As some feedback for the property and those considering booking. The hotel isn't quite what I had expected. Essentially the property is an old house that has been refurbished to a high standard. It felt more like a guest house, than a boutique hotel if i'm completely honest. The cleanliness, decorations and breakfast (including the breakfast staff) in the hotel were all very good, but some things to note: - When my partner and I came to check in, the receptionist was having a chat with some of the guests in the lobby. It felt kind of awkward checking in because suddenly everybody just stopped chatting as soon as we arrived. I gave the receptionist my ID which she refused, as she wanted to take my name (she could have gotten this from my ID), and instead I told her my name in a lobby full of people who were now silent... not great for privacy or security. - The TV signal was very bad, and some channels are completely unwatchable - The sink makes a loud gargling noise when draining, and the bathroom extract is very loud (we had to turn this off before we went to sleep as it was too noisy, even with the bathroom door closed) - There is limited noise insulation inside the room from the communal areas outside. You wouldn't want to be stuck next to a noisy guest in this property. - There is no lift in the property, and some steep stairs, so not ideal for those with PWD's, or a lot of luggage. The stay was adequate but I probably wouldn't stay again if I'm honest.

Lovely stay for a hen do. 3 rooms, very attentive staff. Rooms were lovely and clean, had hot drink making facilities. Very comfortable beds. Breakfast was amazing, toast made to order, buffet breakfast or could order from menu. Only let down was the struggle to find parking but this isn’t anything the hotel did wrong, the permit given was super helpful, along with the map. Great stay, will be back again

Really enjoyed our stay at The Charm Hotel, we stayed in a beautiful room with a sea view. Large space, clean and well styled. The building itself has some wear and tear like many in Brighton.

Very Good hotel
Huge very clean and comfortable room, but it was below the main entrance and at the bottom of the stairs so at times it was very noisy. The heating did not come on until 17.00 and at times during our stay it the outside temp was below zero on the afternoon we we went back to our room early it was freezing. But overall a lovely hotel and we would recommend it.

Lovely pretty hotel
This boutique was stunning. The decor as you enter was so lovely and welcoming. The staff were friendly and very helpful. Our room was the family basement suite and it was huge. We stayed 2 nights and had a lovely time.

Great hotel just a few issues
Hotel and staff were lovely however the room was way too hot even with the radiator off and window open during the whole stay however when complained the receptionist gave me the air con remote which made it more comfortable. Pillows are useless and probably worst I have experienced even three pillows did nothing. Breakfast is served way too late at 8am afye stopping in hotels every week I have never come accross a hotel that has started breakfast later than 7am! Ended up going out for breakfast everyday which wasn't great after paying for it. And to top it all off the fire alarm went off on the morning we were checking out and we wanted to sleep in as we had a cooler room but couldn't with no apology on checkout to the inconvenience

Nice clean room. Excellent breakfast. Wi-fi poor in the room. We parked our car in the street outside and it was broken into, fortunately they only got a weekend bag of dirty washing. Not the fault of the hotel, which was excellent

The staff were very polite, courteous and professional. The room was and facilities were ok. The only real downside is the very limited parking and even when you do get parking for their street, it’s almost three time the cost on other streets (on pay by phone)

The staff here are the best thing about this hotel. So friendly and accommodating. The staff at breakfast were efficient and helpful and the breakfast itself seemed to offer all that you could ask for. The only downside s parking can be difficult. There is a municipal car park less than 5 mins walk away but it's not for those who own larger cars as the spaces are tight and the access ramps are quite narrow.

Great for the price
Good location, close enough to the city centre to walk to but far enough that it wasn’t noisy. Clean and comfortable room, bathroom clean and well presented. Stayed one night mid week and was very happy with the room for the price I paid. The receptionist was welcoming and explained things well. Breakfast was okay, as expected.

Very Charming indeed! We stayed one night and wished we could have stayed longer. The location is ideal for walking to Brighton's historic pier, the lanes, high street and so many local shops, pubs and restaurants. We loved the large king bed, spacious upper floor room, green courtyard outside, amazing breakfast and little touches, like rose petals on the bed. The room is well equipped with toiletries, iron, fan, safe, etc. Staff are friendly and knowledgeable and eager to help with luggage and directions/recommendations. Would definitely stay here again and recommend this place for anyone looking for an upscale boutique hotel in Brighton. 5 Stars all the way!

Good But expected More.
The staff were very pleasent, the breakfast was a large spread however not for me, the spa treatments are slightly exspensive in the resort you are better going off to other sites if the spa is what you are looking for. The room was clean and very well presented just the aircon did not work in our room so it was stuffy and the pillows were not comfortable at all. We were put on the third floor being slightly older and not as fit as our younger days could have done with a lift, especially as the stairs are crooked.
