The only seating for dining is the kitchen dinette which seats 6 only and it is a bench seating so not easily accessed moving in and away from the table. Living area can only seat 6 comfortably. There is a deck with table and chairs but no overhead cover for shade which can be very hot in March to November Texas weather. The bed linens were flannel sheets that had been washed so many times that the material was extremely pilled. The lighting was poor, in the entire home there may have veen 3 to 4 table lamps. ##### Rodney J. The beds were super comfortable, we are an older couple with arthritis, knee and neck surgeries. The master bed slept great ! The hot tub was pristine, clean enjoyable.
