The office/game room has a standing desk and a table for playing games/poker and doing puzzles, ideal for both kids and adults.

The fully stocked kitchen is perfect for cooking with family and friends, with a grill on the back deck and ample space on the large island. Enjoy meals or a classic Cape Cod clam bake on the back deck or inside at the hand-crafted dining table, both seating 12. The kitchen also has a new dry bar with a wine fridge for extra beverages, and a cozy coffee nook for morning conversations.

The 6 bedrooms are thoughtfully designed to blend historical elegance, Cape Cod charm and luxurious comfort. Many of the bedrooms have been newly renovated. Additionally, the home is equipped with split AC units to keep you cool throughout your stay.

The outdoor amenities are just as impressive. They include a refreshing pool, shaded pergola seating, an outdoor shower, a porch swing, a shed stocked with yard games, and a fire pit with Adirondack chairs—perfect for cool Cape evenings.

The home is ideally located near local Cape Cod restaurants, ice cream shops, bike paths and a mini-golf. Boaters will appreciate several marinas less than a mile away, and downtown Falmouth is just a 15-minute drive.

Liability Waiver: Signing our liability waiver (for use of the pool) is a condition of booking. It will be sent upon booking.

-Guests have access to the entire house via keypad entry. There is a locked cabinet in the basement & primary bedroom not accessible to guests.

-We use the garage/shed as storage so it is not available for parking but you can store bikes, beach chairs, beach toys etc. in the garage/shed.

We are here for any questions you may have before, during, or after your stay!

DOGS:
Welcome to Hinckley House, named after our beloved 100lb golden retriever. We understand the importance of bringing your furry friend on vacation and are happy to welcome up to two dogs (small or large).
$150 for the first dog, $100 for the second. This fee ensures deeper cleaning for the next guests.
Dogs are not allowed on furniture (couches, chairs, or beds).
Dogs are not permitted in the fenced pool area or pool.
Please clean up after your dog.
The backyard is not fenced (yet), so kindly keep your dog within the property boundaries and be mindful of neighbors.

BABIES/KIDS/BABY:
This is a kid- and baby-friendly home, equipped with a baby bath, BABYBJÖRN bouncer seat, baby activity center, wooden blocks, pack and play, highchair, board games, and kids' toys/books. Toddler bed & linens can be found in the basement - After use, linens must be washed and returned to the basement by the renter for the next guest. Otherwise a $50 cleaning fee will be charged.
As parents of young children, we’re happy to offer kid-friendly recommendations for things to do in the area.

POOL:
The pool is opened in Mid-May and closed in Mid-Sept. It is not heated (yet) but gets lots of sun to stay warm.
The pool will be cleaned weekly. This is a required visit to maintain the pool quality. The pool is usually not usable for 2 hours after the pool guy's visit.
-Pool:
-Pool Pump must stay in the pool at all times; it will break the equipment if removed. $300 fine plus any other equipment cost.

**SWIMMING POOL AND JACUZZI SAFETY ACKNOWLEDGEMENT AND RELEASE**
1. No lifeguards on duty.

2. Your own supervision is the key to prevent drowning: never leave children unsupervised in the pool, jacuzzi, pool area or jacuzzi area- not even for a second!

3. Make sure someone is always watching children around the pool. Do not rely on barriers to keep children from reaching the pool. No barrier is childproof. Barriers only slow a child's access to the pool.

4. In case of an emergency: act immediately -

5. Shout for help.

6. Pull the child out of the water.

7. Take the child to the phone and dial 911 (or the local emergency number) for help.

8. Check airway and breathing. If needed, start CPR immediately (if you are trained).

We are avid power boaters in the area - from Old Lyme, CT up to Boston, MA. Let us know if you need any recommendations – we have tons.

PARKING:
We have a large driveway and enough space to fit up to six vehicles.

TVS / CABLE:
We have 2 Roku Smart TVs. You can log in to your own Netflix, Amazon Prime, HBO+ etc to watch your favorite streaming shows.
We have fast internet but do not provide cable.

CLEANING EXPECTATIONS
If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back
Excessive cleaning charge $300 we will send photos if reported from our cleaners. Don’t leave trash everywhere, dirty dishes everywhere, a stack of dirty dishes, etc.

Noise Policy:
• Outside Noise: No music of any kind past 9 pm outside. The volume can't be too loud during the day to upset any neighbors.
• Inside Noise: No loud music of any kind past 10 pm inside the home.

EXTERIOR (ONLY) CAMERAS:
There are 2 exterior security cameras on site. These are strictly for security purposes and to keep track of our cleaning schedule. They are located at the front and back door.

NOISE MONITORS:
This property is equipped with a device that monitors noise levels. The noise monitors do not record; they simply measure noise decibels and notify the host if it gets too loud.

EXTRA GUESTS POLICY
No extra guests allowed - Without written permission
We do not allow any extra guests (unless written approval) to keep noise at a minimum

Cancelation Policy:
All cancelations are subject to a non-refundable 4% processing fee deducted from any refund.

First, I never do reviews good or bad. However, 11 of us stayed here this past week for a family gathering and everything was beyond great. We were all impressed. The house was immaculate and looked brand new. There was tons of space for everyone to gather or have their own quiet time when needed. The yard is huge and wiffle ball games where plentiful. Whitney, the host, gave clear instructions on where everything was and was very quick to respond to questions. The house had everything you needed from the massive amount of kitchen supplies, the pool toys, games, books and towels. One example that impressed me: I have rented many places with gas grills and they are ALWAYS out of gas. The owner usually just says where to fill it in town on your own dime. I had steaks purchased ready to go with 10 hungry people and the tank was empty. I texted Whitney and she responded in 5 minutes saying "There is another full tank in the shed for you". I will stay here again the next time we are in town. Thanks Whitney - your the best.
