The property is fully self-contained and features a dedicated workspace with WiFi included - perfect for working from home. Or if you need to take a break, relax in the sunny courtyard. The townhouse is within a quiet friendly complex perfect for any business trip or weekend away. Please read our listing thoroughly to find answers to Frequently Asked Questions (FAQs). You\`ll love the privacy and natural light that flows throughout the interiors and the courtyard available outside the unit. BEDROOM: The bedroom has 1 queen-sized bed. The bed is topped with professionally cleaned and pressed linen. Also, the bedroom has plenty of wardrobe space for your luggage. BEDROOM: The bedroom has 1 queen-sized bed. While you stay you will have access to: \- fridge/freezer \- stovetop \- microwave \- oven \- dishwasher \- kettle \- crockery and cutlery We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays. STUDY: Dedicated workspace adjacent to the bedroom. All you need to bring is your required devices and you will be able to work from home. LAUNDRY AREA: A washer and dryer are available to use, as well as an iron and ironing board. PARKING: No parking space within the complex - there is free street parking in front of the complex. Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge. I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me. I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need. I can also provide you with any tips on the best places to go for food or just to have fun! Located in O\`Connor it is a convenient distance to the city, ANU as well as fantastic restaurants. Free street parking is available at the property. Close to the tram and bus stops otherwise Uber and Taxi are another option. Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages. Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided. 1\. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am. 2\. I have a STRICT \`No Pets Policy\` except for service or emotional support animals and \`No Smoking Policy\`. These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning. 3\. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50). 4\. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel. 5\. Only those persons who made the reservation may stay at our property. If you\`re a business or government agency booking for other people, please contact us in advance to ensure access details are made clear. 6\. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule. 7\. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don\`t stock the refrigerator or provide any meals. 8\. We thought so. It is something to do just once and perhaps best to pick a day which is clear blue skies, little to no wind and no rain. Located at the top of Black Mountain Reserve, the drive itself is lovely even a bit hairy at times. You see, Canberrians are extremely healthy people, they love their bicycles and that’s great. However, on a windy steep road lined with bush on each side, wildlife, flora and fauna and spectacular views, it’s hard to take note of all these things as you are dodging these healthy but crazy cyclists. At the top, there is plenty of parking and the Telstra Tower stands proud. There is an entry fee and a family ticket is just $17. Once you have paid, head through the turnstiles to the lifts which will take you to the enclosed viewing platform some 870 metres above sea level. There you will discover 360o panoramic views over Canberra and beyond. Another quirky edition is the red vintage post box. There is a café and plenty of seating. If you are feeling adventurous, head up the stairs to the 1st outdoor level with the same views but this time no glass blocking the view and there is another level above that. Only recommended when no rain and slight wind.
