It is sitting on a sloping lot with 147 feet of waterfront, beautiful natural granite outcroppings, and fantastic lake views from the large back porch outfitted with a gas grill and outdoor seating. The boat dock features a covered boat lift (rated up to 4000 lbs), as well as a swim/fish platform and two complimentary kayaks to use. Arva’s Retreat is located just minutes from Perisso's Winery and Inks Lake State Park, where you can enjoy hiking, geocaching, boating, scuba diving, fishing, water skiing, and more! THINGS TO KNOW The boat launch/ramp is located at Heart of Texas Resort at 408 Clen Oak Parkway, Burnet Tx 78611\. They will charge a $20 fee to use the boat ramp. This home is not available for events such as bachelor parties, fantasy football drafts, prom weekend parties or senior graduation parties. The jet skis and jet ski lifts are not available for guest use. Due to the Hill Country location of our rentals, you may encounter situations with wildlife/pests. Please be aware of your surroundings, take caution while driving at night and supervise your children at all times while outdoors. In addition, all properties do utilize pest control maintenance on a regular basis, BUT this does not guarantee pests/bugs/critters will not be visible. Smart TV's in living room and both bedrooms, guests must login to their own streaming accounts. If you are bringing a dog on your trip, the pet fee is already included in your quote when selecting ‘Yes’ to pets. If you would like to add more dogs, please contact us. Several times there were some deer that came into the yard. We could even hear birds singing. It has a nice big open area to watch tv and relax. One of the bathrooms has a great walk-in glass shower. The home was quaint, nice and clean. Everything in the house was great. Loved the sunsets and it's quiet and peaceful. BUT...If you have a child or animal with you, the sand spurs are outrageous. Getting up and down to the dock might be a challenge for younger or older folks, especially at night. The porch and dock need a power wash badly. Bring your own chairs and Kleenex. One morning about 50 geese were snacking on the lawn between the house and the river. If you bring a dog, the yard, front and back, has lots of stickers/sand burs so be careful. Every kind of pot and pan you could imagine in the kitchen, 2 types of coffee machines for both pods and ground coffee, cups, dishes, silverware and all the cooking utensils, aluminum foil, cling wrap and a dual oven…but NO oven mitt. Had to use the the kitchen towel. And there were no extra kitchen trash bags. Had to go to the HEB 15 minutes away. Inside of house was super clean and tidy but the backyard had empty cans and water bottles, and used fishing line on the back porch. My daughter tried to use the jet tub and about 100 pieces of mold came shooting out into her bathtub so that was an no go. Only other complaint was the itchy sheets in the master bed. Mattress itself was super comfy but those sheets need to be replaced. We appreciated that Vacasa who manages the property was very responsive before and after our trip but during we didn’t get great response. Overall we had a blast and for the price we paid, I think it was definitely worth it. But if prices went up we probably would look elsewhere for next summer. Fingers crossed! ##### Janine F.
