### Marmalade Mermaid by Duncan Real Estate

For true Southern Living and if only the best will do, this beautiful Island vacation home is for you! Being only one house from the lovely beaches of Anna Maria Island and three houses to Tampa Bay you can enjoy all the waterways the Island has to offer! This is a historical cottage that has been totally remodeled for your enjoyment. Marmalade Mermaid is not even 100 steps to the beach access and the crystal blue waters of the Gulf of Mexico, fringed with seven miles of white sand beach which stretches out in a gentle curve in both directions. Marmalade Mermaid is only three houses from Tampa Bay where you can put in your paddleboards or kayaks easily. This home is near Leffis Key so you can paddle many mangrove lines and see loads of wildlife. Since this home is a historical cottage, the windows do not open throughout the home.

 Step outside and take in a tropical backyard with a heated swim spa for shared guest use. The swim spa is 14 ft. x 8 ft. and the temperature is set at 86 F. Water temperatures may be lower during the winter months. Please note if cold days occur, water temperatures will drop and may stay cooler longer. Pool and Spa heaters might not operate and will automatically shut down if outside temperatures get too cold. While we take every precaution to ensure that pool or spa is heated as specified, weather conditions may affect the temperature of the pool. Nothing can be done about this issue. If the pool or spa equipment malfunction during your stay, Duncan Real Estate will expedite repairs as quickly as possible. It may be necessary to close pool for maintenance purposes. No refund or rent adjustment will be made for circumstances beyond our control, malfunctions, or loss of use of equipment or amenities.  
  
 There are enough parking spaces for at least three cars at this property.   
  
 Small dogs under 25 lbs. are welcome for a non-refundable pet fee of $150 per pet. The pet fee does not cover any damage caused by the pet.  
  
 Please keep in mind that you are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.

Such a cute house! The colors, the charm, the proximity to the beach and the little details available for the guest made our stay so fantastic! There’s literally nothing missing. From kitchen utensils to towels and bed sheets. Everything you need they have. The backyard is super chill and relaxing. The porch swing was everyone’s favorite. Just amazing all the way around. I know where I’m staying next time in Anna Maria!

For the most part, the property was clean. We did find a dead cockroach in one of the bathrooms upon arrival. You may want to get a grease catch-can for the grill. I noticed there wasn't one and had to use a pickle jar with aluminum foil to prevent dripping all over the grill mat. Some of the beach chairs have mold on them from being stored wet. I rinsed them off as well as washed out the wagon and let them dry out before putting them away. Other than that we loved the house and the location.

It was nice and a great size for a group of 8 people. 3 Bedrooms, each with its bathroom, right across the street from the beach (great to go back for food or bathroom, or if you forgot something, you can go to the house real quick and be right back, no problem). Kitchen with everything you need, Keurig and regular coffee makers, nice patio with a grill if needed. At the main restaurant and shops area, parking is very limited, but it is so close that you can walk in a couple of minutes. Longboat key/Lido Key shops and restaurants are a very short drive away, and so is Ana Maria Island area...there is a hidden gem of a restaurant called "Pane e Amore Italian cafe" where the main shops are with the most amazing food and service...This house is at the center of many beautiful places, lots to do, and great food.

#### Nice family getaway

We chose this property for the beach house vibe. We were not disappointed. There’s a big wrap around porch. Big living room for family game nights. It’s about a 2 min walk to the beach (if you walk slow). You can walk less than 1/2 mile to amazing restaurants and shopping. It’s not overly crowded where this house is, so the beach isn’t crowded either. And the property managers were excellent communicators and promptly answered any questions we had. And ahhh, those sunsets over the Gulf of America are stunning.

#### Beautiful cottage, steps from the beach 

We absolutely loved our stay at the Marmalade Mermaid! We had a group of 8 and there was plenty of room for all of us to spread out. The decor was beautiful and everything was very clean upon check in. The house had everything we needed and we were a short walk across the street from the beach. We loved the large porch, swim spa and all the beach equipment. We had a couple minor problems and they were addressed very quickly. Communication was excellent. Would definitely stay again!

#### Best of both worlds

We're not a "sit at the beach" family, but enjoy all the activities that surround it. So this location was perfect...a few minutes we were at the beach (lots of chairs from the house to use) and then within a short drive to LB, had free pickleball and a canoe/paddleboard launch to enjoy the calm intercoastal water! The House layout was perfect - one big open room and comfortable BRs. The outside hammock was amazing! Liked not sharing the grounds w/ another family. Manager was very responsive to a few small requests. Overall wonderful stay!

#### Great Vacation!

Our family (7 adults) recently stayed at Marmalade Mermaid and loved it! Walking distance to our favorite beach as well as our favorite shopping, dining, nigh life locations. House had plenty of room and we loved having 3 full baths as well as an outdoor shower and hot tub. All that and being right across the street from the beach made it the prefect place for our family vacation. We will be back! Dave M

#### The Best!!!

This house will definitely be a repeat for us!! It was just perfect!! Decorated so colorful, plenty of space and just steps away from the beach and the bay!!! Not on the main drag that is beach front but it’s nice because it’s very quiet! We had an issue with a couple of things but management made sure all was taken care of very quickly! We will definitely return!

#### 90 Birthday Celebration

What a lovely home!!! Perfect location with porch views of the sunset. Quaint seaside decors. Linen on beds and towels were excellent. Kitchen was extremely well equipped. Lovely back yard with swings and hammock. So clean when we arrived. Comfortable and spacious seating areas. All furnitures in good repair. Lovely decor. Only difficulty was activating the TV sets and WiFi’s which required multiple calls - and two TVs not functional. We had a great visit!! Thank you :)

#### Awesome house

Beautiful house and location! We enjoyed our stay and we felt very comfortable at the house. They have a nice outside shower on the side of the house, a foot shower in the front of the house, a nice spa pool. The rooms were nice and each had their own full bath. It made it very comfortable with my four kids and mom. They had all kinds of toys, chairs and boogie boards. The porch was nice and the kids loved the porch swing. Overall amazing stay. The beach was beautiful and right across the road. Just loved everything about the house, the beach, and the stay. Can’t wait to go back! Duncan real estate was also very attentive and we felt that if anything was wrong they would help immediately. Highly recommend! 10/10!

My family had a great stay at this amazing property. Steps to the beach with Bahamas style water! Zero complaints, had everything we needed for a convenient and comfortable stay. #### Great family vacation house!

This is a beautiful and comfortable home and we enjoyed our stay immensely! It was literally steps from the beach. The pool was a nice bonus. Between the AC and the fans in every room, the house stayed at a comfortable temperature, even at 90 degrees outside. The porch and the swimspa were great. We loved all the decor. #### Beautiful old house

In a nice location. For the most part, a really nice house. They are having some plumbing issues in the back bathroom. Being an older house, it doesn’t stay as cool as it should and you can’t turn the ac down under 75 per their rules. Other than that, the house is beautiful, was pretty clean, and was a nice place to spend our week.

We stayed in this house with another family and we all loved the house. It is an older house that is updated and has a great floor plan. The large living room, dining area, and kitchen flows together well. Drinking coffee on the wrap around porch was enjoyable. The beach is just a short walk away. Plenty of restaurants within walking distance as well. We have gone south for many spring breaks in the past and this was one of our favorites.
