"A pleasant surprise"
This hotel was better than I thought it was going to be. The rooms are spacious and modern. A few of the outlets did not work and there is an incessant noise from the traffic and rail next to the windows but it is located right on the road. The staff was overall quite helpful. There was a younger Asian male who worked in the breakfast buffet that didn't seem to have a clue. Also in there was a younger short Asian female that was quite helpful in all areas. The carpet seemed to be in need of replacement but the beds were nice and comfortable. If you've forgotten your amenities such as a toothbrush or razor the staff has them at the check in. The breakfast buffet is both good and bad. The eggs are horrible, fake powdered eggs (omelettes too). I didn't care for the sausages either or the machine made pancakes. There is cereal and oatmeal that seemed to be okay along with fresh fruit. It is nice that there is fresh coffee and assorted pastries/muffins. I just wish the buffet stayed open later or had a lunch service. Towels are big and abundant and so was the coffee. I would stay here again.

"Everything I Needed"
I booked three nights at the 401 while I was waiting to take possession of my apartment. I chose it for three reasons: the price, the location (close to my job), and the fact that it's pet-friendly. I was concerned that the room would be run-down or dirty, since it was such a good deal. This was not the case at all! It was basic, yes. It was older, yes. But it was very clean and well-kept. I had to look under the bed to find my cat a couple of times and the floor was spotless; the cleaning staff obviously do their jobs. The bed itself was comfortable, the furnishings were tasteful, and the room was everything I needed - complete with a mini-fridge and microwave, a desk with a nice chair, and a standard bathroom. It didn't have the "extras" that a bigger chain might provide, but that's precisely what I didn't want to pay for. There's coffee on downstairs all day, and the lady at the front desk was one of the nicest people I've encountered since I moved to the city. She's genuine and helpful, and she makes a point to call guests by name. By necessity, the location isn't the quietest (right beside Grandview Highway AND Boundary Road). However, it wasn't sketchy, either - which was the bigger concern for me. If you don't mind some traffic sounds, it's actually a delightfully convenient place to wake up and start your day in Vancouver. Plenty of off-street parking, too, in a secure, treed lot. I would absolutely recommend the 401 to anybody. Affordable, tidy, friendly, and safe.

"Wonderful room, wonderful hotel"
Room and staff were very good and very friendly and helpful. The building has a lovely atmosphere and a very nice amount of amenities, my only qualm would be the elevator, breaking down in the mid morning of our stay, while I don't mind using the stairs and it was a quick issue that was fixed about an hour later, a note on the elevator doors would have been appreciated to save the hassle, as the staircase is noted as "emergency only." Warning or a note would have helped avoid this, I only overheard a housekeeper letting a couple across the hall know, as only one side had an open staircase, and we had to let other patrons know about it as they were also unaware. Despite this, I loved this hotel, and will be back, hopefully soon.
