This cabin sleeps 6 and has two queen beds ,one in a loft area and one in the downstairs bedroom. In the living room there is a pull out couch as well as off of the living area a full size bath featuring a walk in shower. Kitchen is stocked with basic kitchen needs as well as a Keurig and regular coffee pot. Back patio has a four person hot tub and a charcoal grill. Outside firepit (bring your wood ) We allow pets up to 2 (75 each up to 75 lbs ) The whole usage of the cabin There is a outside fire pit (bring your own wood ) a charcoal grill (bring yours and whatever you want to cook ,a nice wooded area to venture out to that features a small creek as well Please call me with problems or questions (text is better ) April: two-one-four/ five-two-four/ eight-five-five-two We are about 3 miles from the grocery store and Walmart and some chain foods , and four miles to the first entrance to the National Forest entrance , please let us know during the stay if something doesn’t work or you’re needing help ,also after April 1 till Oct 1 the inside fireplaces aren’t operable due to the amount of heat they produce in the cabin and it dries the wood out being to hot as well but you can enjoy the outside firepit The driveway can accommodate a boat but we don’t allow ATVs to be ridden in the area or roads Pets are allowed up to two pets and the fee is $75 per pet .We ask pets be crated when owner isn’t present.The hot tubs are drained ,sanitized after each guest so please leave the lid on to allow it to heat as it can take hours on days we had to clean the cabin before .The coffee pot is a regular coffee pot along with a Keurig (bring your favorite ) we provide basic cooking wear like pots,pans ,utensils and salt and pepper, bring what you need to cook ,also bedding ,towels and toilet paper etc .Bring any toiletries like Shampoos ,soaps etc and please have a good time ! Rental Agreement Check in time is from 3-7pm . After 7pm phones are not on to help assist guest . Indoor propane fireplaces are only operational through Oct - Jan every calendar year . Pilots lights on inside will be on during that time. There is no guarantee outside fireplace propane light will be on due to winds in the area . On inside some fireplaces have a push button or a timer located near fireplaces . On those to turn on you would push the 30/60/90 button to turn on. Timer you turn . If property has neither then on the bottom where fireplace is sitting you will see a black push knob . To turn on you would gently push knob in and turn to ON . To turn off you would turn it back to PILOT ( DO NOT TURN KNOW TO OFF OR YOU WILL TURN PILOT OFF ) ! LBBC is not liable for fireplaces not operating or will not give refunds due not operating ! We will try but cannot guarantee to be able to get someone out to assist . All properties do have a out door firepit But LBBC does not provide wood . Cabins are in the natural forest any deadwood that guest can find that will fit in the out side firepit can burn. Area does sell firewood .No firewood is allowed to burn in the inside and outside fireplaces ! If guest do guest will have to pay to replace and ramify any damage to the property . There are no fireplaces on the propane fireplace cabins and would have smoke damage . Keeping your cabin tidy during your stay will be your responsibility. You will also be responsible for leaving the cabin in good condition when you leave. Remember, these are privately owned cabins. Please treat them as you would want guests to treat your home. Age Requirement: All LBBC cabins are limited to families, couples, or adults 21 years of age or older. You must be at least 21 years of age to reserve a cabin with BBLC. We will not rent to students or singles under 21 years of age, or unchaperoned groups. Upon check-in, we reserve the right to refuse service with monies forfeited if any discrepancies in our policies are suspected. Exceptions are made for couples, i.e., honeymoon, anniversary, etc. Please call our office to reserve couple cabins if you are under our age requirement. Minimum Stays: A two-night minimum stay is required on all reservations. A three-night minimum stay is required during holidays that are established by LBBC Rates/Occupancy: The rates listed on the website are based on the number of people that the cabin sleeps comfortably. A $15 per person, per night charge MAY be added for up to two additional people with permission. This includes children. All guests must be registered. ACTS OF GOD Property management company or owners of the company are not responsible for any power or internet outages that are related to weather or due to area outages. Also if anything goes down on the property on maintenance we will do everything we can to get it fixed based on available technicians. Property managers and owners are not held responsible and no refunds will be given . Sale of Unit: Managed property(s) may be listed for sale. The transfer and sale of a managed property does not guarantee that the new owner/owners will be obligated to honor your scheduled vacation dates. Guests understand that if the selected vacation property sales prior to scheduled arrival date, LBBC will make effort to reschedule your vacation stay. If LBBC is not able to reschedule the stay, guest will be entitled to a full refund of any payments collected. Driving Directions: Detailed driving directions will be included in your Pre-Stay message through your booking and will also be available in the guest portal. Please screenshot/print these before departing on your vacation. 911 has mapped the area but GPS is not reliable for the addresses of the cabins. Cellular service is not always reliable to access data once you are in the area. TRUST US! PRINT or SCREEENSHOT your directions! Check In/Out Times: Check in is anytime after 3:00 P.M.. Check out is 11:00 A.M. An additional charge may be processed on your credit card for every hour past the stated 11:00 A.M. check out time. EARLY CHECK INS ARE NEVER GUARANTEED. Check In Procedures: Prior to your arrival, an message through your booking will be sent which will provide detailed driving directions and a key code that you can use to unlock the cabin door. Please consult the cabin manual prior to calling. Wifi, satellite, and hot tub instructions are all provided in the cabin manual. Please notify us immediately upon discovery of missing/damaged items. Check out Procedures: Please do not leave trash in your cabin, and remove all food from the refrigerator. Shut and lock all windows and doors. An additional fee up to $500 will be processed on your credit card after your departure if the accommodations are left damaged or excessively untidy (trash, pet urine, stains, or excessive hair on the furniture or carpet, cigarette butts found on property, stained linens or furniture, furniture rearranged, etc.). An automatic, additional $100 fee will be charged for vomit. Items broken or missing from the cabin as well as checking out late 100.00 per hour will be charged to your credit card accordingly. Pet Policy:Pet fees are charged separate from after booking -its a separate fee added the booking .75.00 per dog per stay - some propertys has a maximum of two dogs . Some of our cabins are considered pet-friendly. A non-refundable $75 pet fee/per pet and stay will apply on all reservations which allow pets. The maximum number of pets allowed per cabin is two. Please bathe, brush, and treat for fleas before your stay. Pets are not allowed to be on the beds or furniture, and you must crate them when you are away from your cabin. Remember, this will be a new place for your pets and they may not behave the way they usually do at home. Excessive pet hair, urine or stains will result in an additional $100 cleaning charge to be processed on your credit card upon your departure. Scratch marks or any other pet damage will be repaired and the cost will be processed on your credit card. Failure to comply with a cabin’s “No Pets” policy will result in a charge of an additional $200 per rental night and eviction without refund. Smoking Policy: All cabins are non-smoking cabins. If the cabin smells of smoke, or there is any evidence of smoking inside the cabin, an additional cleaning fee of $200 per rental night will be processed on your credit card. An additional fee up to $100 will be charged for littering the grounds with cigarette butts. Please dispose of them properly. Hot Tubs: Please supervise children at all times around the hot tub. No diapers, glass, soaps, creams, oils, bubbles, lotions, or food is allowed in the hot tub. Please shower before and after using the hot tub. Please leave the hot tub cover in place when not in use. The replacement cost for hot tub covers is $400\. Please do not allow anyone to sit or stand on the hot tub covers. Trash: Place all trash inside the outside receptacle and make sure to secure the lid tightly. Remember, you will be staying in a forest full of animals that would love to play in the trash and make quite a mess with it! County Trash Service will be provided M, W, F. Larger items may be taken to the local trash center located on Highway 259A. Fireworks & Discharging Firearms: Fireworks and discharging firearms on or near cabin properties is strictly prohibited for the safety and consideration of all owners and guests. Since most all land is privately or government owned, there is not a place for fireworks that we are aware of. In dry seasons, fireworks compromise the safety of our entire area. Please be considerate and respect the area and rules, owners and other guests. Target practice and hunting may be allowed on National Forest property, but you must be licensed to do so. LBBC is in no way granting access or permission to hunting or discharging a firearm on the National Forest; we are simply making a suggestion. It fit us perfectly and was in a good location. Terry was great at communication and overall we had a great time! We did use the pullout mattress in the couch. The original bedding we used for it did have a blood stain on it. We were able to find another fitted sheet to replace it with, so it all worked out. Thank you for a great stay! ##### Maya W. It was the perfect little getaway with my mom and kids. The hot tub was a great touch, and we loved making s’mores in the evenings. The location was ideal—so close to the lake and the petting zoo, which the kids really enjoyed. The back porch is fenced in, which was great for relaxing, though we do wish there had been a gate to access the yard directly. The fire pit area was a bit off-level, but still very enjoyable. Overall, a sweet and cozy spot—we’d definitely come back! ##### Natalie R. The surrounding property was beautiful. Our only complaint was the inability to connect to Wi-Fi. Communication with the property owner was less than ideal as we tried to figure out the issue, but thankfully that wasn’t our main goal in being there so we had a great time anyway. ##### Beth M. We had a really great stay. All the kids enjoyed our time here. The spiral staircase was a big hit with the kids. We utilized the fire pit and hot tub both nights we stayed.
