\>>By attending the property, you agree to the terms of the Short-Term Rental Agreement, which will be sent for signing at the time of booking.  
\>>Guests must provide a copy of their ID (front and back) and a selfie photo for security and insurance purposes.  
\>>A security deposit (bond) is required and will be authorised separately.  
Strict no loud noise, parties, or events. Quiet hours are from 9:00 pm onwards. Breaches may result in eviction.  
\>>No schoolies or toolies permitted.

\>>The property hosts up to 3 adults comfortably. Larger families/groups may be considered upon request — please contact us in advance.  
\>>If more than 3 adults are booked without prior approval, and no response is received to our requests within 30 days of check-in, the booking will be cancelled with no refund.

\>>Parking is limited: maximum of 4 cars.  
\>>Special requests ( ie extra bedding) must be made 48 hours in advance.  
\>>Last-minute requests incur a $100 setup fee (minimum 2 hours’ notice required).  
\>>Same-Day Booking Policy: Bookings must be made before 6:00 pm. Bookings after this time must be cancelled within 1 hour for a refund, otherwise the first night will be charged with no access.  
\>>Bins must be placed out for collection on the correct night. (Yellow recycling bins are collected every second week.)  
\>>This is a non-smoking property. Any cigarette butts found will result in forfeiture of the bond.  
\>>Neighbour complaints = immediate removal or cancellation of booking  
\>>Accidental/deliberate damage will incur repair or replacement charges.  
\>>Guests must leave the property in a clean condition and return furniture to original positions or additional fees apply.

\>>Smoking: $1,000 “Smoke Damage” cleaning fee.
