This property, formerly used as a mill, was turned into a nice holiday home. Although located within a small town, this house is quiet and offers nice views over the surrounding landscape. Outside, guests can enjoy use of a spacious garden with a gazebo and a private swimming pool. The house interiors are welcoming, furnished in a rustic style. About 4 km away there is Ponte Buriano, a small town on the banks of the Arno river whose ancient bridge was painted on the background of Leonardo’s most famous painting, Mona Lisa. The nearby town of Arezzo offers daily train connections to Florence, Orvieto, Rome. Distances: Pieve San Giovanni with grocery and a restaurant 30 meters away, a supermarket is approx. 4 km away, Arezzo with shops of all kinds and railway station 10 km, Cortona 41 km away, the Chianti region is within 50 / 80 km, Siena 70 km away, the Val d’Orcia area is 60 / 90 km, Florence 90 km away. The house has the charm of a tuscanian villa and we liked it a lot. Would be nice if there would be a pool robot to clean during night. Also some kitchen utensils, such as the hand blender should be renewed. Some simple games or balls etc. for children would be great for families. In August there were a lot of mosquitos so repellent is needed during evening time. Overall we had a splendid time and Paolo and his parents were always available and very helpful. There is a restaurant nearby but unfortunately the owner is not very friendly ti foreigners not speaking Italian. But in the surrounding villages and in Arezzo there are a lot of restaurants and osterias with delicious food and very friendly and helpful staff. Let me start off by saying the hosts ( a couple that lives 45 minutes away and their son studying in university in another city) are great. They can speak English ( the son), French ( the mother) and Italian ( all 3). Very responsive and they want to please. The state of the villa is ok. The walls are generally scuffed and dirty and the bathrooms would probably benefit from a refresh. In particular the showers which are tiny and tend to be...very used.The view is mostly visible from the second floor but it's still quite authentic. The pool is an out of ground attachment its quite refreshing given the heat and limited AC. The house would also benefit from a more complete cleaning. Recognizing its in the country side, it's filled with spiders of all sizes, ants ( including the t.o ground level rooms and beds) and scorpions! 4 out of the 5 rooms has functioning AC but the hosts controlled it at a distance. They generally opened it on time when we requested it ( we proposed a fixed schedule to simplify things) The location was interesting, loads of ascending and descending roads. In the immediate village, there's a small pizzeria, reservations were preferred for groups larger than 2-3\. About ten minutes aways there was another restaurant called Buon Riposo, its larger and reservations weren't required. In summary, it's a nice place with great folks that run it but it needs love. Would I rent it knowing what I know now? yes bit not at the price we paid. Cheers! ##### Daniel S. We were met by Paolo who was readily available for any queries we had during our stay. The pool was a big hit with the kids and we all really appreciated the air conditioning in all the bedrooms. You need a car to explore the region. We took trips to Florence, Siena, Pisa, Montepulciano and lake Trasimeno. The two weeks flew by. Citys Firenze, San Gimignano and Siena are at driveable distance. The house itself is suitable for 4 adults with 1 large and 1 smaller bedroom. The 2 bathrooms were okay but showers are very small. The private swimming pool outside makes largely up for it and alsof the garden is amazing! The hostess is very friendly and speaks both Italian and French. Das ist wirklich eine 5 Sterne-Plus-Bewertung wert!! Ein ideales Ferienhaus für den Mehrgenerationen-Familien-Urlaub in einer traumhaften Gegend. Allerdings braucht man ein Auto, da vor Ort keine Einkaufsmöglichkeit vorhanden ist. Unbedingt einen Besuch bei der Fattoria La Vialla mit einplanen , kann man mit einer sehr schönen Wanderung verbinden. Fazit: es war ein Traumurlaub. Jul 4, 2023 #### Review for stay from 15 April 2023 to 22 April 2023 Nous avons passé une merveilleuse semaine . Patrizia a été très accueillante et elle parle bien français. La maison est très bien placée , on peut faire de belles balades en prenant le chemin du cimetière. La région est sauvage avec une nature époustouflante. Nous avons beaucoup aimé Arezzo et bien sur nous avons visité Florence , sienne et Pienza. La pizzeria du village est très bonne. Nous avons vu tant de belles choses pendant cette semaine ! C’ était aussi très pratique pour notre chien car tout est clôturé. Nous étions deux familles chacune dans une partie de la maison, ce qui était très pratique aussi .
