Nestled in an Area of Outstanding Natural Beauty, this charming, grade 2 listed thatched cottage, built around 1625, provides an idyllic countryside escape, conveniently close to the Devon/Dorset coastline. Located in the quaint village of Kilmington, you'll find yourself just a stone's throw (less than 50 metres) from the local pub. Like most of the houses in the village, Rose Bud Cottage does not have private parking, but free parking is available in the lane outside. For a taste of local delights, visit the well-loved farm shop nearby (0.5 miles) to gather ingredients for a delightful home-cooked dinner. Venture into nearby Axminster and you'll discover a vibrant weekly market and an array of independent shops. The coastal town of Lyme Regis is 7 miles away, boasting a popular sandy beach for seaside fun and a historic harbour to explore. Extend your adventures along the Jurassic Coast to reach charming destinations like Seaton (7 miles), Beer (8 miles), Branscombe (9 miles) and Sidmouth (13 miles). Have fun with your children at Ferne Animal Sanctuary, Axe Valley Wildlife Park or take a trip on the Seaton Tramway, always a hit with families. Numerous National Trust properties await you at Shute Manor, Lambert's Castle and the lovely Colmer's Hill just over the border near Bridport in Dorset. With miles of countryside lanes and walks on your doorstep, Rose Bud Cottage is the perfect holiday spot for you and your pups.
Step into this beautiful period cottage through the traditional Dutch door, kick off your shoes and hang your coats in the entrance porch. Enter the lounge area with an inglenook fireplace with an electric woodburner, Smart TV and lots comfortable seating with plenty of books to read. Through to the kitchen/dining space you’ll find a spacious well-equipped kitchen with multiple cooking appliances to help serve up a feast. Adjacent is the family dining table with plenty of seating for all guests. Tucked away in the corner is a downstairs shower room and WC. You’ll also find a large tumble dryer situated in the cupboard next to the French doors which lead out to the private garden to the rear. Moving upstairs using the original, steep spiral staircase with a useful hand rail, at the end of the hall you'll find the first double bedroom with a charming double aspect and window seat. Just down the hall is a single bedroom with a sunny outlook to the lane from its window seat. Off the hallway to the left is a family bathroom boasting a bath and hand-held shower, with basin and WC. Please note - the ceiling is sloped in the bathroom. As it was in many old cottages and accessed through the family bathroom to the rear, is the delightful second double bedroom with a beautifully exposed cobbled wall and window to the side.
Outside, to the rear, is a private lawned garden and a raised decked area to the left, offering a fantastic, sunny spot for breakfast or lunch. The garden can be accessed via a side gate which is also secured and preferred entrance for muddy dogs!
