Set in a calm, friendly neighbourhood with excellent transport links to both the city centre and the South Downs, it truly offers the best of both worlds, whether you are here for work, a relaxing break or a seaside escape. The studio features a bright, open-plan living and dining area, along with a fully equipped modern kitchen that makes every stay feel easy, relaxed and wonderfully homely. The space offers a comfortable kind-size and a sofa bed, not yet made up, so you can enjoy the space, with free WiFi and a smart TV for streaming your favourite shows from platforms like Netflix and Amazon Prime. The Patch is a fantastic choice for couples, small families or professionals looking for a stress-free Brighton getaway. Brighton Pier - 3.1 Miles American Express Stadium - 4 Miles Brighton Station - 2.4 miles KITCHEN / LIVING AREA / BEDROOM The open plan living space offers a cosy dining area and a comfortable sofa, not yet made up as a bed, giving you a relaxed spot to unwind, enjoy a casual catch-up, or simply stream your favourite shows using the free WiFi and Smart TV (just log in with your own account). The fully equipped kitchen includes a washing machine, an induction hob, smart oven, a kettle, and a variety of cookware, pans, glassware, crockery, and cutlery, so preparing a meal is easy and convenient. We also provide complimentary tea, coffee, salt and pepper, so please feel free to help yourself. For those guests on a 'workation', there is a dedicated workstation for catching up on emails or connecting with family and friends. The king-size bed sleeps two comfortably, and the sofa bed in the lounge can be made up for additional guests; we supply fresh bed linen and additional bedding for the sofa bed. BATHROOM \- The bathroom has a shower, sink, mirror and toilet. We provide bath towels, hand towels and a bath mat. PARKING: There is one free parking space in the driveway for a car (hatchback size), or additional vehicles must park over the driveway. There is an EV charger for guests to use (upon request only, using the app). There is a charge for this. IN ADDITION There is an iron, an ironing board and a hairdryer for guests to use Late check-out fee - £50+VAT per half hour unless a late check-out has been agreed upon in advance Travel Cot or High Chair fee £50.00 - only on request. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time! Check-In We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid. Damage Deposit We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost. Smoking To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available. Noise To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!) Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group. Please note that call-outs due to excessive noise or parties may incur a fee. Pets This property is not pet-friendly Check-Out Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee. Before You Leave and as a consideration to future guests, please: Wash up the used dishes. Bag rubbish and use the correct recycling bins. Return keys to the key safe (OR) Keynest location. Switch off the lights. Close all windows. Turn down the heating.
