The Secondary Suite on the first floor features two twin beds, perfect for versatile sleeping arrangements. The room is bright and airy with large windows that flood the space with natural light. Upstairs Bedroom 1 offers a spacious king-sized bed, an office desk with a comfortable chair, and its TV for relaxation and productivity. RULES: \*\*For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy. Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500. The indoor fireplace is disabled for safety reasons. We also charge $150 for an unapproved late checkout. We only host groups where the primary renter is above the age of 25+ years old. Will need ID verification. No events, parties, pets, or additional guests than the number on your reservation without permission. An additional event fee will be charged. Quiet hours in Austin start at 10 PM, which means no guests are allowed outside or in the backyard after 10 PM. We know it's gorgeous out there, but our #1 priority is keeping the neighbors happy and this being a successful vacation rental for the long-term—and the only way that works is if this rule is followed. Note: There is a $500 fine for any noise violations. Our only complaints were the AC thermostat did not seem to work. The AC blows very cold no matter what temperature you try to set it at. Cold AC in the summer is a positive though. We loved the pool but it was hard to enjoy after about 5 pm because the back yard has lots of mosquitoes. We also got bit inside the house several times and saw mosquitoes in the house. Treating the yard would probably solve the problem. Lots of space, beds and bathrooms with great amenities. ##### Chelse W.
