Its prime location allows you to immerse yourself in the dynamic atmosphere with easy access to the beach and amenities right on your doorstep, allowing you to fully experience the vibrant ambiance and coastal beauty of Brighton. Guests can make use of the wifi and smart TV, allowing them to stream their favourite shows and movies from platforms like Netflix and Amazon Prime. The space The apartment is situated on the ground floor. In through the main communal door, your apartment is directly to the right. Through the front door and straight into the studio space with zip and link beds which can be made as two singles or a large double. Dining table and four chairs, hanging space and full length mirror. To the left up a small step is the kitchen. Washing machine Fridge Four ring hob Oven Microwave Kettle and toaster Crockery, cutlery and glasses, sufficient for all guests Full kitchen inventory From the kitchen into the bathroom. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time! Check-In We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid. Damage Deposit We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost. Smoking To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available. Noise To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!) Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group. Please note that call-outs due to excessive noise or parties may incur a fee. Pets This property is not pet-friendly Check-Out Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee. Before You Leave and as a consideration to future guests, please: Wash up the used dishes. Bag rubbish and use the correct recycling bins. Return keys to the key safe (OR) Keynest location. Switch off the lights. Close all windows. Turn down the heating. These steps help us prepare for the next guests and save energy; every little bit counts. Age Policy The lead guest must be 21 or over. Front doorway had no lighting outside so it was dark coming back into the main entrance. The flat smelt severely of damp likely source being the washing machine. The bed head on one of the beds was broken at the back and had just been propped back in place and the table furniture was of low quality. The sinks didn’t drain properly as the drains need to be cleaned out. . ##### Grace M.
