### Live Oak Paradise | 3 Bed, 2.5 Bath

This spacious home is located in a quiet waterfront neighborhood and offers all the space you could want! You will be a short walk away from a tidal creek and amazing sunsets!  You can have the best of both worlds - quick drive to the islands without the noise, traffic and prices of staying on the island.  
  
The home sits on over a half acre of land with a fully fenced in back yard. The back deck offers 30 feet of entertainment space and a charcoal grill. Enclosed in a privacy room you also have a hot tub that is available year-round! The hot tub can comfortably accommodate 4 adults.  
  
The home was recently upgraded with modern features and offers exercise equipment and a desk so you can work from home.  
  
There are smart TVs throughout the home where you can stream your favorite programs. This vacation rental usually books up very quickly so don't miss your chance!  
  
Location-wise you are only 12 minutes from downtown Brunswick where you can enjoy the waterfront, shopping and award-winning restaurants and breweries.  
  
You are 25 minutes from Jekyll Island where you can visit some of the world-famous beaches, the Summer Waves waterpark and the Turtle Center. You are also 25 minutes from St. Simons Island which offers amazing beaches, restaurants, pickleball courts and many restaurants that have been featured on The Food Network.  
  
Your furry friends are also welcome and I'm sure they will enjoy the large, private backyard!  
  
Other things to note:  
  
All reservations are charged a $50 processing fee. This fee is non-refundable, even if the reservation is cancelled.  
  
This home is on a private well. There is a top-of-the-line water filter on the home a double filter on the water on the refrigerator. Even with this, you may notice the water is different than typical city water.  
  
From March through July there is typically a high count of pollen and therefore the exterior of the home (including furniture and exterior of hot tub) may be covered in pollen. Our cleaners take the time to clean this off but often it’s covered again within a few hours. Please be aware of this if booking during this time frame.  
  
Pack N Play and strollers available upon request for $15 each for the duration of your stay. Please notify us at least 1 day in advance if you would like to rent them so we can ensure they are delivered prior to your arrival.  
  
There is also a step down in the living room. This area is lower than the dining room and foyer area so please take care in that area.  
  
There is a $50 pet fee for those guests bringing pets.  
  
Please consider purchasing travel insurance for your trip. This may cover you for instances of medical emergencies or inclement weather. We unfortunately can’t offer refunds for these types of situations so we want to ensure you’ve properly covered yourself.  
  
Linens are provided for your stay along with a starter set of paper towels, toilet paper, trash bags, shampoo, body wash and laundry pods. They will not be replenished during your stay so make sure to bring some extras if you need!  
  
For stays of 30 nights or more, we will collect a $750 refundable security deposit.  
  
House Rules:  
Smoking is not allowed. $2,000 minimum fee for smoking inside the house.  
Quiet hours are 8pm to 8am. Violation of county ordinance will result in immediate eviction without refund.  
No loud music. No parties. No parking on the lawn.  
There will be a $75 minimum charge for any missing remotes, including ceiling fan, and TV remotes.  
Maximum of 2 pets.

#### DO NOT STAY. Unsafe, Unsanitary, and Completely Unacceptable.

We would have left immediately if it weren’t for my husband’s graduation from FLETC. This house was a complete disaster absolutely nowhere near what was advertised.The place had only been surface cleaned. There was visible dust on the walls, and mold coming out of the jacuzzi tub. The so-called “rainfall shower head” didn’t work at all, and the water pressure was terrible throughout the house.The hot tub was disgusting when we arrived—milky, dirty water that looked like it hadn’t been touched in weeks. After they “cleaned” it, no one told us we needed to wait 24 hours because of chemical treatment with acid. We used it, not knowing—and ended up with chemical burns. My swimsuit was destroyed, and the skin irritation was painful and completely avoidable.To make things worse, we found open containers of pool chemicals left outside. If you’re traveling with children or animals, do not let them near the backyard alone. We spotted a large snake in the yard. Yes, snakes are wild animals, but a cleaner, better-maintained yard might not attract them as easily.The company managing this home was polite until we complained then became rude and dismissive. They offered only a 1-night refund, which is a joke considering the health risks, ruined items, and total lack of promised amenities. When I asked to be reimbursed for my damaged swimsuit, they refused and stopped responding entirely. We're now exploring legal action due to their blatant disregard for guest safety.

We had a wonderful stay! The host was SUPER responsive! The house was very clean and the layout was perfect. The neighborhood was quiet and felt VERY safe. Perfect place for a quick getaway to the GA coast!
