The most concerning was a hole in the ceiling of the bathroom that had been stuffed with toilet paper and was dripping water...right next to the light! They appear to be building a new hotel but have let this one go to an awful state in the mean time. Excellent family-run accommodation, highly recommend. Cheerful service, felt safe and like home. Room was clean and just as pictured. The only minor disappointment was that there was no kitchenette (as listed on the hotels.com page), and that the clothes dryer (as pictured) wasn't working. Plenty of food options around; convenient to eat healthy even without cooking. Drying rack and balcony helpful to have. Convenient to/from Don Muang airport - around 100 baht by taxi in good traffic / under 20 baht by bus (need to switch buses, 30 mins in good traffic). Strongly recommend being prepared with map/directions in Thai, otherwise tell driver "Ngam Wong Wan Pantip Plaza," head (west) towards 7-11, and call or ask for help.
