Could be tight for 11\. Quite location with cluster of small independent condos. The walk from the car to condo was not to bad because it was at some what of a uphill however, when walking back to the car it was down hill so a few people in our group had slipped to their butts because of the snow. The location was perfect. Really close to the slopes you could walk. Loved the mud room to store all of our snowboarding gear. The beds were very comfortable.
