A disappointing hotel.
Firstly the receptionist was a lovely and helpful girl.On arrival we were told no breakfast when we had pre booked and paid for it.Later we were told we could have it.Something had gone wrong there.The hotel is nothing like the photos advertising it.The whole place needs a good revamp.The beds are rock hard and uncomfortable. Bedroom furniture was awful as was the bathroom.The television was as old as the hills. In Chiang Mai there are much better and cheaper hotels than this one. Dont reccomend.

Lovely, smiley receptionist girl was very helpful and always courteous with a smile on her face. The room/hotel itself was an older building so it is what i expected. Everything worked fine, TV was old but I don't watch tv on my vacations so no issue for me. Only complaint i have is the bed was really hard. I think they should change the beds to make them more comfortable.

Good location, nice hotel
This hotel is excellently located when visiting Chiang mai as it is central and within easy walking distance from the old town and main features. Unusually it did not have a kettle in the room. The staff is very friendly with good command of English which is not common in Thailand in my experience.

Hotel is a great budget hotel. Located close to street market. Beds were harder than a rock. Probably would be as comfy on the floor. Room were ok and reasonably clean

Friendly guesthouse in downtown CM
Kind of a no-frills place, very much a "home stay" kind of vibe. Staff couldn't be more friendly and helpful... helped me to store some large luggage outside my room, gave me some washing water to clean my bike, etc. Room was spacious but maybe a little bit tired in terms of decor... but all worked just fine. Free WiFi a little bit spotty. Only about 200m from Tha Pae gate and Loi Kroh road. Lots of places nearby for meals, including breakfast places. There's a 7-11 convenience store on the corner about 50m from the guest house.

Great Staff
Staff is awesome for booking great tours. Hotel is not in great condition. Bathroom was extremely dirty upon checkin. I almost wanted to leave but it was late so I cleaned it myself. Rooms are very antique but livable.

Cute boutique hotel, close to the city square
A very quaint boutique hotel, off the main roads, and within walking distance to the city square. This really was in a great location, within walking distance to the Sunday night market. The room was nice, didn’t require a key card for electricity. P.s. Definitely check out Susina’s coffee house nearby for an amazing breakfast. And Kanjana Restarant for an authentic Thai dinner.

Nice hotel but a little disappointing
Nice hotel but a little disappointing. The hotel facilities are nice. Spacious rooms. Interesting furniture. Unfortunately the hotel across the street is under major construction so there’s a jackhammer going most of the day. So that may have tainted my view of the whole experience. There’s no coffee or tea in the rooms, and it was very difficult to hang out in the restaurant as it was across the street from construction. Bathroom wasn’t really clean. Staff Didn’t seem too concerned about all the noise.

Thank you for your review, we are so sorry that the opposite place made a heavy noise due to they was forced by government to demolish some part of their hotel. We really sincerely apologies for this matter.

I had a very pleasant stay at the Thape Boutique,As the name indicates it is a boutique hotel,very quaint,nice quiet area close enough to the main road and night bazar to be able to walk too.If you are interested in seen some really awesome Budhist temples that are a few really close by.The old city is just a couple of minutes walk away.The traffic is crazy but most things were within walking distance of the hotel unless you were going out on a excursion.

Friendly staff. Décor has antique charm - Asian furnishings probably from early to mid 20th century. Breakfast consisted of the following the three days we were there: eggs (made to order); ham; toast; fruit; smoothie; coffee or tea.

Wonderfully helpful staff, peaceful accommodation.
The staff made it for us, from our pick up at the airport in a cool aircnditioned car with a lovely female driver who worked for the hotel. Her English was very good and she used to be a tour guide so she had lots of tips and advice for us. Upon arrival we were shown to our lovely large room (family suite) with a huge shower including a bath. The hotel had good wifi in all areas too. Breakfast was basic but (watermelon, ham, toast and eggs cooked the way you like it, choice of tea or coffee and an iced pineapple drink to finish) The staff were so friendly and accommodating! One of the ladies on reception told us about a lesser touristy temple up in the Mountains (about 20-25 mins drive from centre of Chiang Mai) Wat Khan, she arranged for a red truck driver to take us there, wait a few hours, and drive us back for 700 baht. We went in the evening for the sunrise as thei is a wonderful view of Chiang Mai and further. Amazing experience with a driver who used to be a Monk for 4 years! I would recommend this hotel if you're looking for a traditional feel in what feels like a family business. (Always the same ladies on reception and in the kitchen with a young boy helping them)

Lovely service and great location
Staff were very friendly and helpful. Very affordable and enjoyable stay. There were a few lizards/geckos in our room but nothing to worry about. Room was well air conditioned.

A relaxing fun stay
We stayed there for the flower festival and the location is perfect as close to entertainment stage and parade. The Sunday night market is also only 10 minutes from the hotel.We will stay there again when attending the flower festival next year.

Noisy and run down.
Noisy and expensive given what can be obtained for just a few more baht in the area. Boutique means very little. It's a term many have latched on to without justification.

Comfortable Guesthouse Near Thapae Gate
We were met at the airport with pre-arranged transport that was friendly and safe. Checkin was smoothe, breakfast the next morning was delicious and adequate for a day out and about. Gai, the manager, always made sure we made the most of our daily activities, making suggestions of things to do and how to get there. In one instance, she became our local guide and took us to Wat Doi Suthep! Another really nice thing was that Gai and the staff allowed us to take showers before our overnight travel to Bankok even after we had checked out from the hotel--I did not expect that and it made for a more comfortable next leg of our journey. The room was basic but clean and air-conditioned. We didn't spend much time in the room so it was perfect for what we needed it for! We loved the location and the neighborhood. It was very close to the Night Market in one direction and the old city in the other. I would definitely stay here again.

For a low cost place this was pretty good overall. Room was simple and clean with plenty of hot water. Staff were pleasant and helpful with suggestions of what to do in the area. Breakfast was very simple and could be improved but took care of basic needs.

Beautiful hotel
We loved this hotel. It's a beautiful, quaint property that makes you feel right at home in Chiang Mai. The staff was very friendly and helpful. The free breakfast is fresh every morning, the rooms are spacious and clean and the location is in a great part of town where we spent most of our stay. Favorite hotel while visiting Thailand. Highly recommend!

Great location close to both Thapae gate and night market. Staff very helpful location very quiet at night. However beds were very hard, bathroom shower was too open, and bathroom door was tricky and noisy at night. Breakfast was very delicious every day. Overall it was a nice place but the actual comfort in the room was not as nice as I expected.

Rustic & affordable with excellent service
I wanted an affordable, comfortable place to stay while I traveled through Chiang Mai on my own. This hotel was perfect for my stay. The complimentary breakfast, bikes for rent, and friendliness of the staff made my trip wonderful. If you just want a decent bed, and a hot shower since you'll be spending your time doing things around town, this is a great option. It's also well located, within a 2 minute walk of the Sunday market, and of the old city.

Bed is hard like most of the beds we have slept on. Hotel staff is amazing at facilitating our needs and goes out of their way to book tours. We only booked 2 nights here originally, but extended it to cover our entire 6 night stay in Chiang Mai. Location is perfect, lots close by and easy to find. Would recommend to friends if they want a cheaper place to stay.

Great budget hotel, awesome location and staff
We spent 4 lovely nights in this hotel. We took the best room that was HUGE, lots of space, a bit of a view of greenery. The best thing here is great location near Thapae gate and super friendly and helpful staff. For what we paid it was well worth it, would definitely come back on our next trip to the city.

great location, near thapae gate, 7-11 20 metres away (great for quick needed purchases), near local food restaurants, woodoven pizzeria (da stefano, recommended), mcdonalds if you're in a hurry. the hotel leases bicycles 100b 24 hours, do yourself a favour and see all the temples riding to and from.

Very Nice place!
The place is very clean, well kept and quiet! I was there during low season and it was great for me to relax and still be close to the Old city (Thapae gate) The staff were very nice for the most part. Totally recommend it!

My friend and I had a good stay here. The reception staff were friendly and helpful. The room was fairly basic but clean and great for the price. We were in a good location for the city and within walking distance to markets, bars and temples.

Good value budget hotel
Very satisfied with this hotel for the price we paid. Only stayed 2 nights but it was quite suitable for a short stay. Breakfast was basic but adequate. Located conveniently close to main attractions in a quiet area. Nice friendly bar across road was a good meeting place.

perfect location at a great price
This was a fantastic find in Chiang mai. The staff is friendly, knowledgeable and speak good English. The included breakfast is American style, delicious and very filling. Our only complaint is that we stayed two nights in two different rooms and due to a gap at the bottom of the door both of our rooms were overrun with mosquitoes. However, it is a town amidst a rainforest forest and that may be a common problem.

Less than 5 min walk from Thapae Gate. Lots of restaurants close by. 7 Eleven and money exchange just around the corner. 15 minute walk to night market. Wonderful staff. Our son left an item at our hotel in Bangkok and Khun Gai (front desk staff) arranged for it to be delivered to Thapae House at no cost. Good English spoken here. Western breakfast okay.
