Our bedding & towels are all washed in hot water with free & clear laundry detergent for sensitive skin. We use cleaners & disinfectants to sterilize all high touch surfaces between guests. Kitchen/Bathroom: We provide extra Toilet paper & Paper towels along with coffee pods for the Keurig and laundry supplies complementary . We also have Seasoning & cooking oil, High speed blender, air fryer, toaster, pasta strainer, kitchen knives, high quality pots & pans, can opener, wine opener. The kitchen consists of a 8 person dinning set with large plates, small plates, bowls, cups, mugs. We also have a tabletop ice maker and Crib (pack n play) is available. We have a mini pool table and ping pong table, along with corn hole for games :) Bedrooms/Living Space: This house does have two king size beds and does work best for 4 people. However can be used for 8 as it does have two sleeper couches as well as a blow up king mattress. One being a pull out couch size full. The other is a twin size futon. Extra pillows along with extra blankets are provided upon request. We have 3 mini split heads for heating/cooling and a separate space heater. Hot Tubs/Game Rooms: We have a beautiful granite color hot tub with led lights and ultra powerful jets. The hot tub is private in our barn game room with privacy curtains. We also have an electric grill & a cute hammock with some outdoor furniture. The hot tub is private in the barn that is exclusive to this unit the entire space also includes a hammock, string lights and many games such as; corn hole, life size yahtzee, life size jenga, darts, life size connect four, mini pool table, large ping pong table, and many board games \*Washer and dryer is available in the other unit if needed for longer term stay we can make arrangements between reservations for you to use it please let us know in advance so we can do our best to accommodate you otherwise there is a launder mat down the road a couple minutes away. Guest access PLEASE NOTE: there is a downstairs unit to our home (unit A) that is occasionally occupied with a completely separate entrance so there is no disturbance and excellent privacy. When we bought this house, it was a full seven bedrooms and not very many large groups travel to this area so we decided to separate it with a wall and soundproof it making this into a duplex. Everything pictured is available for full access to the in laws suite only with no sharing involved whatsoever the barn is exclusive to this unit the hot tub and game room is only for this unit. There was a bit of confusion from some people surrounding this, so we just wanted to put in the clarification, that the downstairs unit has nothing to do with the in laws suite hot tub or anything pictured in our listing, all of that is only available for booked guests on this listing to the upstairs in laws suite unit B. The hot tub is fully enclosed in the barn with additional privacy screens around the hot tub for full privacy. We have never had a noise complaint between the two units. Quiet hours are at 10 pm every night until 10am. This is out of respect for the other unit Interaction with guests We’re committed to providing responsive, reliable support throughout your stay. I’m available 24/7 for emergencies and for late-night check-in assistance if needed. For general inquiries or requests, messaging hours are 10:00 AM to 1 AM with an average response time of 5 minutes or less. For extended early morning hours our local cleaner is also available Early Check-In / Late Check-Out We’re happy to offer early check-in or late check-out when available, as long as it’s requested and confirmed in advance. Half-Day Stays If the calendar allows, we offer discounted half-day extensions. Just send an inquiry and we’ll do our best to accommodate. Locked Out or Need Help? Glass-Free Policy for Safety To help keep all guests — especially those with children — safe, we do not use glass decorations or dishware on the property. If you choose to bring your own glass items, please do not bring them into the hot tub under any circumstances. Thank you for your understanding! Firewood Policy Guests are kindly asked to bring their own firewood. While we previously provided it, excessive and repeated requests led us to revise this policy. We appreciate your understanding. Booking Age Policy We do not have a 21+ age restriction. As long as the reservation is made by someone 18 or older, you’re all set to book. During Winter: We provide driveway snow plowing and clear walkways at the start of the reservation, in line with the winter safety guidelines. Please note: • Guests are responsible for clearing snow from their own vehicles (as is standard at most properties) • We recommend bringing a snow shovel, especially during heavy snow periods, though one is usually available on-site • The home has electric heating and a 40-gallon hot water heater for each unit — please allow time for hot water to replenish if several long showers are taken back-to-back in very cold weather. This has rarely been an issue, but we want you to be fully informed with regards to the fact that extreme winter tempatures do extend time to heat up the property in general. House rules Mail & Deliveries This is a short-term rental only. No mail or packages should be delivered to the property. Check-In & Check-Out Early check-in or late check-out may be available with prior approval. Unauthorized late check-outs will incur a $50 fee for every 15 minutes past the scheduled time. After 2 hours, a full-day rate will be charged to allow for proper cleaning and turnover. No Pets Allowed No pets of any kind are allowed. Due to a severe allergy, this is strictly enforced. If a pet is seen or suspected, a $500 deep cleaning fee will be charged and guests may be asked to vacate the property immediately. No Smoking Smoking is not permitted indoors. Violations will result in a $500 fee for odor removal and deep cleaning. Hot Tub Use Use of the hot tub is at guests' own risk. Damage or misuse requiring draining, repair, or deep cleaning will result in a $500 fee. No Parties Parties are not permitted under any circumstances, in line with the no-party policy. Signs of a party (decorations, excessive alcohol, confetti, noise complaints, etc.) may result in a $300 fee and immediate removal. Cleaning Expectations Please wash any used dishes and clean the grill after use. A $50 fee will apply if left uncleaned. Water Conservation Notice – Well Water System This home uses well water, which comes from a limited underground source—not a city supply. Because of this, water use needs to be thoughtful to avoid running low or losing water pressure. To help conserve water, please: • Keep showers brief • Avoid back-to-back showers • Only do essential laundry • Don’t leave faucets running unnecessarily Excessive water use can temporarily drain the well or cause low water pressure. In severe cases, the well may require a water truck delivery, which costs a minimum of $650, and there’s also a risk of damaging the well pump motor. Please do not move furniture around the property it scratches the floor and can damage the furniture as well. There’s a $25 fee per item moved. General Agreement By booking, guests agree to follow all house rules and understand that violations may result in fines and/or removal from the property without refund. The apartment was in a cute older house, nicely updated and set up for guests. Everything was nicely labeled to be easy to find. The hot tub was great as well! ##### Sarah H. We booked this place because we were visiting family in the town so mainly just used it for sleeping. After leaving the unit as we found it and following all directions in the binder left in the kitchen I received an email saying my $1500 deposit was being withheld. I immediately contacted the host Rebecca to ask if something was wrong. She didn’t know because she lives in Florida and has a “team” that takes care of the house. She assured me she would contact them and have an answer for me later that evening. I didn’t hear from her again until I contacted her again the next day. She said there was an electrical issue/water damage, something to do with an electrical outlet. That was as specific as she got, insisting that she had to have a licensed electrician come to the property before she could tell me what was wrong. I waited another 4 days for the electrician to come and then had to contact her myself again. I was told the electrician would be arriving shortly. That was the last I heard from her. Meanwhile she had rented the unit out to other people since the day we left. Rebecca labeled everything! The spot was so comfortable and welcoming. We loved everything about this spot. We loved the hot tub as well. The futon was so comfortable. My friend and I had the most incredible time at this beautiful Vrbo. The two-bedroom, one-bath house was updated, clean and has a great kitchen, offering a luxurious experience. The outdoor hot tub was the perfect way to unwind after a day of snowboarding. The attention to detail and comfort was truly exceptional. Response was quick when i had a question. The purple king size mattresses were appreciated. Its hard to find king size mattresses in a rental let alone 2 good quality ones. Lots of little details to make your stay more enjoyable like a sound machine in the bedrooms and night light in the bathroom. Kitchen was fully stock so you can cook meals. I feel with the obesity rate more than 50% for americans the furniture and bed frames could be more sturdy. The porch and steps leading to the door need to be replaced.
