Discover this unique apartment located in a spectacular Palauet that has been carefully rehabilitated and transformed into an exclusive building with only four homes. Located on the first floor, this home combines the charm of a historic building with modern amenities.  
  
The flat has two bedrooms, a spacious double room and an individual one, perfect for adapting to your needs. It has a full bathroom with a shower and a modern open-plan kitchen that integrates perfectly with the main space.  
  
One of the greatest attractions is its front terrace that directly faces the street, offering an outdoor space ideal for enjoying the atmosphere of this prestigious neighbourhood.  
  
This property represents an excellent opportunity to live in one of the most sought-after areas of Barcelona, Sarrià-Sant Gervasi, enjoying the tranquillity and elegance that characterise this district.  
  
The apartment in Barcelona has 2 bedrooms and capacity for 3 people. Accommodation of 57 m². It has a lift, terrace, washing machine, iron, internet access (wifi), hairdryer, heat pump heating, air conditioning throughout the accommodation, 1 Television. The American kitchen is equipped with fridge, microwave, oven, freezer, dishwasher, crockery/cutlery, utensils/kitchen, coffee maker, toaster and kettle.  
  
Please take into account the following important information before booking:  
  
\- Towels, sheets and toilet paper are included upon arrival, however, replacement or change during your stay is not included.  
  
\- Baby cot:  
Price: 30.00 GBP per reservation. Not guaranteed, guests must request it 24-48 hours in advance and, if available, we will provide it.  
  
\-Extra guest:  
Each additional guest not included in the reservation will have a charge of 10 € per night.  
  
\- Late arrival:  
  
\- Our check-in time is from 3:00 PM. at 7 PM, Monday to Friday (consult us if you want to check in earlier). Outside of this schedule, we will charge 30€ in cash, after 10 PM it will be 50 EUR and from 1 AM 100 euros  
  
\- If the arrival day is a local or national holiday, weekends, the cost will be 30 EUR until 10 pm, after 10 pm it will be 50 EUR and from 1 am 100 euros  
  
\- If the arrival day is 24/12, 25/12, 26/12, 31/12 and 01/01 the charges will be as follows: 50 EUR until 22:00, from 22:00 100 euros and after 1:00 150 euros  
  
\- The Tourist Tax in force in Barcelona 2023 will be applied. (6.25€/person/night, for those over 16 years old and up to 7 nights).  
  
\- SMOKING IS NOT PERMITTED under any circumstances. Receiving a complaint or having evidence of smoking in the apartment will result in immediate eviction from the apartment and a fine of at least 400 euros. Smoking is prohibited in the apartment and the patio.  
  
\- NO PARTIES OR MEETINGS ARE ALLOWED under any circumstances. If we receive a complaint and/or the police, security or neighbours intervene, you will have to pay a fine of 500€ (in addition to the police fine).  
  
The property will not be liable under any circumstances for theft, burglary, or any removal of goods that may occur within the facilities of our tourist apartments.  
Guests are strongly recommended to take the necessary precautions for the safekeeping of their valuables, including the use of safety boxes if available, and to keep doors and windows properly closed and secured.  
The safety of personal belongings is the exclusive responsibility of the guest.
