Villa Kayu Raja is in a good location, but not really walkable to restaurants or the beach, especially at night. The sidewalk ends a bit before the villa, so you’re left walking in the busy street. The villa itself is nice, but I was unimpressed with the private pool. It is very small and the yard itself is deceiving in size from the pictures. Virtually no sunlight comes into the pool area as well, so the pool is a bit chilly and you aren’t able to do any sun tanning. The price is a bit steep considering these aspects mentioned above.

The Villas are located near the quiet end of “Easy Street”… Very central for our needs. Design of Villa was great though looking rather tired in areas. The sun is very limited over the pool area which to some May be considered a blessing however to sun lovers less so. Staff and service excellent… I expected a little more for the amount we paid however still very happy for the convenience.

Consider the following before booking with this property: cleanliness, comfortability, value and staff. All of these would be ZERO stars if I could give it so one star it is. The pictures are deceiving and was probably acurrate when they first opened. All the NEGATIVE REVIEWS are TRUE. Don't let the somewhat decent overall rating fool you and your rational side taking the negatives as a mixed review along with the positives like I did. Upon entering our room, it was musty and had a weird smell. Downstairs is an open area where the living area spills into the private pool. Sounds great, right? It would've been if the pool was clean and walls weren't moldy. The bedroom was upstairs where the door was kept closed so mosquitoes and other insects couldn't "get in." We felt a rush of hot air and more unflattering smells when we opened the door. There's no circulation in the room! The light switches are FILTHY, weird stains (possibly blood), mold all over the bathroom tiles and chipped mirrors. To top it off, the room was so dimly lit, we felt like we were in an eerie thriller movie. It's not an exaggeration to say we didn't want to touch anything because we couldn't trust the cleanliness of the room. To top it off our balcony door wouldn't fully close as there's a gap due to poor construction so we weren't surprised when there were a few mosquitoes hanging out with us. What did we just pay for?? We stayed 5 nights at the villa and we have no complaints. The villa has a private pool which was great for hot days. The buffet breakfast was on point every morning and the staff were lovely and helpful. The location is great as you can walk to the markets. Highly recommended!

It was a lovely cozy place to stay with very clean pool, a homely vibe and very hospital staff.But the only thing i didn't like was there were many lizards near the pool area and also roaches. Other than that it is a must stay villa. Cheer!!

Room was aged and pool not well maintained. Villa is left open so mosquitoes cannot be kept out no matter what. Two serious issues encountered on our stay. 1. Got Bali belly from eating at buffet as it was the only meal that my partner had different prior to getting sick. Food out in open and not clean. Had doctor visit the villa and provide IV drip it was that bad. However, hotel staff in the morning asked how I was, which was nice. They did charge me room service for three slices of bread, which was all I could stomach. 2. Sunglasses were stolen, below are the events: Sunglasses left on table near lounge area on 23/1 approx. 3.30pm, went out for dinner but left sunglasses in room. Searched property on 24/1 prior to reporting to hotel staff at 10.30am Hotel staff said he will investigate but did not get back to us. Before checkout on 25/1 at 9.30am, I demanded footage to see who could have entered room in evening on 23/1. They said no footage exists as no cameras on the walkway which is entry to all rooms (I was surprised to hear this) They called back at 10.05am saying housekeeping claim they did not come into room during those hours. I requested proof so engineering guy came to scan the lock to see who entered that day. 11am, we got a report to show nobody had scanned except us and housekeeping only scanned at 11am. But it was false as when we came back at 3pm bed was not done so we asked housekeeping to clean and they scanned at 3.30pm

It was not bad. Did not use the pool as it didn’t seem clean. Apparently they clean after each guest but wasn’t sure ours was cleaned. Previous guests dirty cups and dishes were still by the door of our unit when we arrived. Service by the team was excellent! They were attentive and responded quickly. We hired a driver and car on our last day and he was beyond accommodating. Wish we had hired him earlier on our trip. Suggestions based on our experience: 1) Bed was NOT comfortable. Please upgrade! 2) Outside needs paint, 3) construction next door was noisy so we stayed out more - maybe a good thing!? 4) breakfast could have used more choices of fresh items. And please add some lighting in there. It was too dim for no reason. Overall, sure we would stay there again ONLY if we knew the beds were upgraded. Oh and there are mosquitoes as the downstairs area where the pool is in an open space.

The property was well maintained, but a little aged. The pool was a nice idea but too cold, and air con was only in the main bedroom. Big space to stay in, and staff were extremely friendly and helpful, and breakfast was awesome with a variety of options. Good location for wider eating establishments. We also had a driver for a day trip which was a great way to explore wider.

The bed and pillow was really comfy! The one bedroom villa looks exactly like those posted in the photos. Staff service was good and villa was clean too. Location wise - need to walk about 10 to 15 mins to reach the more bustling area.

This Villa is stunning, the staff are polite and attend your every needs quickly, i had requested a few things during my stay (scales to check luggage, thinner pillows,) all given with ease. spa bath, air con, pool were amazing! it felt like a little haven with the high walls for privacy. The breakfast had plenty to choose from best scrambled eggs and pancakes cooked fresh just for you. a Circle K shops opposite the villas open 24/7 if you need anything. walking distance to the beach, restaurants, I'd love to stay here again on our next trip! Lovely villa. Private. Staff are lovely. Its a fair way from centre of Seminyak and if traffic is bad it take ages to get anywhere. Not close to shopping and restaurants.

We were disappointed when we arrived to find out that the hotel was a 20 min walk to the beach when we read that it was much closer. Whilst a pool sow is a lovely idea, there is only a small section of the pool that gets sun for a couple of hours and then it's all shade. There is no main guest pool on site. The room was clean, tidy as was the pool each day. The breakfast was acceptable but the pastries reasserted stale and the coffee is undrinkable, so we has brekky out after our first day.

We had a great stay at Villa Kayu Raja for the 9 nights in June 2019 - the staff were fantastic. The villa was comfortable but could do with some updating as furniture was dated and worn. We would stay there again.

Spacious Villa with private pool. Very clean and staff were excellent. Located just out of main shopping district which was nice as it was a little quieter. The restaurant food was great, so compliments to the chef and the waiters were fabulous, especially Nengah who spent time talking to us and teaching us some basic Balinese phrases.

Excellent villa. Having stayed at multiple villas and resorts in Bali I would defiantly stay here again. It’s not brand new but it’s perfect and as I expected. Great location close to eat Street and Seminyak square. Free shuttle around 3 times a day. Breakfast simple but enough variety for us. We are picky and will 100% stay again.

The staff at Villa Kayu Raja were so lovely. They greeted us every morning and remembered our names. They were very particular with the grounds sweeping and cleaning constantly. The rooms were cleaned daily and sheets changed as well! The breakfast was really nice, everyday was something different and they would happily cook pancakes or eggs anyway you like them. Having the private pool in the villa was excellent and I love the open living and kitchen. There was a mini-mart just over the road, very convenient and walking distance to everything. The king bed was huge and the air con was great in the bedroom for the very warm Bali nights.

I WENT TO BALI TO CELEBRATE MY 30TH BIRTHDAY AND STAYED IN A 2 BEDROOM VILLA AT KAYU RAJA AND IT WAS THE BEST DECISION EVER. THE STAFF ARE SUPER NICE AND HELPFUL, THE ROOMS ARE CLEAN, FOOD IS DELICIOUS. I HONESTLY WILL STAY THERE AGAIN WHEN I COME BACK TO BALI. THANK YOU TO ALL THE STAFF AT VILLA KAYU RAJA!!

Villa was semi modern with some basic SAT TV and fan down stairs . Upstairs the bedroom was cooled by A/C, which cooled the room but never made it cold. Very happy with the buffet breakfast option and highly recommend. Staff were kind and friendly. Spa on site massages were average. Rooms and pool cleanliness were bit below average even though cleaned daily. Central location as it was 5 min drive to most places in Seminyak. As villa is open on the lounge neighbour's can be heard if loud.
