The Neighborhood:  
Situated in a quiet forested neighborhood, this home offers serene surroundings with convenient access to activities. In summer, enjoy nearby National Forest trails or drive 4 minutes to dog-friendly Patton Beach. Close to Patton Beach, you’ll find dining at Garwoods Bar and Grill, CB’s Bistro and Pizza, Magic Carpet Mini Golf and Arcade, and a 7-11 for late-night needs. Carnelian West Beach is another great swimming spot, just a 4-minute drive away. In winter, you’re 13 minutes from Northstar, 25 minutes from Squaw Valley Alpine Meadows, and 12 minutes from Tahoe City Nordic Center, perfect for XC skiing or snowshoeing on National Forest trails.  
  
For less active pursuits, drive 15 minutes to Tahoe City or 6 minutes to Kings Beach for sandy beaches, farmers' markets, grocery stores, golf courses, boutique shopping, waterfront parks, weekly summer concerts, and various bars and restaurants. You’re also 10 minutes from the Nevada state line with casinos and concert venues. This home is the perfect launching pad for any Lake Tahoe experience!  
  
Getting Around:  
Centrally located off HWY 28 and within walking distance of a public transportation stop, you can comfortably get by without having a vehicle if needed. A 10-minute walk will take you to the public transportation TART stop at Hwy 28 at Stag Dr-Lakeside or the stop at Hwy 28 at Agate Rd. From here, you are just a 6-minute bus ride to Kings Beach or a 13-minute bus ride to Tahoe City. Easily connect to other locations at the Tahoe City Transit Center, where you can find buses to locations such as Northstar California Resort.  
  
Those with a vehicle enjoy being close to HWY 28 and the quick access it provides to the beautiful surrounding areas, with less than a 15-minute drive to Tahoe City or the Nevada state line. A 4-minute drive will take you to Patton Beach, and the popular Kings Beach is only a 6-minute drive away. In the wintertime, you are centrally located for skiing at all of the best resorts, with a 25-minute drive or less from three of the area's best ski resorts: Northstar, Squaw Valley Ski Resort, and Tahoe Nordic Cross Country Center.  
  
Tahoe has UBER, Lyft, and many taxi companies.

Please note that, like most homes in the area, this home does not have A/C.  
  
Charcoal grills are strictly forbidden in this county and will result in a $1,500 citation if used.  
  
4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.
