 About the home   
  
"Bass River Farm" is a short 90 minute drive from Melbourne near Phillip Island in Victoria’s beautiful Gippsland region. The home is set on acreage in Bass, just a 9 minute drive from Phillip Island. Some of the many features of this lovely home are detailed below:  
  
 Indoor Areas   
  
The split level home is accessed up stairs to the front door. On the lower level is the master bedroom with walk in robes and en-suite (with shower and toilet), bedrooms 2 and 3 (with built in robes) and bedroom 4\. The main bathroom (with shower and bath) is also on this level with a separate toilet.  
  
Up a few steps from this level is the open plan kitchen/dining/living room (with smart TV) and access to the great covered deck.  
  
 Outdoor Areas   
  
Featuring a large outside deck with barbecue facilities and long dining table, Bass River Farm provides spacious secluded accommodation to relax and unwind. Set on acreage next to the Bass River, the farm is home to friendly miniature Galloway cows, chickens and Guinea fowl. A wide array of beautiful native water birds also visit Bass River farm. For this reason, unfortunately the farm is definitely not pet friendly and we are not able to accommodate groups with pets. A firepit and seating area has also been added to the home, making the outdoor area even more attractive on those winter days and nights. You will need to supply your own firewood and matches.  
  
Only 10 minutes from Kilcunda, San Remo and Phillip Island, Bass River Farm offers both coast and country experiences. Experienced kayakers may enjoy a paddle up the Bass River which adjoins the property.  
  
Please Note: Guests have exclusive access to the home. This is a working farm, with animals that require care & feeding every few days, so we may need to access the property from time to time during a stay. This would be in the paddocks only, and no one would ever approach the home itself.  
  
 Kitchen   
  
The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, dishwasher, microwave, toaster, kettle, etc. plus a double sink, large fridge, and electric cook top and oven.  
  
 Heating/Cooling Systems   
  
There are 5 wall mounted reverse cycle air conditioning units in the home; one in each bedroom and one in the open plan kitchen/dining/living room plus a Coonara-style wood heater. There are also portable heaters for each bedroom.  
  
\* Please note, firewood is not provided, however guests can purchase some at the local service station if required.  
  
 Bedroom Configuration   
  
This home has 7 beds, plus 1 sofa bed, accommodating up to 10 guests:  
  
Bedroom 1: One Queen bed  
Bedroom 2: One Tri-bunk  
Bedroom 3: Two Single beds  
Bedroom 4: One set of Single bunks & a Single sofa bed  
  
Please note: The Tri-bunk has a double bed base with a single bed above it.  
  
 Linen   
  
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.  
  
 Peak Periods   
  
Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.  
  
 Functions, Celebrations and Schoolies   
  
Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies. All bookings are subject to approval, pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory.

#### Pastoral bliss

3 generations enjoyed a lovely stay in beautiful surrounds. This fully air conditioned home came in great condition with thoughtful amenities, and all enjoyed the peaceful farm setting. The kids loved visiting the cows and chickens, and all enjoyed the stunning country views.

Property was perfect for a weekend away. We had three families (10 people) together and it was ideal. Beds were comfortable, location was awesome and there was lots of places to chill and enjoy. The deck is perfect for BBQ’s, the chickens and cows were a hit with the kids. Attempting to fish in the bass river was fun, the fire pit is great to gather around and there are lots of heating options to stay warm.

#### Great stay for families with young kids

Stayed here with 2 other families and we had a great time. Not far from San Remo and Phillip Island and the place is big enough for 3 families to comfortably stay at. My only gripes would be the bbq area is essentially unusable due to bird droppings and the property has no vacuum cleaner which means after meals you have to sweep the floors by hand which seems a bit much in this day and age. Provide a vaxuum
