This 3 bedroom 2.5 bath home sits directly on the lake offering a private setting with fantastic views. You don't have a long steep hill or have to cross the road to get to the water! The first floor looks out directly onto the deck, dock, and the lake. The kitchen is fully appointed for meal preparation with the large island seating 6 and the farmhouse table seating 8\. The family room includes two comfortable couches, and a wall-mounted TV equipped with cable and Netflix. The basement rec room has a ping pong table, foosball table, PS3, and flat screen with cable and Netflix. Kayaks are hanging on the lakeside rack, fishing poles are in the shed, and the fire pit is ready for marshmallow roasting with firewood provided. The master suite is on the main level with a king bed and bathroom with shower. The two upstairs bedrooms include a bedroom with a queen size bed and a bedroom sleeping four in a twin over full bunk bed and pull out trundle (see pictures). These two bedrooms share a bathroom with walk-in shower. Amenities also include WiFi and a gas grill. Located on the sought after West Lake road, this house has a view of the sunrise and is 6 miles from downtown Canandaigua. Visit the nearby wineries (Heron Hill tasting room only 3 miles away) and Bristol Mountain's Aerial Adventures course in between time spent enjoying the waterfront. You might also want to visit the nearby Wegmans organic farm that is a quarter mile down the road. This house is great for couples or families. There is a pack n play for babies and a portable high chair. There are life jackets available for children 30 pounds and up and also adult sizes. You will have full access to the entire house, the detached garage for parking, and private dock, water, and beach access. We are very responsive to guests, and are about 30 minutes away if needed in person. Self check-in with personalized code provided for the front door's easy to use electronic lock. Maximum of 6 adults and 8 total including children. The dock can be used to load and unload boat passengers. No long-term docking as it will not hold up to the forces of the boat/waves for any length of time. If staying in the winter, we will make reasonable attempts to clear snow, but guests may need to shovel front steps and a path (about 10-15 feet) if a storm occurs during your stay. The morning views of the lake with a fresh cup of coffee were really amazing. Neighbors were quiet and the location itself peaceful and relaxing. This lake house had every last detail that a mother of small and large children could need. We LOVED the amenities. From the fun boats, toy room, firewood, and fishing rods, down to the straws in the kitchen, and black hand-towels specifically for makeup removal. Y'all know how to VBRO the right!! The home was beautiful, kayaking on the lake was meditative. We enjoyed the fire pit and the house was well supplied. We managed to get all 4 cars on the property without blocking the driveway. I took videos to show the condition the house was left in and followed the guide on what to do, I hope everything was done to Katrina’s standards. Beautiful experience! ##### Jacqueline D. The backyard and view of the lake was beautiful. The water was warm and we enjoyed paddling and swimming. The house is amazing. 5 adults, a 3 year old boy and a 6 month baby girl had plenty of space to be comfortable. The basement was a great place to play ping pong and the 3 year old loved the toy closet! It was well equipped and comfortable with everything we needed for our family vacation. The house was very clean and ready for us on arrival. The location is great with easy access to the lake and dock. We enjoyed the kayaks and the fire pit right at the waters edge. We also all had fun in the very nice game room in the basement, especially our family ping pong tournament! Many of the homes around the lake have steep inclines, but this location is very convenient and easy to access the waterfront with just a few steps. Communication with Katrina was superb. We rented a boat for the week; German Brothers marina is not far down the street and were very accommodating, letting us return the boat at 7 pm if we wanted it that long. The kayaks and activities in the basement kept my son busy. Very clean and had everything you needed. The view was spectacular and we were minutes from stores and dining.I will say definitely bring your smallest vehicle. The driveway is very tight. The house is spacious with excellent views of the lake, the kitchen was well equipped to cook. Beds were comfortable, central air was key as the week was hot. Katrina the owner was extremely responsive and easy to communicate with. The water is lovely, and property is well maintained. My only suggestion would be to add cleats to the dock so renting and keeping a boat at the property would be an option. Other than that - 5 stars all around- and we’d stay again. ##### Jennie V.
