We invite you to come stay in our city a few miles from Austin. Our location is one of our best features because we offer all the amenities of our bigger sister city without any of the hassle. But we are close enough that any guest will enjoy taking a trek out to Austin and returning later that day to the peace and serenity of our quiet yet comfortable dwelling. Our home offers the perfect family/group environment. The open concept floor plan ensures no one feel excluded and offers plenty of space. The modern kitchen provides all the accessories needed to create a truly home cooked meal. While the living room is a great gathering location. Our three bedrooms offer ample sleeping for a large family or group. We also have a great trail and community pool. Guest will have access to the entire house with exception of a closet or space which is used to store extra house inventory. Access to the community pool and trail. The pool is a community pool and we are not responsible for any closures or restrictions of use. We can be reached at anytime via phone, text or through the booking platform. We want you to have a great stay so if there is anything, we can do to help you accomplish that don’t hesitate to ask. Our neighborhood showcases the best of Austin, we offer a family friendly atmosphere in a quiet and serene environment. Yet we a close enough to the action that you can still go out and have a blast without the constant hustle and bustle of the city. The community has a beautiful pool, awesome trails, basketball court, softball , tennis courts, and playgrounds Being that we are located in the suburban part of Austin a car is almost a must but Uber, Lyft or a taxi are all viable options. We are 2 miles from the Kalahari Resort which is one of the largest indoor waterparks in North America. "Kalahari Resort & Conventions are full-service vacation destinations including meeting & convention facilities that combine America’s largest indoor Waterparks with the magic of Africa. Located in Round Rock, Texas, Kalahari Resorts & Conventions' innovative Waterparks, family entertainment centers, luxury spas, adventurous restaurants, and convention centers deliver beyond expectations, all under one roof. Whether you’re 3, 83 or anything in-between, we pride ourselves on having something for everyone!" We charge an additional guest fee of $20 a person per night after 4 guests. This fee is calculated on the booking app and usually is shown as additional guest fee on the breakdown. NO UNAUTHORIZED OVERNIGHT GUEST ALLOWED. A $200 fee will be assessed for EACH unauthorized overnight guest. We have implemented these few rules in order to protect our home and business. We ask that you read them carefully and keep in mind that you if have no intention of breaking any of them they actually won’t apply to you. No Shoes in the house. No Pets under any circumstances. Reservation will be canceled immediately. No smoking or vaping inside the house! Smoking outside in the backyard or front porch is acceptable. Zero tolerance for drugs or illegal activities of any kind. Reservation will be canceled immediately! Quite hours are 10 PM – 8 AM. Please do not disturb our neighbors! ABSOLUTLEY NO parties allowed! Everything was clean and as expected just as the description has told us it would be. Being six moms away for a convention we immediately assumed there had been some big trouble with other tenants with the amount of rules that had been given us beginning at the booking to double check the occupants because if not we would loose or be charged extra. There is a laundry list of DO NOTS that made it very hard to relax in fear we would loose the hefty deposit. Down to messaging the owner half way through the stay to make sure our bottoms with something we had noticed. The response of the owner was extremely timely and I hate to say anything negative. Like I said, we can only assume there were big problems with previous stays. Not my house not my rules. We abided and all was well but it came with extreme diligence on our part. ##### Amy G. Let’s start with getting charged for an additional person without that being listed in the property information. I was very clear about who was in my party & ended up with less people but got charged a fee I wasn’t told about. The property location is a little sketchy/undesirable. No trash bags, not even 1 to get started. The home smelled like cigarette smoke even though they have a strict no smoking policy. They advertise they provide coffee & tea but there wasn’t any to be found. The furniture is uncomfortable and not suitable for the amount of people they can accommodate. The floors are concrete & they have a strict “no shoes indoors” policy so bring socks or slippers. The house rules will also require that you vacuum or sweep before leaving even though you pay a cleaning fee. The beds are uncomfortable, the sheets thin, the pillows are awful. The washing machine isn’t leveled so it moves around the laundry room. The rule book is ridiculous, can’t move furniture around, no shoes, clean up, wash dishes, try to wash & dry towels (the list goes on) & to top it off, NO ESCORTS allowed! That was a little insulting. We contacted someone when we arrived about the smoke smell as we didn’t wish to get charged for the tenant before us breaking the rules. They offered to come out the next day & air it out but said we would have to vacate while they did it. Appreciated the offer but we were there visiting family who were coming over so we declined the offer. The rule book begs for a 5 star review, I also got an email saying I shouldn’t mention anything negative in my review & give 5 stars & that they would give me 5 stars in return! I don’t believe in bribery & I think that all reviews should be honest so that others can make informed decisions about where they choose to stay. Very disappointed in this property. I wouldn’t recommend it or choose it for future visits. I wish I had better things to say based on how much I paid to stay here, but again, I believe in honesty. ##### B M. The price seemed to fit the overall stay. The residence IMO is not worth a 4-star rating, but the host was responsive and had good communication with access. There is some work to be done if it to become comparable to other listings and I have passed on my suggestions to the host. I would stay again if they address some minor issues.
