The home includes three distinct sleeping areas, offering flexibility for families and groups.  
Primary Suite (1st Floor):  
A spacious 12’ x 24’ suite with a king bed and full-size futon, ideal for parents traveling with a young child or guests who appreciate extra space. Includes a private ensuite bathroom.  
Bedroom Two (1st Floor):  
This room features a queen bed and futon with convenient access to the kitchen, laundry room, and outdoor kitchen. Well suited for couples or teens who want their own space while staying close to shared living areas.  
Loft Bedroom (2nd Floor):  
A private loft-style bedroom with a queen bed, ensuite bathroom, and a balcony for relaxing mornings or evenings. With its cozy loft layout and stepped entry into the bathroom, this space is best enjoyed by younger or shorter guests comfortable navigating multi-level spaces. We recommend this room for guests comfortable with stairs.

There are 4 full bathrooms, allowing multiple guests to get ready at the same time without sharing. The main bathroom features a walk-in shower with rain shower head and handheld wand, plus a jetted soaking tub.  
All bathrooms are fully stocked with fresh towels, shampoo, conditioner, body wash, and essentials for a comfortable stay.

The fully equipped kitchen supports group meals and family gatherings with all cookware, pots, pans, and serving essentials provided. Appliances include a stove, dishwasher, ample prep space, and a coffee maker with complimentary drip coffee grounds.  
Indoor living areas are designed for shared mornings, relaxed afternoons, and comfortable evenings together.

The landscaped front yard welcomes you with palms, clusia, and soft lighting. The private backyard features a 10’ x 30’ heated pool encircled by a freshwater stream, creating a peaceful resort-like setting.  
Guests can enjoy a 6-seat wood-burning fire pit, outdoor kitchen with BBQ grill, outdoor refrigerator, 58” TV, and comfortable seating for dining and conversation. Landscaping and thoughtful screening help maintain a peaceful and private outdoor experience.  
A raised mango tree platform is a favorite gathering spot for kids and sunset viewing. Beach gear is stored onsite, and parking for up to four vehicles is available via a convenient semi-circle drive.

We offer self check-in via a private code sent prior to your arrival.  
We have two security cameras and a doorbell camera facing the street to provide you with security and peace of mind while staying at our home.   
  
A signed rental agreement and $500 security hold are required to complete your booking.  
Important: We are committed to protecting our properties which is why we've partnered with Truvi, the leading vacation rental-guest screening provider.   
Please note that before your booking begins, you will need to verify your details and ID through Truvi.  
  
Upgrades:  
Propane is provided for the grill free of charge.  
We also provide beach supplies - beach towels, chairs, cooler, umbrella and toys.  
Pool heat is free and is heated to 84 degrees; Note that the heater can only heat the water 15-20 degrees above the air temperature and may not work under 55 degrees.   
The pet fee is $150/stay, maximum of 2 dogs. If you bring a pet without authorization, it will result in a $250 fee.  
  
Potential Charges:  
Extra guest fee of $50/person in excess of reservation. This includes both daytime and overnight guests.  
Checkout is at 10am so our cleaners can prepare the property for the next guest and every 30 minutes late is a $50 fee.

Even after buying bug spray, several guests were still getting bitten while relaxing by the pool.• Bugs were an issue inside as well—half our group ended up with 10 bites each. A professional pest treatment before future bookings would make a big difference.• A few unfinished projects and tools left around created some tripping hazards.

This property has multiple beautiful aspects from the gorgeous outside landscape, outdoor kitchen, to the tastefully decorated interior. Multiple amenities are available for guest use. The local beaches are beautiful with great places for dining and shopping. I am definitely looking forward to staying in this property in the future.

The check-in process could not have been smoother. The home is located in just off Cortez, which makes it easy to get to the beaches and other places throughout Bradenton. We were so fortunate that it was just ten minutes from the friends we came to visit. The pool is delightful. One of the reasons I choose this property over others is because there are enough trees to offer some shade while being in the pool and enough sun to make it feel warm. It is worth the price for this feature.We truly appreciated all the communications that took place and were grateful for the suggestions offered in the binder that is located at the property.

What a beautiful house & backyard! The pool was incredible. Our family had an amazing stay. Close to AMI, this little slice of heaven was just what we were looking for. We had such an amazing time during our stay. The house is amazing and in great shape. It’s stocked with all of the essentials from kitchen supplies to beach supplies down to shampoo conditioner and body wash. The pool is awesome and the patio bar area is super nice. The treehouse is an awesome spot to relax and watch the sun set. The house is close to everything including beaches and restaurants. The only thing I would recommend are new beds and mattresses in the master bedroom, they were a bit hard. We will definitely be back for another stay at 200 Palms Way!!

#### Great pool and outdoor space

We stayed at Brian and Stacy's property for 2 nights...wish it could have been longer. The place was clean, and accommodated 4 adults, 2 teenagers and a family dog easily. We used the outdoor grill and eating area in the evening. The pool was warm (you can pay extra to heat it to 85\*, which we did) and the teenagers lived in the pool. It's not far to get to the beautiful beaches on AMI. The only downfall was the traffic, so plan to go early to beat the traffic. Brian and Stacey were very responsive to our questions. Would definitely recommend a stay here. We loved AMI and hope to get back for a longer stay.

Lovely property. 10 minutes from the beach. The family thoroughly enjoyed the pool. Enjoyed many cook outs. Would have benefited from checking google street view to appropriately set expectations for the neighborhood. 25 a day to heat the pool, but worth it given the varying February temperatures.

#### Relaxing Getaway at 200 Palms – A Peaceful Oasis Near the Beach

We had a wonderful stay at 200 Palms in Bradenton, Florida! The three-bedroom home was comfortable, well-maintained, and perfectly located—just a short drive from beautiful beaches and fantastic restaurants. The quiet neighborhood made for a relaxing retreat, especially while unwinding by the pool. Communication with Brian was seamless, making our stay even more enjoyable. While the freshwater stream around the pool wasn’t working, and we wish there were photos of the unique treehouse and surrounding mango trees, everything else exceeded our expectations. We would definitely stay here again!

#### Absolutely Perfect!

This home was even better than the pictures! The pool was sparkling, definitely a fan favorite. We did get a lot of rain one of the days, but there were so many games and activities stocked in the home, we still had a blast. I also really appreciated Mike the Manatee (emotional support stuffie) that was there to keep my little one company after she left her stuffie at home. This place and the hosts are 10/10, 100% recommend staying here and hopefully my family will stay there again the next time we find ourselves in Bradenton.
