This cozy, fully private 3B only 3 minutes away from local shopping, major freeways, excellent restaurants, and exciting entertainment attractions. Stylish broadloom carpet extend throughout the entire apartment. Conveniently located in walking distance to restaurants and cafes. This 3B features 3 Queen Bed, coffee maker and microwave. For this reason, we use a thorough and extensive process of cleaning after each check-out. House Rules: 1) NO smoking in the home, violation of this rule will result in a $1000 fee to de-smoke the home. 2) Unless authorized in advance, check-in is anytime after 4 pm, and check-out is 10 am. If you'd like an early check-in before 12PM it will be $100 and after 12PM it will be $50, please let us know 24hrs in advance otherwise the cost is double the price without sufficient notice. 3)We allow pets on a case-by-case basis. If you are bringing a pet, please let us know in advance. The extra cleaning fee per animal is: 1-6 nights: $100; 7-29 nights: $250; 30+ nights: $450\. 4) The apartment complex may run maintenance or clean pools, gym and other shared amenities as they see fit. Please be aware. 5) No shoes in the home. Please take them off at the front. 6) Any missing or damaged items will be charged retail cost through the Airbnb portal as part of our process. 7) Any parties or excessive noise causing neighbors to complain will result in us asking you to leave without a refund of your stay 8) Management fee covers a damage protection insurance waiver during your stay. 9) Quiet Hours: 10PM – 8AM 10) Any unauthorized guests will be charged an extra $100/guest/night 11) The cleaning that you pay for is to clean the home prior to your stay. If you do not pick up after yourself sufficiently when you check out, you may be charged an additional cleaning fee - price depends on how long it takes to clean up after you. We don't expect you to scrub the home, but simply pick up your trash and put everything where you found it! 12\. Do not wash hair down the drain. 13\. We require a $150 security deposit 14\. There is a $150 charge for losing key fob. 15\. For stays 28 nights or longer an extra cleaning fee per month. 16\. Don’t have mail delivered at this address. \*We make sure to provide basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own. \*Video surveillance is installed outside of the home only \*Please be aware the unit being in the state of Arkansas there may be pests like roaches, ants, flies, beetles, or other bugs. We hire professional pest control to take care of this. Note: As Arkansas temperature starts to heat up, please be aware that your units' AC may not work properly, but the building complex is working on it. The decor was simple but sufficient. There were extra towels if needed, and the beds and couches were comfortable. Cons:There is only one full bathroom, so showering and getting ready each day took some planning among the six of us. Also, when we arrived, we had to wipe down the seats on both toilets in the townhouse, as they both were not cleaned properly. The owner was responsive in saying they would talk to the cleaners but no other accommodation was made for us in response to that glaring problem. ##### Jonathan Y.
