Charming authentic traditional 18th century character residence, carefully restored to the highest standards, nestled in a "balcony" and "panoramic belvedere", on an east-facing hillside, adjoining the owners' elegant "maison de maître" dating from 1900, which they regularly occupy (second home). Peace and quiet, on the edge of a lane, nestled in the heart of a picturesque, peaceful, little Burgundian hamlet, perfectly preserved, backed by a hill, in the heart of the vineyards, on the first foothills of the nearby Mont Rome (highest point renowned for its exceptional panoramic view extending from the Saône to the Autunois), overlooking the verdant Cozanne valley. Splendid preserved setting of gentle mountains, mixing bucolic vineyards, hedged meadows and forests. Magnificent panorama and landscapes from the site. Spacious, very comfortable gîte. Huge charm and character. A warm, "country chic" feel, blending tradition and modernity, enhanced by the soul of the original building (imposing wooden ceilings with beams, marble and stone fireplace mantels, and period structural elements). Ultra-cozy and cozy. The exotic atmosphere of an old rural residence, worthy of a cozy "family home." A vast gravel courtyard nestled at the rear of the house (patio area with ping-pong and a natural pétanque court) leads to the owners' large, sloping natural grounds with a fruit orchard (apple, plum, and peach trees; fruit picking possible).
