Ideal for up to 6 guests, it features Wi-Fi, a Smart TV, a fully equipped kitchen with a dishwasher and washer-dryer, a private garden, and free on-street parking. It’s perfect for football fans, holidaymakers, and business travellers alike. Just a short drive or bus ride from Brighton’s famous seafront, beach, pier, the Lanes, and the Royal Pavilion, this home offers the best of both relaxation and adventure. Close to the American Express Community Stadium - home to Brighton and Hove Albion FC Close to Brighton’s famous seafront, beach, pier, the Laines, and the Royal Pavilion, Bus stop 1 min from the front door travelling to Central Brighton and the Universities KITCHEN / LIVING AREA This open plan kitchen/living area has a ton of natural daylight pouring in and the fully equipped kitchen has a hob oven and kettle, plus plenty of cookware, glassware, crockery and cutlery so you can easily cook up a brunch or lunch for everyone in your group. In addition to this, a coffee machine that guests can use to grind fresh beans (bring your own beans) and we offer complimentary tea and coffee, salt and pepper - so please help yourself. You’ll find the separate lounge TV room set up with a Smart TV to access your own Netflix and Amazon Prime accounts, and an L-shaped sofa bed not yet made up as a bed, making it a lovely space for chilling out, getting together for a few drinks or catching up on the events of the day. If you prefer, you can simply relax and watch a movie on the TV. BATHROOM The bathroom has a shower over the bath, a sink, a mirror and a separate toilet We provide plenty of bath towels, hand towels and bath mats. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time! Check-In We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid. Damage Deposit We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost. Smoking To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available. Noise To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!) Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group. Please note that call-outs due to excessive noise or parties may incur a fee. Pets This Property is pet-friendly. An additional £95 after pet stay, hypoallergenic cleaning fee applies per stay. Please notify us in advance what type of pet you are travelling with, so arrangements can be made. Check-Out Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee. Before You Leave and as a consideration to future guests, please: Wash up the used dishes. Bag rubbish and use the correct recycling bins. Return keys to the key safe (OR) Keynest location. Switch off the lights. Close all windows. Turn down the heating. These steps help us prepare for the next guests and save energy; every little bit counts. Age Policy Bookings are only accepted where the lead guest meets our minimum age requirements and where the majority of the group is of an appropriate age.
