up during school hours but generally clears out in the evenings. Don't worry, as the surrounding streets also offer free parking options, so finding a spot nearby should be feasible. You can find more detailed information about parking in the Welcome pack provided inside the property.  
  
Should you require transportation beyond the bus system or have late-night travels, Uber or taxi services are readily accessible 24/7, ensuring a convenient pick-up whenever needed.

City noise - Please note this is an inner city townhouse and has usual city noises such as nearby residences. The townhouse is much quieter with the windows closed. As it is located at the back of the development, traffic noise shouldn't be a problem.  
We have strict rules in place to ensure a peaceful stay for all guests and neighbours. Please refrain from making loud noise outside between the hours of 10pm and 7am. If you are unable to comply with this rule, we kindly ask that you do not book with us.  
  
Additionally parties or gatherings are not allowed, any unauthorised gatherings will result in immediate cancellation with no refund.  
Check out time is 10am and late checkouts must be requested 24 hours in advance.  
  
Smoking in prohibited inside the property and any damages or extra cleaning caused by smoking or pets will result in a $200 fee. We expect the house to be left in a reasonable condition and any additional cleaning required will be charged at $60 per hour.  
  
Any damages, spills or stains must be reported and may result in a charge for replacement or cleaning.
