The house is only a 7 min drive to Windham Mountain and approx. 20 min drive to Hunter Mountain. The Space: Sleeping Arrangements Holly Lodge - Ashland has 5 traditional bedrooms and can sleep up to 10 guests. With 2 King Size Bedrooms (one of which has a bathroom en suite), 1 Queen Size Bedroom, and 2 bedrooms with 2 double beds, you will find room for your entire group to spread out. All bedrooms feature Casper Mattresses, quality linens and are thoughtfully decorated. Smart TVs are in every bedroom as well where you can easily sign into your Netflix, Hulu, or other streaming account. All bedrooms have spacious closets with shelving so you can comfortably unpack for your stay. Each room has its own climate control so that guests can adjust to their individual preference. The Kitchen The Kitchen is equipped with all new appliances and finishes as well as cooking utensils, pots and pans, general spices, and basically all the tools you need to make morning pancakes, spaghetti Bolognese dinner, and everything in between. (Groceries not provided.) For morning coffee, there is a Cuisinart Coffee Maker with Glass Carafe, but you are welcome to use your own flavors as well. You will find all the dish ware, serve ware, and drink ware you need for such a large group to dine, but don’t worry, we have you covered with a dishwasher too. Bathrooms There are 3 bathrooms in Holly Lodge, two of which has a large bathtub, perfect for filling with bubbles or salts to kick back and relax. Every shower has a rain head and body sprayers and all of our bathrooms are stocked with toiletries, a hair dryer in each, and super plush towels. More In the main entertaining area is a Living Room adjacent to the kitchen and dining room. Here you will find a comfy sofa, coffee table, lounge chairs and a 65” Smart TV, perfect for family and friends to gather around and relax. The Dining Room features a large table with enough seats for your group to dine together. Outdoors Step out the back door and you will find yourself on an expansive wood deck with table and seating for 10\. If BBQ-ing is your thing, we have you covered with a propane grill. An extra tank is provided in case the one there runs low and needs to be swapped out. Just a few more steps into the backyard is a large fire pit surrounded with Adirondack chairs for your entire group to gather around (firewood not provided). Also in the backyard, you will find a wood pergola with a bench, egg chair, and more… perfect for leisurely hanging out in the outdoors. Guest Access: The entire house is available for guests. The Neighborhood: The location is perfect for winter skiing, sledding, and snowboarding. In the fall, hike below the beautiful foliage, and in the spring/summer be sure to check out the nearby swimming holes, more hiking, antiquing, and local farms & vineyards. There are two markets nearby as well as a wine & liquor store for your convenience. This house is so well located that you will find great Food & Drink options moments away, including Chicken Run, Brandywine Restaurant, Messina LaGriglia Ristorante, Catskill Mountain Country Store - Windham, The Windham Local, Millrock Restaurant, and Vineyard at Windham. Just a little further away (25 or so minute drive) you’ll find some of New York State's finest breweries including Hunter Mountain Brewery and West Kill Brewing. If you are looking for the great outdoors, there’s something for everyone - year round. In the town of Windham (just minutes away) you’ll find skiing in the winter with 85 skiable acres and 54 trails over two peaks, 6 terrain parks and 11 lifts. “The Windham Mountain Adventure Park offers family fun, day and night during the winter season. Six lanes of exhilarating snow tubing serviced by a conveyor lift, kids snowmobiles, and a comfy lodge. Grab a cup of hot cocoa, a slice or a pie for the whole family at Drop Zone Pizza before racing down the tubing lanes!” Come summer, Windham Mountain offers some of the best mountain biking trails in the region as well as golfing with spectacular views of the Great Northern Catskills. Windham is also home to the 1,355-acre Elm Ridge Wild Forest. Here you will find a 1.5-mile portion of the Escarpment Trail, the 1.1-mile long Elm Ridge Trail, and numerous other trails totaling more than 25 miles available for multiple uses, including hiking, cross-country skiing, and mountain biking. Slightly further away you will find Hunter Mountain with 320 skiable acres, 67 trails, 13 lifts, and Hunter Mountain’s nearly 1000 feet long tubing hill, a “no-skills” fun activity for the whole family. These are just a few of the fun activities that away you when you book your stay at Holly Lodge. Getting Around: Nearest train station is: Rhinecliff train station 30 minutes by car. Nearest bus stop: (162) Phoenicia- Rt 214 @ Church St – 33min drive. Other Things to Note: CHECK IN The check-in will be contactless and keyless. Before you arrive, we will send you the code to the door lock. PARKING Please feel free to utilize the entire driveway for your vehicles throughout the length of your stay - it can hold up to 6 cars. Note that we are not responsible for personal items left in your car. HOUSE ACCESS The entire house is yours for the length of your stay. Feel free to enjoy the private deck, fire pit, hammock, and seating areas around the yard. NEARBY There is a fire station nearby and you can occasionally hear the sirens go off. It's rarely a disturbance, but don't be alarmed. OUTSIDE GUESTS If you'd like to add an additional guest to the booking, please be sure to add them to the reservation or reach out to Stay at Lina team if your stay has already begun. We can typically accommodate up to the max number of guests noted on the original listing and no more. We cannot offer customer service for extra people who don’t have an official reservation through the platform, and any liability waivers won’t apply. NO PARTIES OR EVENTS SECURITY Stepping out of the house? Keep your belongings safe and secure by remembering to close and lock all the doors and windows before leaving the property. CHECK OUT Our check-out time is at 11:00 AM. Please make sure to do the dishes (it’s ok to place the remaining dishes in the dishwasher and start the cycle), take the trash out and close the door before leaving. Don’t forget to do a final walk thru of the house to make sure you haven’t left behind any personal items. RECYCLING Guests can leave the recycling items on a separate bag in the house. Cleaning team will take care of it after guests leave. ITEMS LEFT BEHIND Please note that we are not responsible for any items left behind. Lina will make every effort to search and find your forgotten items after you check out but we do not guarantee if they can be found. HOT TUB Our property does list a Hot Tub as an amenity and is typically available for use. In rare instances, a prior guest may mistreat the tub, requiring us to put it out of service until we can have it properly cleaned out. Because of this we don't guarantee its availability. Please note that we provide towels for the maximum number of guests the house can accommodate, these towels are also for the hot tub too. FRIENDS OF MOTHER NATURE Please note that we are located in the countryside, surrounded by trees and foliage. Although we have regularly scheduled pest control services in and around the home and yard, you are still likely to see a few insects or other living beings from Mother Nature. We ask that you do your best to keep outside doors closed as much as possible to limit the amount of outdoor creatures from sneaking in. PETS We love dogs and allow them in our houses, but please let us know if your are bringing your furry friend(s) along. Please understand that all of our furniture and decor is new and dogs are not allowed on the furniture or beds. You will be responsible for any visible wear or damage your dogs may cause. The maximum number of dogs we allow is two. REPAIRS AND MAINTENANCE We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/media equipment, stereo equipment or pools/spas. Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by our team, a maintenance service professional may be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE LINA WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES. Everything seemed recently updated. Plenty of towels and extra sheets/pillows. The kitchen didn't have everything we would have wanted, but everything else was great, especially for the price. The fire pit and hot tub were both perfect even though it was cold out in mid-November. Perfect little weekend stay! ##### Christine F. We had a couple minor issues that the property manager promptly responded to. Rooms were great, beds were super comfy. Unfortunately, the weather didn’t cooperate to utilize deck, yard and outdoor amenities. Would suggest pot holders, cookie sheets and baking dishes as we couldn’t find any. There was a coffee pot instead of the pictured Keurig, but thank goodness we found coffee as we brought pods. Overall great time was had by our group. ##### Debbie N. Every room included top of the line amenities (mattresses, tv's, showers, massive island, etc.). It was very clean and the hot tub was great! The problem was with communication/support from the host. There were problems as soon as we walked in the door and a lack of support from the host ended up making our stay disappointing. The slider was broken and would not glide easily along the track to close. The handle to close it was also broken on the outside making it nearly impossible to close. This became a huge pain as we needed to use it constantly to access the back deck. We spent too much time killing flies that entered as a result and getting frustrated every time we had to use it. The host never responded when I messaged about it. Four of the six tv's did not work. They sent me a list to complete to try to fix it, which would have included taking the tv off the wall mount to get to the back of it. We were not able to do this so this was disappointing and frustrating as well. The beautiful showers were also very confusing to use and we couldn't get the water to come out to enjoy a bath. You could see through the frosted window panes so we were uncomfortable when showering. There were several broken kitchen tools, only a few giant spoons (no teaspoons), and burners on the gas stove would not always light. Although it was a beautiful, clean home, our stay was disappointing due to these issues and a lack of support from the host. ##### Anne M. VERY clean and perfectly equipped to host a girls getaway weekend. The host was quick to respond and easy to work with. I would highly recommend for a weekend away in Windham. The house was less than 10 minutes from the mountain and all the restaurants & bars on the main street :) ##### Katelyn S. The decor is very modern and pairs all the comforts of home with the convenience and amenities of a hotel. Backyard is also beautiful and only wish was that fencing extended completely around the yard- with pets and small children it would have added additional security and peace of mind being the road is close in proximity. We’d certainly stay again and highly recommend! ##### Dawn M. Bedrooms and baths were great. The kitchen was spacious and allowed for cooking big meals together. The family room was small with minimal seating but we were able to make it work with a few temporary chairs we brought out of the bedrooms. ##### Steve N. Location was great as well for Windham. I would definitely stay again but suggest a few things 1) more detailed instructions sent prior to stay, including a contact # in case of problems and 2) more accessories in the kitchen for people who like to cook (or alert people to bring their own). There were tons of plates and cups but other essentials like serving plates, measuring cups, aluminum foil, etc were missing. With Covid, we cooked in and had to improvise. ##### Jennifer R. Sheets and blankets were soft and cozy, plenty of plates, cups, utensils. Bathrooms were filled with plush towels, shampoo, conditioner and body wash. Long, wide driveway can fit many cars (6).
