Beds were a little soft for us, but they worked. It would be awesome if a couple of more televisions were added in bedrooms. We loved having the washer and dryer to use. The yard is beautifully maintained and plenty of places to sit. The futon couch was too hard for our 11 year old to sleep on, ended up pulling out sofa sleeper for her.
