The Home- 530 square foot studio style home. All flooring is plush green carpet. Loft bedroom with a queen bed. Updated colorful retro vibes throughout. Large, mountainscape(natural mountain), fenced lot with mature trees. Please note stairs are unavoidable. The home is located down a set of stairs around the garage. Additionally bedroom is upstairs.

Bedroom 1-Located in the loft, there is no door. Queen sized bed, dresser, small smart tv, closet, and mini split ac/heater unit.

We provide shampoo, conditioner, body wash, cotton rounds, q tips, and floss picks. We provide 3 bath towels, 3 spa towels, 2 washcloths, and 1 hand towel are provided. (Not for lake use, please bring extra for lake.)

Bathroom- Single vanity, corner shower. Located on the main level of the home.

Kitchen- 2 electric burner cook top & microwave. Smeg retro fridge, and countertop dishwasher. Fully stocked with all utensils, dishware, and cookware. A starter pack of paper towels and trash bags are provided. Along with dish soap, coffee grounds, and sugar.

Coffee set up- 12 cup drip. Coffee grounds and sugar are provided.

Dining- Located in view of kitchen & living area. Table for 3.

Living room- Amazing views & natural lighting. Two sofas surround the fireplace. Large smart tv to stream your favorite apps.

Fireplace- Round natural wood burning fireplace. We do not provide wood. It can be purchased upon filling our check in form to be delivered to the home. Please be mindful of any children and the fireplace. There is no protective barrier to prevent access to the fireplace

Deck/Patio- Views the mountain side. Dining table seating for 4 guests, with bench seating on the railing. Propane grill, we provide the tank. Tanks are replaced once a week or as needed. If it needs to be replaced during your stay, please send a picture of receipt you will be reimbursed. Or give us some time and we can have it replaced throughout our team’s day.

Spa- 3 person round spa. Hours per the city is 7A-10P. Spa is professionally balanced and cleaned after every since guest.

Parking- Flat cement parking pad. No garage access is provided. You most likely will need AWD of 4x4 in winter months due to being in the Moonridge area of town. No street parking is allowed.

Pets- We are NOT pet friendly. Proper documentation of service animals will be required such as vaccines, and what the animal is trained to assist in. Dogs are the only type of service animal allowed. All animals MUST be disclosed upon booking.

Cooling- There is one mini split unit in the loft bedroom. The unit cools and heats.

Heating- This home has a wall heater, a wood burning fireplace, and mini split unit.

Please make sure to read the additional rules section. We believe in setting proper expectations. Many of these rules are set by the city and enforced by their code enforcement. We are required to follow these rules as a part of our permit.

A vehicle is highly recommended in Big Bear. Taxi's and rideshare options are very limited. For public transportation check out Mountain Transit. The closest pick up location is .5 miles from the home.

City of Big Bear Lake Good Neighbor Policy must be respected at all times. Please review the city rules. This is listed verbatim.

Do not exceed the occupancy limit (3 this includes children & infants)
Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may
be less than the total maximum occupancy.

NO PARTIES ALLOWED.

No parking in street or yard (1 vehicle only)
Parking is only permitted in the driveway, designated
parking spaces, and garage. This includes trailers. The
maximum number of vehicles permitted is on the exterior
sign.

No amplified music 24/7
Amplified music is not permitted to be heard beyond the
property line 24/7. Close your windows to avoid music
carrying beyond the property line.

Head inside at 10:00 p.m.
Noisy outdoor activities and spa use are prohibited from
10:00 p.m. – 7:00 a.m.

Take your furry friend with you.(This home is NOT pet friendly)
Take your dog with you so they do not disturb
surrounding neighbors. You will find that Big Bear Lake
is very dog-friendly!

Unfortunately, a few of our guests refuse to
extend common courtesy and neighborly
behavior toward the guests and residents
around them. For those guests who have come
to party and disrupt the peace and tranquility
of the neighborhoods, there are costly and
severe consequences.

Fines
The minimum fine for violating the rules stated
previously is $500 per violation. A second
offense is $1000 per violation.

Eviction
Unruly guests who blatantly disregard the rules
and expectations will be evicted without a
refund. In addition, costly citations may be
issued to the reservation holder.

Occupancy (3) and car limit (1) are set by the city. They will enforce these levels. If found to have more than we are licensed for, you may be fined and evicted with no refund. Please adhere to these limitations.

All trash must fit in bins fully. Lids must be able to close to prevent critters from making a mess. Otherwise, trash should be taken to two free to drop locations in town. Please respect our mountain town and keep the trash amenities available.

Keypad code will be provided once the home is clean, inspected, agreement is signed, ID is provided (mandatory per city rules). Code is sent in the messaging thread when all the above is completed, or 4pm. Whichever comes first.

Cleaning Fee- nonnegotiable. This covers clean linens, cleaning of bathrooms, kitchen, floors, basic balancing of spa chemicals, and basic cleaning of the home. This does not cover left trash, excessive messes, dirty dishes, pet messes, excessive shedding. The home has deeper clean items that happen 2-3x a year.

Spa- Spa hours are set to 7a-10p No exception. This is a city rule and can result in fines. The spa is maintained after each and every guest. Spa covers are NOT airtight. This does mean there may be some debris that can get into the spa. Do not add anything into the spa. Urine, spilling drinks, excessive body oils or leaving cover off can result in a drain and fill fee. Please keep in mind we do use chemicals to maintain the spa. As it is used by many people the chemicals may seem slightly stronger than a normal spa. This is done to make sure the spa is sanitary.

Early check-in- No guarantees will be made. Feel free to complete the appropriate check in form asap. If the home is ready upon your arrival, we will let you have access. Do not show up to the home until given the code. This rushes the cleaners and tends to assure something is missed.

Late check out- No guarantees. This is based entirely on the cleaning team’s route. It is only granted night before checking out. If you’d like to guarantee checking out later, book another night.
