This welcoming home features spacious interiors, a well-equipped kitchen, and comfortable lounging areas perfect for unwinding after a day in the sun. Whether you’re planning a family holiday or a quiet escape with friends, the home offers a calm base surrounded by nature yet close to Avoca’s cafés, shops, and beautiful beach. Step outside and enjoy a range of fun, resort-style extras designed for easy, memorable stays. Take a dip in the indoor pool, fire up the BBQ for long, lazy lunches, or gather around the fire pit for an evening under the stars. A wood-fired pizza oven adds a special touch for relaxed alfresco dinners. With its private setting, great amenities, and inviting spaces, this coastal haven promises a getaway you’ll want to return to. Key Stay Information Bedroom 1: 1x Queen- Ensuite Bedroom 2: 1 x Queen Bedroom 3: 1x Tri Bunk (Double base, single top) and Bunk Bed (Two single beds) Bedroom 4/Studio: 1 x Queen Air-conditioning is provided in the living space only. Fans are installed in bedrooms for comfort during warmer evenings. Access is provided via either a smart lock or a secure lockbox located on-site. Complimentary WiFi is provided by the property owner for guest use. As this connection is managed by a third-party provider, AirKeeper cannot guarantee speed or reliability and does not offer compensation for any service interruptions. AirKeeper will provide troubleshooting assistance to guests where possible but cannot be held liable for reception or signal issues beyond our control. Linen, Towels & Amenities: Guests receive a full set of bed linen and one bath towel; pool, lake, and beach towels are not provided. Extra towels or linen can be requested 7 days prior, possibly with a charge. A basic bathroom and kitchen starter pack is supplied, but guests should bring additional items as needed for their stay. Guests are welcome to use the on-site BBQs, where provided. All safety guidelines must be followed, including supervising children and ensuring the BBQ is turned off after use. BBQs must be cleaned thoroughly after use; failure to do so will incur additional cleaning charges. Any damage resulting from misuse will be billed to the guest. Where fireplaces and outdoor fire pits are advertised, they are only available in winter and subject to local fire restrictions; some properties provide a starter pack of firewood, while others do not, so guests must review their check-in details to confirm what is supplied and ensure fires are fully extinguished and the area left clean after use. Private pools are professionally maintained only from the September to Easter school holidays. Outside this period, use is at guests’ risk, with minimal maintenance; leaves or debris may accumulate, and light upkeep may be needed. Sunscreen or tanning products can affect water quality, and neither the owner nor AirKeeper is liable. Guest Registration & Verification: All guests must complete electronic guest registration prior to arrival, including valid photo ID (Driver’s Licence or Passport), credit/debit card details, and a list of all guests with current mobile numbers. These documents are securely stored with industry-standard encryption and automatically deleted 14 days after check-out, in line with PCI compliance, and access codes are only issued to registered and verified guests. Any reservation made within 5 days of arrival requires a photo of a credit card in the same full name as the primary guest, matching the provided ID. If the names do not match, the booking will be cancelled and funds returned. This policy is in place to protect our guests, our property owners, and the community. Pre-Authorisation / Security Deposit: A security bond or pre-authorisation will be required to cover accidental damage, breakages, or extra cleaning costs. Guests will be notified of the amount and method of payment prior to arrival. Any claims for damages will be documented and communicated clearly. Noise & No-Party Policy: All of our properties are located in residential areas and are subject to strict local noise regulations. Noise that can be heard outside the property between 10:00 PM and 8:00 AM is strictly prohibited. Parties, events, and large gatherings are not permitted under any circumstances. Breaches of this policy may result in immediate eviction, forfeiture of your bond, and additional charges. Departure Responsibilities: Upon departure, all properties must be returned in a clean condition. While a general clean is included in your rental, excess cleaning charges will apply for items such as dirty dishes, stained linen, food or drink spills, BBQ cleaning, or rubbish not disposed of in outside bins. If bin night occurs during your stay, please ensure the bins are placed on the curb as instructed in your pre-arrival email; failure to do so may incur tipping fees. Any additional cleaning or disposal charges will be communicated and deducted from your security bond. Cancellations made less than 60 days before check-in will result in a 100% cancellation fee.
