the room was dinky but perfect for one person and convenient to getting everywhere. It was beautifully decorated and the bed was extremely comfortable - hotel standard. The street was quieter than anticipated so I was relieved to get a good night's sleep. Will stay again.

I loved staying here. The room was spacious, bright and immaculately clean. The host was extremely helpful and kind over the phone. Good value and in a good location walking distance from all that I wanted to see. Makes for the perfect stay in Brighton! Thanks so much.

Room was nice and clean, very easy keypad entry system to the property and your room, no need for keys etc, the proprietor texted me a reminder about key code numbers etc which was nice…your room has its own shower cubicle, but the only thing that was missing from the room was a toilet, but they are situated on each floor.

Great stay, eventually!
The stay was great, eventually! I am disabled, therefore cannot manage very narrow stairs, and my room was on the third floor with no toilet! If I wanted to go to the toilet, I would have had to navigate down one set of stairs in the middle of the night! I rang the manager, and he offered me a room on the ground floor with an ensuite bathroom and double bed. But, with an extra charge of £50, which I wasn't prepared to pay. However, my friend paid the extra, as he said he wouldn't sleep if I'd fallen down the stairs! I think this was an unfair charge, especially considering the ground floor room was not booked for any people. The stay was lovely afterwards.

Many thanks for taking the time to leave a review, im always keen to learn if there are areas we can improve our guests experience and I would also like to apologies for any inconvenience caused at the start of your stay.You have booked a single room which comes with a shared toilet. Due to the time of your booking, it wasn’t possible to allocate you closer to it. Had i knew in advance that you have mobility issues i would have tried to come up with options in advance however this was only explained once you had checked in.With regard to the room upgrade charge, although the room was “free” at the time we operate and accept bookings around the clock and it’s not uncommon for same day bookings to arrive. The full amount would have been substantially higher as the ground floor room boasts a balcony overlooking the front garden and is substantially bigger however I did offer a very reduced upgrade charge because of the circumstances. I’m glad to hear that nevertheless you enjoyed your time in the new room.

Fantastic location, being 10 mins to Kemptown and 20 to the Lanes. Right near the seafront also! Very secure and quiet location even on a Saturday night! The facilities are perfect, with robes, fridge and comfy bed. Will be returning here on my next Brughton visit!

Great place to stay
Great place to stay. Recently refurbished to high standards, with every square inch used effectively (it is cosy, but it's a sleeping place). Close to city centre and marina / pier, in a quiet street. Impeccably clean. Fair price for Brighton especially given the great condition of the room.

Lovely and clean but not really a hotel. Self check in with pin code. No housekeeping on second day so room was not made up.

Booked this venue as working in Brighton. I knew there was no onsite parking, so parked on Marine Parade, 5 minute walk. This was the most expensive parking I have paid for in Brighton, which was £14.50 for 4 hours. Communication from owners in advance of arrival, with number code to gain access to premises and to room. I was in room 7 on 2nd floor. Stairs of premises (no lift) were steep. Room was lovely (no desk) as was ensuite. Shower was small, I would not be able to bend over and pick up shampoo/soap. For a 1 night stay it was great.

With regards to parking, sadly Brighton is quite expensive however a few minutes walk is Buzz Bingo Car Park (or those that require car park, we can recommend the Buzz Bingo car park BN2 0LE) which at the moment charge 18.50 for 24hr period.We hope to see you again in the future.

I've stayed here a couple of times while visiting Brighton. An impeccable small hotel. I like that there is no effective check in as codes to enter the hotel and the room are provided in advance. They have also been great around late check-outs which do come at a small fee. Highly recommended.

Perfect for what was needed
Great property … clean and convenient … host was friendly and responded to messages promptly. Just needed a place to Kip and this was ideal, rooms were clean, access was easy via code … good location with all amenities within 5-10 mins walk.

Nice conveninet location near the front and Kemptown. Fully 'automated' though so you are sent an access code and see no one your entire stay. I get that its efficient and saves cost but it makes the whole experience pretty soulless - its nice to have an actual human to chat to and get tips for the area etc.

With regards to the automated system it’s done to make the check in process more smooth. My wife and I stayed in room 3 for one night . The room was perfect in every way. Everything that we could have hoped for was provided. It was clean and comfortable. My only beef was the lack of a proper reception. The reception is remote via an intercom. That system did not work and we only got inside because another guest let us in. Aside from that it was great.

A gem in Brighton
Lovely guesthouse in a prime location in Brighton. Walking distance to the beach and Concorde. No-contact check-in, and I didn't see anyone the entire time I stayed. It was quiet and peaceful.

The hotel is well-equipped, refined and comfortable. Convenient location, near the sea. We live in Room 5, with sea view and the environment is quiet. But be careful, you have to take the stairs.

Nearly perfect
Very small, but clean and comfortable room. Great communication and easy check in process. I don't think I realised at the time of booking that no breakfast was available at the property which wasn't ideal. Would be great if they could leave some fruit or other breakfast item in the room perhaps... It was also very difficult to find the parking suggested by the property, ended up parking about 1/2km away and cost £18 for 24hrs.
