Excessive use or failure to follow these guidelines - such as entering with lotions, oil, or without rinsing off - may result in heavy residue build up and water contamination. Failure to comply with the designated rules, may result in a $150 hot tub cleaning fee. \- If you attempt to cancel due to a cleaning issue we have the right to rectify the situation within 24 hours. \- You must report any issues within 24 hours of entry. If any issue is mentioned in your review without notifying us we'll seek to remove the review and you'll be fined $300 for reputational damages. \- If you do not report that you broke any of our property you will be fined for the repair or repurchase of the item plus $250. \- Any authorized employee of PMI Austin Metro has the right to enter the premises as long as they have given you reasonable notice, regardless of whether you have confirmed receipt of notice to enter the premises. The reasonable notice consists of a message sent via Airbnb to notify you they will be entering the premises, with an approximate time frame, and knocking on the door/ ringing the doorbell upon arrival at the property. \- If you leave an item at our property, we'll assess a minimum of $25 to coordinate meeting you at the property or mailing it to you. Communication with the owner was good and she tried to accommodate an early check in for us. The place really needs a freshen up. There is a strong odor (like sulfur) coming from all the shower drains that is so off putting. There is mold between the glass shower blocks, lots of duct tape on the floors at room transitions. A lot of chipped paint, missing grout etc. we didn’t swim in the pool because we were busy. The kitchen is fine, the fridge is very old, cook ware, dishes, glasses very missmashed considering what the house rents for. There is a nightly rate, Vrbo fee, boat fee it all adds up to an expensive stay for dated decor. The bannister was extremely loose and the ceiling fan in the master was very loose to the point of not wanting to use it. Bare minimum on the towels etc. for the cost, I don’t really see the value. A lot of uneven areas in the floor contribute to tripping and falling hazards. ##### Anna V. The property had plenty of space, had everything you needed and is in a great location. We wished we would have spent more time there. It has 3 bedrooms upstairs, 1 downstair and a den. I do wish the den was enclosed, my mother slept in the den because she did not want to go up the steps. It still worked out. The house was pristine and in good repair. We enjoyed watching the horse and goat across the back fence at the end of the big backyard, the hot tub and pool, and especially having a comfortable place to visit with family we see so rarely. We picked up groceries nearby which made mornings relaxed. The manager was very responsive. The price ended up being reasonable even with all the taxes and fees.
