This awesome home has two full kitchens, a game room with a pool table and bar for making the perfect margarita or smoothie, and ping pong on the back patio. Whether you're a fishing fanatic, water sports nut, or just want to chill and watch the amazing sunset, this is the dream retreat for you! Step into this gorgeous property and feel instantly at home. MAIN LEVEL: There is a spacious living area with a beautiful fireplace, a large screened in porch with dining table large enough to accommodate 8 and a sitting area to enjoy a morning cup of coffee or the afternoon sunset. The updated kitchen with double ovens is fully stocked including a filtered ice maker and dining space to gather your family and friends. Next to the kitchen you will find a fully equipped bar with a wine/beer fridge and a separate beverage fridge to store your favorite drinks. There is an additional full bathroom with shower & bathtub and laundry room on this level. Primary Bedroom 1: Step up into an ensuite bedroom which includes a king bed, private balcony, and luxurious bathroom with an Amazon rain shower and beautiful lake views. UPPER LEVEL: On the second level, you will find an ensuite king bedroom and additional bedroom. This level is perfect for adult guests and the younger ones. Bedroom 2: King bed with full bathroom with standup shower and designated workspace Bedroom 3: One twin bed and one daybed with a trundle (3 twin beds) LOWER LEVEL aka Man Cave: The lowest level has an additional living space and full kitchen, game room with pool table and a large 75" flatscreen perfect to watch your favorite game or show! Bedroom 4: Queen bed with full bathroom with stand up shower accessible from the bedroom and kitchen Living Space: Pullout queen sofa bed Game Room: Pullout full sofa bed Sleeps 12 people plus parking for 5 cars. GUEST ACCESS Enjoy several outdoor living spaces all with beautiful panoramic lake views including a large screened in porch off the main level, a private balcony off the primary bedroom, a patio with a ping pong table, and an outdoor dining space large enough to fit your group. The boat dock is a perfect space for swimming, boating, fishing, or lounging. There is a newly added hydraulic platform which provides easy access to enter and exit the lake for jet skis and kayaks. The boat lift is equipped with a hydraulic lift system suitable for both pontoon and v-bottom boats. Kayaks and a lily pad are available during your stay. The water is calmest in the mornings and evenings. Indoors, the game room is a fantastic place to watch sports or your favorite show on the big screen while shooting a game of pool. For the lake, we have life jackets, water toys, and beach towels available. The guest is responsible for additional needs. Suggested items to bring are additional life jackets, extra paper goods, and ice. There is a small H-E-B grocery store 8 miles away in Kingsland, and a large grocery store in Marble Falls, 17.5 miles away, with delivery service. Super clean and completely stocked with every essential you could ever need. This house is a great place for families or friends who want to spend time together, yet with some space apart too. The only downside to this property is the fact that two of the upstairs guests must go downstairs to use the bathroom. Something to keep in mind if stairs are a challenge. The upside is a bathroom with a lovely tub & shower. Nevertheless, this was a great house and we would stay again. ##### Holly L. Bottom floor is a little dated but good condition and comfortable, having a second kitchen is handy. Full sized pool table and dart board is nice. The Weber gas grill is large size. Main floor kitchen is stocked and great for cooking, everything is labeled. All beds are comfortable and there are two AC zones which are quiet and cold. The lake and ranch views from the screened balcony are ridiculous, you don't need your blood pressure meds, lots of wild birds. Good star gazing from the dock. There is a boat launch in the subdivision. We didn't use the boat lift but the property is very well maintained. This one's at the top of our Texas hill country rental list, can't wait to come back. ##### Ed F. Plenty of room for everybody. VERY CLEAN and ORGANIZED... They had everything you need. From the numerous coffee flavors, glasses, and insulated cups for any drink - to each shower having shampoo, conditioner, and body washes. You just need to pack your clothes. I've never stayed in a house so well stocked. Has a nice aesthetic throughout and relaxing - from the driveway to the dock. As a boat owner and lake house owner myself they had a great dock setup. With a Hydro lift for our boat (Tige 24') and hydro dock for the kayaks and a jet ski. The hydro lift was a game changer, providing an easy in and out for the whole group. The lily pad was really fun for the kids and the Adirondack chairs were perfect for parents to sit and watch. Those of you not familiar with this part of the lake will be pleasantly surprised by how calm and quiet it is on this end. The only sounds you hear early are the cows across the lake. It was a great experience and we hope to return in the future. ##### Courtney M. The house was better than described and the host was equally as incredible! If you are looking for a waterfront get-away on the river this is definitely the place to book. Lots of space in 4 spacious bedrooms and several living areas. We enjoyed everything about the location and house! It has ALL the amenities you need whether you are eating out or preparing your meals there! We did some of both and it suited our needs very well. If you want to do the winery thing (which we did) we highly recommend Perissos Vineyard & Winery which is about a 5 minute drive from the house. The wines and food were both incredible. Back to the house and more specifically the host - I mentioned in passing to the host that it was our anniversary and when we arrived we were met with a beautifully decorated “anniversary” arrangement on the kitchen table accompanied by a card that was signed by the entire host team. It really made us feel special!! If you are traveling to the area you HAVE to book this house!! ##### Walter D.
