Monterotondo is a wonderful character villa with private pool, within walking distance of a good restaurant and just a 5 minute drive into town. Set in the heart of the mountainous Garfagnana Northern Tuscany, in a tiny hamlet, this rural property with 3 bedrooms and 2.5 bathrooms is a perfect place for a relaxing holiday. The villa boasts original beamed ceilings, traditional flooring, handmade chestnut windows along with 2 wood burners and oozes Tuscan farmhouse character. Modern conveniences have not been forgotten and there is a fully equipped dining kitchen, living room with comfy seating for all, 2 bathrooms and a further WC. There are 2 double bedrooms, a twin room and there is an additional single bed on the landing for a further guest. The design of the house gives privacy between a small family and a further couple, with 2 bedrooms situated on one side of the first floor and the second double room over the other side. Fuller information : Ground floor: Enter into hallway with sofa, through to the ample living room, with original fireplace and wood burning stove, lots of comfortable seating and smart TV. Living room leads through to well equipped kitchen with 4 ring hob, oven, large fridge/freezer and dishwasher. This is a homely kitchen boasting a fireplace with wood burning stove, and the cottage's dining table. Ground floor cloakroom with WC and basin. First floor: From the kitchen there is a wooden staircase (handrail will be in place) leading to a small landing area with a day bed (low ceiling) . 1 double bedroom. Bathroom with tub and shower over (ready for season) , WC and basin. Also from main entrance there is another staircase leading to a landing : 1 double bedroom . 1 twin bedroom. Shower room with shower cubicle, WC and basin. There is a balcony leading from the shower room overlooking the garden and hamlet. WIFI throughout. Lower ground floor, accessed externally : Washing machine. Second fridge/freezer . Outside: Paved and gravel courtyard type garden. Private pool, with paved sunbathing area, sunbeds, table and chairs for snacks. Mountain views Lower terrace grass area. Lower patio with bbq area and al fresco dining. Plenty of parking opposite the cottage. A little about the area: Situated in a tiny hillside hamlet in the heart of the stunning mountainous Garfagnana, and less than a 20 minute walk from a good restaurant. Convenient, peaceful and rural mountain location yet only 2.5km from the local market town of Castelnuovo di Garfagnana with its bars, restaurants, shops and Thursday morning market. Barga - 15 minutes by car - this beautiful mediaeval town with cobbled streets, wonderful views, great restaurants, art, regular free outdoor music and regular day time and evening markets deserves a few visits. Lucca - 45 mins by car - this stunning mediaeval city is a must for a day trip or two. One can spend all day cycling the walls exploring the many piazzas, climbing towers, admiring the architecture, designer shopping or just absorbing the wonderful atmosphere of Puccini's birthplace. Treat yourself to an opera recital too, or if you travel during the music festival, see world famous acts in intimate settings. Florence - 90 minute drive. Pisa and Pisa airport around 1 hour and 15 minutes. For those who enjoy the outdoor life there is also a local tree climbing/zip wiring park a 20 minute drive away, with courses adapted for all age groups, from the very young to adults. Enjoy a picnic here too on hot days. There are local adventure parks where one can try water canyoning, rock climbing, swimming in rock pools, canoeing etc and there is the Grotta del Vento, a massive cave system in the mountains which is a good day out. There is an ancient fortress to visit also just a 25 minute drive , with jaw dropping views, and interactive displays for children including a chance to try a little archery.. La piscine est propre et fonctionnelle. La voiture est indispensable pour tout déplacement… Concernant la maison, nous l’avons eue vraiment sale ! Il y a visiblement plusieurs locations passées depuis le dernier ménage général. Nous avons passé une matinée à nettoyer les salles de bains et toilettes, les équipements fournis (cuisine, mobilier extérieur, literie, etc) mériteraient d’être renouveler… Bref de bonnes vacances car la région est géniale mais nous ne pouvons pas dire que le confort de la maison a beaucoup participé ##### Romain V. Die Ausstattung des Hause ist top mit ausreichend Geschirr und allem, was man in der Küche braucht. Die Verwalterin Daniella, die nebenan wohnt ist eine so liebe und freundliche Person und war immer da, wenn wir Fragen hatten. Zudem kümmerte sie sich um uns mit frischem Gemüse und Obst aus dem eigenem Garten. Die Betten waren sehr bequem, allerdings als einziges Manko nicht sehr breit (1,40m). Für Erwachsene sind die Doppelbetten für zwei etwas zu schmal. Die urige Küche mit dem großen Esstisch und der Pool (ca. 8x4 m) sind natürlich Highlights und wurden viel benutzt. Die Umgebung ist toll, viele wunderschöne Bergdörfchen in der Nähe und mit Castelnuovo hat man eine kleine lebhafte Stadt direkt in der Nähe, in der man gut einkaufen, essen und flanieren kann. Touristisch ist sie nicht so überlaufen, sodass man sich gut unter die Einheimischen mischen kann. Wir kommen ganz sicherlich noch einmal in den nächsten Jahren zurück und vermissen alles jetzt schon sehr! ##### Susanne N. Séjour de 7 nuits en mai 2025 ### 10/10 – Excellent #### Mark A. 25 août 2024 Points forts : Propreté #### Peace and Tranquility in the Tuscan Hills We booked this property for two adults and our two younger children and spent a year hoping two grown up children, a partner and a grandchild would come along too. The property manager was very flexible with not knowing numbers until shortly before we arrived. When we were all there at the same time there still felt like so much room. The upstairs areas were a particular help as they are totally separate - great for our eldest son, partner and baby who all woke up very early! The beds were all extremely comfortable and the bathrooms were lovely. There was one fan which was great for the room with the baby, but because it was so hot it would have been great if there was another fan for the other side of the house. We spent very little time inside because the pool area was absolutely amazing. We cooked at the villa several times and there was plenty of space for us all to sit at the outside dinner table. We loved that the pool was cleaned twice each week and that the sun loungers were comfortable. Loads of glasses, cups, plates etc and even pool toys. The housekeeper, Daniella, greeted us and popped over a couple of times during our stay with fresh vegetables from her garden and an Italian dish that was a great addition to our dinner that night. Her whole family were lovely and would wave each time we left the villa. Their house is at the bottom of the drive and over the road so the villa is completely private. Unfortunately when we arrived there was a heatwave which means some of the temperatures were unmanageable, so some fans would have been a great relief. We were allowed an early checkin which with 3 kids and an early flight it was extremely helpful. We never met anyone from the property management company but instead met Daniella from the house next door. She was amazing and gave great advice on local sights, restaurants and even gave us some food. You definitely need to have a car and to be comfortable with small mountainous driving roads. It’s well equipped although we struggled a little with water pressure and hot water.
