Minutes to the river, ocean, idyllic beaches, ancient caves and rolling vineyards. Our large family friendly holiday home is an ideal base to explore all the amenities, attractions and leisure activities Down South offers. Plenty of space (and bedrooms) to spread out, hang out and feel the Margaret River vibe. Gather your besties, groups, grandies and grommets. Get together and getaway to Kilcarnup Break! THE SPACE A “Classic” Margaret River escape, our Down South “home away from home”. Lovingly crafted from rustic mud bricks, timber bush poles, steel and glass with warm jarrah timber flooring and timber lined cathedral style ceilings throughout. Comfortably sleeping 12, all five bedrooms are spacious, airy and filled with natural light. The two King master suites are nestled on the upper level. Relaxing, spacious and calm parent bedrooms and retreats both enjoy ensuite bathrooms, studies and large private balconies overlooking the treetops- perfect for enjoying a breakfast coffee, reading a book, yoga, meditation or lazing on the hammock or daybed listening to the bird life. Other guest bedrooms are collocated on the ground floor. (Refer to Plans) The large, country style kitchen is well equipped with European appliances, Nespresso coffee machine and pantry all set up for family cooking and entertaining everyone. The casual open plan lounge area with double height vaulted timber ceiling, wood fire and comfy sofas is perfect for a family evening get together, movie night, board games or simply enjoying a quiet glass of wine and nibbles by the fire. In the warmer months, throw open the large sliding folding doors from the living area to the alfresco dining and entertaining area overlooking the rolling lawn. This large undercover rear timber deck is equipped with outdoor lounge, sun beds, dining table, table tennis table, dart board, BBQ, portable gas heater, ceiling fans and party lights- there’s not much more you could need or want! The lawn is perfect for kids fun, a bounce on the trampoline, play on the swings, ball games, making cubbies, star gazing or just relax, soaking up some leisure time in the sun! You are welcome to wander the grounds, peacefully enjoying the tall Marri and Red gum trees and wildflowers- the odd kangaroo is likely to hop by and say G’day! GUEST ACCESS Located in the heart of the Margaret River Wine Region, on the ocean side of Caves Road, secluded in a beautiful bush setting. Only a short 9 minute drive to both Surfer’s Point at Prevelly and Margaret River township, Gnarabup Beach 12 minutes, Gracetown Beach 18 minutes. 3 minutes to 4WD access to the quiet ‘locals’ Kilcarnup Beach. We are within easy walking distance to spectacular sections of the Cape to Cape Walk and it’s breathtaking coastal views- the property offers guests a convenient, secluded and private location. Escape and explore the caves, whale/ dolphin watch, swim, surf, snorkel, fish, run, trek or mountain bike OR just wander amongst nature, relax, enjoy a game of golf or tour the art galleries, enjoy tastings at world class wineries, distilleries and breweries while sampling a selection of delicious local gourmet produce- chocolate, truffles, bread, cheese, ice cream, olives and meats. All the good things in life- on your Down South doorstep! The property stands next to our own holiday home. It is entirely private and guests have exclusive use to all areas listed and photographed including the 2.5 acres of grounds, gardens and lawn shared by both homes. Seven of us stayed at the Break to celebrate a 60 th birthday. We went into MR and surrounds for part of the days we were there. In the afternoons we spent time playing some games and enjoying the great food we had bought in town and at the market on the Saturday morning. The house was very well equipped with everything we needed. Overall we had a terrific time and managed to see a few kangaroos and owls on the property. ##### Jackie M. Plenty of rooms to accommodate a large group. Bedrooms beautifully decorated. Kangaroos seen from front and back doors. If I could give a rating of more than 5 stars I would! We were a group of 5 friends holidaying together and the house is perfectly configured in terms of bedrooms and bathrooms, communal spaces and quieter nooks. It is beautifully furnished, stylishly decorated and generously provisioned. The kitchen has plenty of plates and glasses, lovely serving dishes and good quality cookware. Plus loads of all the little things - coffee pods, tea, milk etc. Brooke was always quick to respond to my messages, too. A wonderful stay in beautiful surroundings. ##### Gillian M. We selected this house as it best met the needs of our group of 7\. On arrival we were greeted with an immaculately presented property with all the touches of home for our 3 night stay. The welcome basket and wine, breakfast cereals, abundant supply of condiments and fresh bread and milk were gratefully appreciated. We had planned to go out for dinner during our stay but as the kitchen was so well equipped (along with a gas BBQ) we decided to dine in each night, saving us quite a bit of money. We couldn't fault our stay as it was absolutely ideal for a larger group of family/friends. Thanks so much for your hospitality Brooke! ##### Catherine C. We had a big group stay at this property! 9 adults and 4 kids and it was perfect place for us! The kids absolutely loved the size of the backyard with a swing and a trampoline and even some cricket gear was provided! On same days we were even lucky to have some beautiful kangaroos come visit the backyard. This house had absolutely everything you could need to have a comfortable stay. Amazing bedding, amazing towels and my favourite part the almost endless supply of tea towels!! (Which is super handy with such a big group of people)! Only a short 10 min drive to Margaret river town and still close to all the amazing wineries down south! The owners of the property have their holiday house directly next door and they are so lovely to deal with and you also hardly notice they are there! The accommodation was excellent and suited our needs perfectly. The room with the bunk beds was great for the four children and the 18 month old had a cot in another room. Then three other double rooms for the three couples. The house was very well appointed and very robust. Lots of very thoughtful things were already in the cupboards …. Coffee capsules, dishwasher tablets etc etc. A good selection of books and games for all ages. A huge plus was the back yard with a tree house and trampoline. Perfect for our young grandchildren. We enjoyed showing our family visiting from USA the Margaret River area. So many fun things to do for all ages. Having such a great base at Killarney Retreat was the best. ##### Beverley K.
