Your family is sure to enjoy this spacious 5 br/4 ba cabin, complete with a game room. Soak in the peaceful serenity that comes with being nestled in the woods. Relax under the stars in the hot tub, roast s\`mores around the fire pit, or challenge each other in a game of pool. There is something for everyone at Bigger\`s Better, just minutes from Broken Bow Lake & State Park Rental Agreement & Guest Guidelines Luxury Broken Bow Cabins (LBBC) Our goal is to provide a relaxing, seamless stay while protecting the comfort of our guests and the care of these privately owned cabins. Please review the following information to help ensure an enjoyable experience for everyone. Check-In & Check-Out Check-in: Anytime after 3:00 PM Guest support hours: Phone assistance is available until 7:00 PM. After this time, guests may still check in independently using the provided access code. Check-out: 11:00 AM Late departures may result in additional hourly charges. Early check-ins are not guaranteed. Arrival Information Detailed driving directions and access instructions will be sent prior to arrival and made available in the guest portal. Due to limited cellular service and unreliable GPS in the area, we strongly recommend printing or screenshotting directions before traveling. Fireplaces & Firepits Indoor propane fireplaces operate seasonally from October through January. Pilot lights will be on during this period. Some fireplaces operate with a push button or timer (30/60/90 minutes). Others use a control knob—please follow posted instructions carefully. Do not turn the control knob to “OFF,” as this will extinguish the pilot light. Outdoor fireplace flames may be affected by wind and cannot be guaranteed. All cabins include an outdoor firepit. Firewood is not provided, but may be purchased locally. Guests may use small deadwood found on the ground if it fits safely. 🚫 Firewood is not permitted in propane fireplaces (indoor or outdoor). Damage caused by misuse will be charged accordingly. LBBC cannot guarantee fireplace operation and refunds are not provided due to non-operational fireplaces. House Care Guests are responsible for maintaining reasonable cleanliness during their stay and leaving the cabin in good condition at departure. These are privately owned homes, and we ask that they be treated with care and respect. Age Requirement Guests must be 21 years of age or older to reserve. Cabins are intended for families, couples, or adults 21+. Unchaperoned groups or students under 21 are not permitted. Valid exceptions may apply for couples (honeymoon, anniversary) with prior approval. LBBC reserves the right to refuse service if policies are violated. Acts of God & Service Interruptions LBBC is not responsible for power, internet, or service outages caused by weather, rural infrastructure, or regional issues. Maintenance concerns will be addressed as promptly as possible based on technician availability. Refunds are not issued for such interruptions. Pets Select cabins are pet-friendly. Non-refundable pet fee: $75 per pet, per stay Maximum: Two dogs (where permitted) Pets must be crated when unattended and are not allowed on furniture or beds. Additional cleaning or damage charges may apply. Unauthorized pets or violation of no-pet policies may result in fees or eviction without refund. Smoking All cabins are non-smoking. Evidence of smoking indoors will result in additional cleaning fees. Please dispose of cigarette butts properly outdoors. Hot Tubs Please supervise children at all times. No glass, food, oils, soaps, lotions, or bubbles are allowed. Shower before and after use. Do not sit or stand on hot tub covers. Hot tubs are drained and sanitized after every guest. Damage may result in repair or replacement charges. Trash Please secure all trash in the outdoor receptacle. Wildlife is common in the area, and unsecured trash can attract animals. Trash service runs Monday, Wednesday, and Friday. Firearms, Fireworks & Noise Fireworks and discharging firearms are strictly prohibited on cabin properties. Quiet hours are 11:00 PM – 7:00 AM. Loud music, parties, or disruptive behavior are not permitted and may result in eviction without refund. Internet & TV Services Internet and satellite services are provided as a convenience and are not guaranteed. No refunds are issued for outages or service limitations. Damages & Missing Items Guests are responsible for any damage or missing items. Cabins are inspected before and after each stay. Charges may apply for excessive cleaning, damages, or missing inventory. Maintenance & Service Calls Please report non-emergency maintenance issues between 9:00 AM and 4:00 PM. Emergency concerns should be reported immediately. Service calls resulting from guest oversight may be charged to the guest. Lost & Found LBBC is not responsible for items left behind. Shipping can be arranged upon request for a handling fee plus shipping costs. ATV, RV & Camping ATVs, off-road vehicles, RV parking, and tent camping are not permitted on cabin properties (with limited exceptions). Violations may result in fines or eviction. Wildlife Cabins are located in a natural forest environment. Wildlife encounters are possible. Please do not feed or approach animals. LBBC is not responsible for wildlife-related incidents. The only complaint, and I had read other complaints beforehand on this, was the cleanliness of the floors, ceiling fans, blinds etc.There was items in the couch cushions one being a tablet(white pill) that my 3 year old granddaughter found, but thankfully brought right to me! The place was beautiful, well maintained on furnishings and plenty of extras!! The only thing I'd recommend is a more thorough cleaning! The house is huge and beautiful. The backyard is built from every child's dreams. My two boys absolutely loved it. As our weekend got started, the rose colored glasses started to fade. We could see the dirt, dust and grime left behind in every crease & crevice. The rugs looked as if they hadn't been vacuumed in several stays. The back porch hadn't been cleaned in a while & the furniture was covered in pollen & dirt. We didn't sit on anything outside because it was absolutely disgusting. The couches in the living room weren't the couches that are in the photographs online, & the grill was downsized from a 4burner to a 2burner. Day 2 brought all kinds of new challenges. We woke up to overflowing commodes. Not just a little, but it was backed up all the way into the showers. The owner was quick to respond & got it fixed but the damage was done. They came in and fixed the problem while we were away. The issue was that they didn't do anything about the shower curtains that had been in poop inside the shower. When bathing my boys in the upstairs shower, I noticed mold and mildew on the vinyl shower curtain as well. Dinner and breakfast would have been a lot easier to cook if we had more than 2 pans to use. None of the TVs had remotes in the rooms & only the downstairs tv remote worked. The only 2 negatives there wasn’t enough towels or washcloths. One restroom meant for 2 bedrooms to share (4 adults) only had 2 towels and 1 washcloth. However, there was no hot water in any shower throughout the whole cabin. There is some electrical issues with lights flickering constantly or just not working at all. I found multiple mouse & rat droppings throughout the cabin also. When i messaged the host/manager. I received no response to any problem. So we took cold showers all week long. HOT TUB WAS HOT AND CLEANED WORKED WELL .THANKS FOR THE NEW SOFA SETS IN THE DEN BEAUTIFUL & COMFORTABLE . NOW THE DOWNS SIDE IS : Needs a new grill or the old grill must be cleaned so we did not use it . Needs a new refrigerator it was not cold enough even after adjusting temp however the freezer side is good. Need smart tvs in all bed rooms because the tv's did not work ; we did not find a remote for the tvs . Master bed room and the den tv worked great. One of the bed rooms upstairs needs lighting . OVERALL WE WOULD RECOMMEND BIGGER IS BETTER CABIN TO FRIENDS BECAUSE WE LOVE THE PROPERTY ##### Roslyn S. The 2 bedrooms downstairs had problems. The master King bed was nearly broken down at the foot of the bed...We were scared it was going to break ever second. The other bedroom downstairs...The couple got eaten up by Bed Bugs...Soooo, I guess you can call it Sweet Bitter...The Road to get to the Cabin is Terrible...Huge Pot holes that can't be avoided. The road is fullll of potholes. Definitely need replace some furniture. You could get lost in the living room couches. Very uncomfortable and needs to be replaced. Bar stools are an accident waiting to happen. Downstairs king room needs mattress replaced. Very disappointed in the lighting on the back porch. Called Terry to let him know we could not sit out on the back porch because of no lighting. He told me to check to be sure I had the correct light switches and call him back so he could try to get someone out there to fix. Never answered my calls or text when I did try him back. I did get confirmation of him seeing the text but still waiting for his call 2 weeks later. Would have been nice to sit out on the back porch at night. We had to go around the house and steal light bulbs that weren’t as important as other areas to have some light in the house as well. These didn’t just all go out. Also. Foseball game was missing a man & pool table & pool sticks need repairing. Paid too much money to have all these issues. Especially the little ones that could have been taken care of that were not. ##### angie g.
