Bask in a lush, one-of-a-kind backyard with a HEATED pool/hot tub, outdoor dining, fire pit, lounge chairs, & hammock. Play bocce ball, cornhole, foosball, darts, board games, Ms Pacman or on the slackline swing set. 6 miles (10 min) from Anna Maria Island, 5 miles from IMG, 4.5 miles from LECOM Park and ½ mile from Manatee River boat ramp. The space Enjoy the comfortable and upscale Kokomo house. \-Sleeps 12 in a 1830 sq ft house with 4 bedrooms, a game room with a futon and 2 bathrooms with large showers. Our check in process is easy with a guest keycode that is changed after each stay. PARKING: 2 driveways can accommodate 4 vehicles. Each driveway is long enough to accommodate boat and trailer parking. ½ mile to Manatee River. No street parking. Other things to note Check in after 4 pm. Check out 10 am. $25 fee will be assessed for each 15 minutes past checkout. We want everyone to enjoy our property, but also want to emphasize that we do not allow parties. This includes no playing loud or disturbing music outside. Quiet time hours 10 pm – 8 am. A maximum occupancy for the property is 12 individuals. Florida is a tropical place. Our home is professionally sprayed quarterly to control bugs. However, please understand it is not possible to get rid of all bugs inside or outside. Mosquitos can also be around in the evening and after it rains. Please remember to pack bug spray. Lizards will be seen outside in the yard. The yard is fenced, however, there is no fence directly around the pool. The side and laundry room doors are equipped with alarms that should be turned on if children are present. Children should NEVER be left unattended outside. NO GLASSWARE IS ALLOWED IN THE POOL AREA. Please use plasticware by the pool. Swim at your own risk. This is a private home and there is no lifeguard. Gas grill with propane tank is provided as well as barbecue tools in a case above refrigerator. We do not refill the propane tank, so when it goes empty, please feel free to exchange the tank at a local gas station or Home Depot for around $25\. Please shut off propane tank and clean the grill after each use. We do not supply firewood for the fire pit. Firewood can easily be purchased at Publix or the Ace hardware store, both a 5 minute drive. Please note we have a Ring doorbell camera at the front door and a security camera by the side entrance door that points toward the gate and driveway. They will record audio and video. No smoking/vaping in the house. There is a designated smoking area by the fire pit. Please dispose of ashes and butts in the firepit. Sometimes you may see our pool, lawncare and pest control vendors on the property. The pool is serviced on Mondays and lawn is serviced Thursdays. Pest control sprays quarterly. Any time guests leave the house, please ensure that all windows and doors are locked. Garbage (black can) and recycling (blue cans) are picked up on Thursdays. Because it only comes once a week, there could be trash in the garbage can that does not belong to you. If you are staying on a garbage day, please bring the cans to the curb on the grass (not in the street) and bring them back by the shed once they are emptied. We strongly encourage our guests to purchase travel insurance as it provides peace of mind and financial protection in case unexpected events occur. Unfortunately, we do not process refunds outside of the cancellation policy. Thank you for understanding. The home had many faults with security. The outside "Oasis", as described was more like the black lagoon. We arrived the night before after midnight so we had only one day for the pool and ammenties outside, which was the reason for our choice of this particular place. That evening we were tired from our day events and did notice the pool was dark and gloomy, tried finding some lights to light up the pool and outside. No switch on the inside of the home. Dissapointing but figured we would find one the next day or it is probably on a timer, The pool area was needing some attention.. brick was loose and you had to be careful as not to fall or trip. Some light strings had fallen from one of the trees. Tiny rocks in the bottom of the pool . We were planning a night time pool swim so around 4:30 before dark i asked my husband to see if he could look for the switch to turn make sure there were lights. He noticed a switch that was labeled pool, it had a broken tab missing.. which was peculiar? I decided the contact the owner seeing that it was the 1st evening of daylight savings.I wanted to make sure the pool lights worked. Tried several times throug text, email, and thru vrbo.. It was hours later She told us somone have turned pool lights off. Around 9pm! she sent assistant to look. The backyard was very nice and we were so excited to use it but the bugs were really bad. The pool was full with leaf's, bugs and dirt. We did skim the pool but didn't really do much. The house is located on a busy road. Overall we did enjoy our stay. ##### Renee C. The backyard had activities for children to play and plenty of games. It including many things and the beach was less then a 30 min drive. Definitely recommend!!! ##### Margert K.
