### Villa Noa - Superbe villa piscine 8 personnes

Cocoonr agency offers you the superb Villa Noa, located in Biarritz just a few minutes from the town centre and beaches, in a quiet, residential area.   
This villa offers its occupants 200 m² of living space, with a garden, heated pool and petanque area, all set in a 900 m² plot.  
  
The accommodation comprises   
Ground floor:  
\- A spacious living room with a large dining table that can accommodate all the family and friends  
\- A fully-equipped open-plan kitchen with Thermomix, electric kettle, oven, microwave, toaster, dishwasher and hob,  
\- A lounge area with sofas, TV and pool table  
\- A laundry room  
\- A first en-suite bedroom with a queen-size bed (160x200), a shower room with shower and washbasin, and a separate WC.  
  
The large picture windows give direct access to the outside, a very pleasant place for its calm and serenity.  
  
Upstairs (used exclusively for sleeping) :  
\- A master suite with a king-size bed (180x200), a large dressing room, a shower room with shower and washbasin and a separate WC.  
\- Two double bedrooms, one with a queen-size bed (160x200), the second with a double bed (140x200) and a cot.  
\- A bathroom with shower, bath, washbasin and WC  
\- Separate WC  
  
Outside   
\- A large terrace, perfectly optimised and laid out to make the most of the fine summer days and evenings around a plancha, and the furniture provided (dining table and garden furniture).  
\- A heated swimming pool (10 m x 4 m, chlorine, protected by a roller shutter)  
\- A petanque court and table tennis table.  
  
Designed for family life or a stay with friends, it is above all space, light and quality materials that have guided the owners' choice of layout. This atypical property will appeal to holidaymakers looking for tranquillity and green spaces, not far from urban activities and the surrounding villages.

Enjoy unique experiences thanks to our various local partners: savour succulent Basque dishes prepared with care by an in-house chef, treat yourself to a spa afternoon and leave your loved ones in the hands of a babysitter, hire electric bikes and ride through the hinterland, surf the best waves on the coast thanks to personalised surfing lessons.
