### Villa Marina - Luxury Villa with pool and sea-view

Summary  
This superb luxury villa with unlimited sea-view is located at Neos Voutzas, a quiet place close to the sea. It is fully equipped and ideal for families or small groups up to 16 persons. It is very close to Nea Makri, Rafina and Marathon, quite populated places in summer time, very attractive for swimming, good food and night life. Marathon is a well known historical place. The villa is surrounded by a nice garden with a 50- square-meter swimming pool, facilities like BBQ, stone oven etc.  
  
The space  
Excellent view to the sea, to the island of Evia, as well as to the mountain of Penteli. Nice quiet place, ideal for families or small groups. Clean atmosphere (as it is located outside of the "Mountains Ring" of Athens. It is located on a slope full of pine trees (the end of the forest of mount Penteli ).  
The villa has a surface of 350 square meters surrounded by a nice 1000 garden and equipped with everything needed for excellent staying.  
More analytically the description of the villa is as follows:  
A. EXTERIOR:  
The house is surrounded by a garden of basically three levels:  
The first level is the level of the pool. The pool is surrounded by a wooden deck. There is also enough green space with grass and decorative plants and trees.   
The second level is the level of the secondary living room, the kitchen and two of the bedrooms, two bathrooms and the laundry room. Here the quests can enjoy the sun on the grass or relax, eat or play ping-pong under two protected stone verandas.  
The third level of the garden is at the rear part of the house, at the level of the main living room and the gym. Here the quests can enjoy the grass or the "lodge". In the lodge there is a stone BBQ, a stone oven and a long monastery wooden table.  
B. INTERIOR  
The house consists of three levels and an attic.  
1\. On the first level (access to the front part of the garden) there is:  
a. The kitchen, the secondary living room with a stone fire place and a secondary dining table.  
b. A bedroom (queen size bed) with a bathroom (master room)  
c. A bedroom (2 single beds)  
d. A bathroom  
e. A laundry room (washing machine and dryer)  
2\. On the second level you can meet the main living room with two sitting corners and a big dinning table. The front part of the living room ends to a big protected veranda with panoramic sea-view and view to the front part of the garden and the pool. The rear part of the living room is at the level of the rear garden and the lodge. Another space on this level is the room for the children playroom.  
3\. The 3rd level is the bedrooms level. Here you can find  
a. One master bedroom (bedroom with a king-size double bed, big bathroom, dressing room) and a cozy sea-view balcony.  
b. One bedroom (queen size double bed), with a sea-view balcony. In this bedroom there is a nice loft which can easily accomodate an adult or a child (on a mattress).  
c. One bedroom (two single beds), with a rear-garden-view balcony. In this bedroom there is also a nice loft which can easily accomodate an adult or a child (on a mattress).  
d. A bathroom  
4\. Over the third floor, there is a very cozy attic with a queen-size double bed and a small balcony with excellent sea-view.  
Further to the above, there is enough space in the parking area below the house (level -1) for three cars and wharehouses for bulky staff (eg. a surf)  
  
Guest access  
All areas around the house (garden, pool, BBQ, stove oven) as well as garage area under the house and the wharehouses for bulky staff are available to the guests.  
  
Host availability  
The hosts will be 24 hrs. available whenever needed (they live in another adjacent villa).

Breakfast can be offered after a special arrangement at an extra cost  
  
The neighbourhood  
  
Overview  
The neighborhood around the villa is very quiet as it is a pure residential area which creates a cozy environment for relaxation, walking etc. Nevertheless at a distance of 2,5 km you can find the sea coast which bursts with life and entertainment.  
  
Getting Around  
  
VISIT TO HISTORICAL PLACES (short driving distance)  
1\. The location of the Battle of Marathon,   
2\. The Tomb of Marathon (Timvos Marathonos)  
3\. The Archeological Museum of Marathon  
4\. The Museum of Marathon Run  
5\. The Sanctuary of the Egyptian Gods (the only one in Greece!)  
6\. The Rhamnus Argeological site.  
7\. Others: A lot of places of great archeological interest at a driving distance of 30 km or more ( for example, the Acropolis of Athens is 30 km away, approached also by the Metro)  
  
A place which gathers many visitors is the Orthodox Monastery of St. Ephraim.  
The lake of Marathon is also a nice place to visit.  
Several places are suitable for biking (the best of which is a several-kilometers-long biking street along the seaside).  
Visitors can also enjoy diving or attend scuba lessons offered by two scuba diving schools located in the area.  
SHOPPING  
Further to this, the area offers an excellent opportunity for shopping since the two biggest shopping malls of Athens are located at a distance of about 10 km   
1\. Mc Arthur Glenn Outlet (15 minutes driving time)  
2\. Smart Park, 15 minutes driving time, beside Mc Arthur Glenn).  
Needless to say that all the coast of East Attica is excellent for swimming.  
  
SWIMMING  
All the coast along Eastern Attica is nice for swimming (the locals call it the Riviera of Attica). Recommended beaches:  
1\. Mati  
2\. Agios Andreas  
3\. Zoumberi  
4\. Marathon  
5\. Schinias: the famous beach of Schinias is perhaps the best sandy beach of Attica, the beach being the end of a protected area of a forest of pine-trees.  
  
FOOD  
Very good restaurants in all nearby places.Good food gathers a lot of visitors also from all over Athens.  
  
OTHER FACILITIES  
Further to this, of course there are a lot of shops, banks, pharmacies, primary health care centers, restaurants, super markets etc.  
  
TRANSPORTATION  
Although the place is covered by buses towards Athens and other nearby areas, a rented car is recommended. Taxis are also available at low rates. The bus-stop is located at a distance of approx. 1300 meters from the villa.  
Occasional car lifts can be also offered by the hosts depending on availability.  
At a driving time of 15 min. (15 km), the METRO station of PALLINI connects the area with the Metro Network of Attica.   
  
PORTS:   
RAFINA (5km): Daily ship departures for nearby islands like Andros, Paros, Mykonos etc (trip of 2-4 hours).   
LAVRIO (50 km): Daily trips to nearby islands  
PIREAUS: (45 km): Daily departures for the islands of the Aegean Sea.  
  
AIRPORT: The Eleftherios Venizelos Airport of Athens can be reached in 20 minutes by car. Lifts can be arranged by the hosts, depending on availability.

#### Superbe propriété

Nous y avons invité nos enfants et petits enfants pour fêter nos 70 ans et avons passé des moments inoubliables dans cette magnifique maison très luxueuse et décorée avec beaucoup de goût. Des équipements fort agréables comme la magnifique piscine à débordement d’où on voit la mer en nageant, la présence de jeux (Ping Ping, babyfoot etc) ainsi qu’un four à pizza que le propriétaire nous a aidé à utiliser. Celui-ci, très arrangeant nous a accueillis avec gentillesse et nous a fort bien conseillés sur les visites à faire et les moyens de nous rendre à Athènes. Seul un petit litige persiste puisque mon épouse a cassé la lunette des WC en la baissant…

#### excellent séjour en famille

La maison de Lefteris et Marina est une très belle maison, vue sur la mer. La piscine est magnifique et la maison parfaitement bien équipée, équipement haut de gamme (il y a même un ascenseur !) Les échanges avec le propriétaires ont été faciles, rapides et sympathiques, malgré la Covid. Lefteris a répondu à toutes mes questions et réglé différents petits tracas (passe d'ascenseur, arrosage...) immédiatement. Il a eu le soucis permanent de notre confort. Ils vivent juste à côté mais ont été très discrets. Nous avons pu profité exclusivement de tous les espaces extérieurs (piscine, barbecue, jardin...). Bonne localisation pour visiter Athènes, bains de mer à Mati et Rafina (très agréable petite ville). Bref, un excellent séjour, à 18, ce n'est pas facile à trouver. Je recommande

#### Beautiful home in excellent condition!

I wish we could have stayed longer. The inside of the home is very well cared for. The kitchen is well outfitted for anything you might decide to cook. The views were spectacular as well. We didn’t get a chance to use the pizza oven, but definitely next time. The neighborhood is very quiet and easy to navigate. We had a wonderful experience and will definitely be back.

#### The Best Rental Ever!!

The Villa was above and beyond any expectations we had. I brought my family and friends (total of 16) to celebrate my 50th birthday. The Villa was pristine and beautiful- better than the pics. The accommodations were very comfortable. the views from every room were gorgeous and the villa was stocked with everything we needed. Lefteris was the most gracious host. Always available and quick to respond with any question. We had the most wonderful family vacation and I had the 50th birthday of my dreams. We had a range of ages from 7 years old to 70 and they all enjoyed it. I would recommend this place to everyone and I hope to come back to stay again.

#### Outstanding trip

Amazing just doesn't enough to describe this fabulous villa and wonderful hosts. About the villa: Fabulous place with beautiful clean pool and amazing views. Lots of different eating areas within the villa which was lovely to have a change each evening. Villa had everything you could have possibly have needed. It was spacious (three families stayed) and very clean. A car is needed to really make the most of the location. The host was very attentive and always available but not intrusive. Welcoming and thoughtful, he even got us shopping before we arrived. He wanted us to have the best time possible and went out of his way to help with taxis and lifts. Nothing was too much trouble. Perfect host X

Eleftherios is the most responsive, kind, generous... host we have experienced since we started vacationing, which was a long time ago! From the first inquiry about the villa, he responded to every question. Promptly. Upon arrival, he met us at the door of the Villa, showed us where the kitchens (yes plural, an indoor and an outdoor), how the appliances work, where the linens were etc... The Villa is beyond the description in VRBO. A four-story building, with balconies facing the Ionian Sea for stunning sunrises, spacious garage, a fabulous very clean pool. It has all the amenities described and more, the elevator was a wonderful friend for sore knees. Food is within 10-minute ride where you would find some of the most welcoming bakers, and delicious Greek food. The main point of this review is to thank Eleftherios for his hospitality and for making us feel at home. Barbara and Gus Saikaly

#### Great family getaway

My family from the US and my husband’s family from Norway all met in Greece for a week. This was the perfect base for us to explore Attica! The pool was delightful for those seeking relaxation, and the close proximity to the beach and historic sites made it ideal for all parties. The views cannot be contested, truly one of the most beautiful places we have ever visited. Lots of close restaurants and shops (although not within walking distance). Would absolutely stay again.

the property was beautiful, well maintained, lovely gardens and a private pool. the house was very well specified and had everything we needed, plenty of space for all of us and good communal areas. the owners were warm and welcoming and on hand to help with any problems, even buying a baby bath for our grandson and two little ducks. ifvwe go back to athens we would definitely stay there again.

The owners of this house are the definition of “ Super Hosts.” No matter what we needed, or what we wanted, they made sure that we got it. The house was great, and we used the pizza oven and outdoor kitchen a lot. The best part of our month staying here was meeting these two amazing people who will be our friends forever. There are not enough stars to rate our time at Villa Marina!

#### Amazing holiday villa

Villa Marina was absolutely perfect for our stay. We hosted a small wedding with our closest family and friends with permission of the owners and it was amazing. The Villa is beautiful, relaxing and in a great neighborhood. The owners were so helpful and always just a message away with anything. We couldn't appreciate the hospitality more and will cherish our memories of Villa Marina forever. We would highly recommend anyone looking for a holiday home to stay at Villa Marina. We have already recommended to many friends and family. Very close to supermarkets, the ocean, great Restaurants & bars but set back enough to be very peaceful and private. Again, our biggest thanks to Marina and Lefteris.

#### Perfect holiday with friends

We thank you for lovely days in your lovely house. The house is large and spacious with many living areas. This makes it easy to vacation together and still be able to get away when you need to. The house has everything you need and a little more. Nice to have toiletries such as shampoo and hair dryer on site so you don't have to bring them with you. A good base supply of spices was also appreciated. The pool was lovely and the view magical. Good with sunbeds for everyone. The slopes look terrifying but after a day or so we dared to go down to the restaurants on foot and there were no problems, neither there nor home, at least for a group in their 30s and 40s. The host couple are constantly available for questions and requests and are quick to respond and help. We hope to be back!

#### Lovely holiday place

We spent a week here at Villa Marina. Such a well equipped and spacious Villa. The villa owner Lefteris was very helpful and went above and beyond to make our stay a great one. This included when our flight was delayed buying food and drink in for us the next day. Plus helping us out when we left things at the villa. A comfortable a very comfortable Villa. Pool was very cold and was not heated (April) which meant we didn’t use it as much as we would have if heated. Car hire essential to get to shops and local places. Lovely restaurants in Nea Makri and close enough to drive or get public transport jnto Athens ( due to traffic took around 1-1.5 hrs jn a car). Overall a really enjoyable stay here. Thank you for making our time in Greece such a great time.

#### Ein sehr schöner Ort für viele Leute.

Wir waren mit drei Familien mit je drei kleinen Kindern in der Villa Marina, die ausreichend Platz bot. Wir haben alles genau so vorgefunden wie beschrieben. Ein wirklich sehr schöner Ort! Die Ausstattung ist sehr gut, alles war dort. Die Eigentümer haben alle offene Fragen vorab sofort beantwortet und waren auch vor Ort überaus hilfsbereit und freundlich. Wir haben uns alle sehr wohl gefühlt. Vielen Dank!

#### SIMPLY GORGEOUS

This home had it all! The breath taking view, comfortable beds, couches, and chairs. The kitchen was magnificent; two chiefs and two cooks were very impressed by the kitchen and the advanced appliances. Had all the kitchenware you would ever need. The pool was so refreshing I simply loved it. The privacy that was given alongside with the helpful booklet was fantastic. I admire the couple that decorated and pulled the home together. Whenever I return I will definitely use this place again. I recommend anyone not to stay here and not fall in love!

#### Gorgeous villa in quiet area outside Athens with lovely beaches

Our whole family of 12 in three generations stayed in this lovely modern villa. It has masses of space to fit everyone in comfortably. There is a little park at the end of the road for little ones but is only 15 min drive to beaches and port.
