"Comfortable hotel close to Dundee"
We have previously stayed here and wouldn't of returned if it had not been good value for money and clean and comfortable. Staff are always friendly. We use this as a base for visiting family in Dundee.

"Perfect Location of Hotel, Poor Location of Room"
Room that was supposed to have city view, has view of parking lot. Each morning about 6AM trash truck picked up and smashed 3 to 4 dumpsters of trash. Our room had door to adjoining room. First night neighbor's dog quit yapping about 10:30. 2nd night new neighbors arrived talking very noisily at 11:00PM. This room is in an add on to the back of the hotel. I expected a better room for $180/night.

This is very close to the Golf course, restaurants, and about 5-10 minute walk to the center of the city. It was nice they allowed us to check in a few hours early since we had an overnight flight from USA. The staff was very friendly and when they mean breakfast is included, its a full breakfast, not just coffee and pastries. We were served the FULL Scottish breakfast! The food was great and the drinks too. Americans: there are no elevators so be prepared to carry your luggage upstairs to the room. This wasn't a problem for us but may be for others. I'm sure they would help if you asked for assistance. I would definitely recommend this place and may return again when I come back in September/October 2017.

"NIce but small beds and terrible restaurant"
Given an allegedly family room but the beds were two small for both myself and my wife and two teenaged children. Spa very nice, included in the price and really appreciated. Old television in the room that apparently was not HD ready. Outrageously expensive and not at the level of the other facilities of the resort driving range. You could spend the same at the very Old course in town! La Cucina, the supposed to be Italian, in house-restaurant. In fairness, half of my family enjoyed the dinner but my daughter and myself did not. My food was oversmoked and not tasteful and this was worthy of £127 for two glasses of a pleasant whine wine, three bottle of stlll water and four starters and four mains. But more importantly, apart from a member of the staff, there was nothing of Italian in the menu' we had. The Breakfast was OK, mainly because of the abundant quantity rather than the quality on offer. Overall, we had a nice experience that it could be better if we were given wider beds. Food not at the level of the hotel

Very nice b&b in quiet location but close to main part of Montrose. Very warm welcome by owner. Room very comfortable and clean with all mod cons. Particularly nice was a small fridge with milk, yoghurt and orange juice.

"Noise and coldness of the room "
The hotel is lovely, our only issues were the room was cold so we put the radiator on and because it needed bleeding it was so noisy we had to turn it off, and the extractor fan in the bathroom was so loud it gave me headache, ww did mention it to the receptionist and she apologised, and said it would be looked into.
